I probably lean toward option 3 at this point but could be swayed toward option 2. I'd add in the $150k for improving the bike path.
Hartwell is not perfect, but what site is? I see the Hartwell site being very workable in the present and, if we can build more multi-family housing around the station, improve the multi-use roadside path along Lincoln Road, the site looks even better over the next 10-20 year timeframe. I'd love to move into a 2-bedroom condo at the station when I am 75 and be able to dine downstairs, take the train into Boston, and walk or bike to the community center along a smooth, wide path separated from vehicular traffic. I believe improving and further developing the "institutional core" of our town from Bemis Hall to the station is the best place to focus. And I say that as someone who lives along said corridor and who would feel the impacts, positive and negative, directly.
