High prirce rentals at > that. > Figure $500 a month goes towards taxes, if the property is owned free & clear that's $2400 per month going to the owner or $28,800 a year. What was the original price, $600,000? 4.8% return. You can get 4.8% on a one year CD, and not have to worry about a bank teller throwing a party in your CD. If the owner has a mortgage, he can borrow $400,000 at 6% for $2400 a month. He'd still have to come up with a $200,000 down payment to make up the difference. (BTW, at the original $3800 rent he could have borrowed $550,000, which is probably what the amount financed actually is.) The financials not working aside, who would want to start a lease down the shore in the middle of the season??? Yahoo! I've saiud this before - when things were really realy down, once council before they left, had free beaches - that was for around 3 weeks. New council killed it and killed what could of been a decent year for concessionaires. Crowds came - then disappeared just as quick. Problem was - who was going to pay for the lifeguards and upkeep of the beach?? There werent any taxpayers. Get a season pass. Then offer weekend "family paks" to day trippers. POP family weekends. We should be at the point now, and hopefully will soon, when people will come to the beach and be glad to pay a reasonable parking fee. BTW, I think it should always be reasonable. I wasn't always an old white guy with some bucks. I remember going to the NJ beaches for years with two kids, pay for the beach, pay for parking, pay for gas, etc. It was tough. Those were the only vacations I could afford for my family. A beach experience (in my book) can be one of the best memories for a family. It should not be so cost prohibitive. The beach should belong to all who respect it. I always made us go to buffets to save money. Ah, the old days, the Catskill Game Farm, Howe Caverns, four in an efficiency in the Red Ranch Motel. "I was checking out the demolition of the parking meter islands near the Pony. It looks like what will replace them will be double the width, and eliminate parking. Is this the case?" Those are the last "islands" to be worked on. It will look the same as the other avenues when completed. There still will be slanted parking spaces, however the road size will be more narrow. Take notice of the other newly constructed islands for an example. - Ahhh...imagining that irresistible "new car" smell? Check outnew cars at Yahoo! Autos.

Re: [AsburyPark] Re:what ever happened to - The Conspiracy To End Piracy
Hi Larry, Why no fines or notice of apparant violations still? They have applied to increase their ERP from 100 watts to 1.5 KW. Increases in the past have been rejected it will be interesting to see if this is granted. They also reversed their decision that the STA would "under no circumstances be renewed". The FCC is broke and broken. About a month ago they dropped charges against a pirate in Boston and they are on the air as a psuedo-LPFM running commercials. They can't seem to follow their own rules. Mike pistonen57 <[EMAIL PROTECTED]> wrote: The response is vague, but hints at violations and says it had nothing to do with programming content. I have done some broadcast work in the area and know someting about how radio stations and the FCC operates. From what I can see, the station could be trying to put the blame on the FCC (and you!) instead of taking responsibility for its own actions/inactions or FCC violations. I don't think the station is being honest with you, and don't want to say its their fault that they went off the air. But they went back on, so you should be back too. If they were still operating at 601 Bangs Avenue, then they were at the wrong location and height, much too high a height if you check their license. A broadcast station never can get away with that if they are caught, it changes drastically how far their signal reaches, causing interference to other stations. Did you know that? On the FCC site, under Field Notices, 2000 - 2002 NALs, I found the 2002 NAL they got for wrong height, location and not having EAS equipment. This I think is big. But they were at the same location and height in November 2006. Why wouldn't they have corrected that after all these years? They should have moved, or applied properly to get a change of height. At least they finally moved their transmitter and got "on air" status this year after getting away with that all this time! The FCC's response to Pallone also mentions something about requiring public files. This is a big issue too. It also mentioned radiofrequency radiation limits on the antenna and in the same paragraph, the station trying to avoild enforcement action and turning off their transmitter. This must have significance or they wouln't have included that. This is more than hinting at certain things, but if they are true, I think the station did the right thing in shutting off, but the wrong thing in holding it against your show. Do you know if their antenna was a hazard on the roof? I hope nobody was affected. I think fines take a long time to get issued, so I'm not sure you would see anything posted soon. I think the station owner's or manager's negligence is what caused your problems. If they're honest, I think you will get back on with your show soon. I hope to hear more.
