In all due respect, and I do mean that, if you only consider what is
on the physical block and not across the street, etc., then I think
you will fail as an architect. Does the word "contextual" come to mind?

I have no assumptions. Do you work for Madison Marquette? A simple and
honest yes or no will suffice. BTW, I happen to like MM. I just think
it is good to know ehere everyone is coming from.

I said hotel or BB or residential. They are going to build condos
across the street, might as well have them here too. As long as they
are nicely designed. There has to be a buffer/step down from the
higher intense uses on the waterfront.

The community has a beach, and a boardwalk.
