ReThinking Theatre

Hi Everybody,

I wanted to let everyone know about our upcoming committee meetings this
Saturday (details below) and to also let you know about another
informational meeting scheduled for later in February.

I hope you can make it to one (or both!) of our meetings this Saturday
if you think you'd like to get involved. Both are fun groups and
we're excited to get started. If you're not able to make it this
Saturday but still want to be involved, join our email list at
www.ReVisionTheatre.org and
you'll be notified of future meetings and events.

Our informational meeting later in February will give anyone who
hasn't made it to one of our earlier get-togethers, an overview of
who we are and our plans.

Please feel free to pass along our info and invite friends to any of
these meetings.

Thanks,

Tom

Recall that I was jailed 4 months ago for code issues with my porch

I've been informed that I may be sentenced to jail again this Friday
with virtual certainty.

I'd appreciate some leads to legal advice or resources regarding
municipal court powers, civil rights, code enforcement, selective
enforcement, etc.

Thank You - Werner

"AP has zero tax base (minimal)"
Then they should stop with all the abatements? And maybe re-assess
so that we are all paying our fair share?

Take this house, for eg. It is comp to mine, sort of, same
neighborhood.. And they pay $3000 less than I do. I have seen big
houses that pay less. (BTW- I have asked b4 and if anyone has been
successful challenging their taxes, please let me know)...

Taxes: $4,094.00

Housing slump hitting MOT?
by Ronald Leir
Sunday January 20, 2008, 5:32 PM

Fallout from the nationwide housing slump has struck Bayonne's
Peninsula at Bayonne Harbor.

Developers of the Harbor Station North District at the Peninsula,
formerly known as the Military Ocean Terminal at Bayonne, are seeking
approval from the Bayonne Local Redevelopment Authority to switch from
for-sale to rental apartments.

Josh Sternberg, vice president of development for Roseland/Bayonne
LLC, partnered with Fidelco and S/K Bayonne Associates, to build 447
residential units at Harbor Station North, said that the team was
looking for the "flexibility to use rentals."

"We're being responsive to the current (housing) market conditions,"
Sternberg said. "The sale market is struggling but the rental market
is quite strong. So that's motivated us to move forward (on the
proposed switch) as quickly as possible."

How many units will be rentals and how many will be sold? "We'll
probably let the market drive that," Sternberg said.

7% of our property taxes go to the schools, the rest is state
money...

But think about is, my house is less than 1200 feet.. I only pay
slightly less in property taxes than my parents do for a 4 bdrm, 4
bath house in Bergen County (on 2 acres). In that district, 90
something % of the kids are proficient and 88% of the costs are born
by the town.

See nifty interactive map:
http://www.nytimes.com/interactive/2007/12/11/nyregion/20071212_JERSE
Y_GRAPHIC.html

So, if my $$ is not even needed for the schools should we not pay
lower taxes? Oh, crap, I forgot about the 108 cops :)

For resale too it stinks bc a lot of the new condos got a tax
abatement, right? I do not have such an abatement.

Yes, clearly it is the proximity to the city that is the draw, while
here it is proximity to the ocean. The question that I was asking
was... What finally made the school system turn around and start
putting up some decent #s. According to this article, Hoboken is
still in the Abbott Program and most of the students who attend
public school are poor.

[AsburyPark] Census Tracts

2008-01-21 Thread Jennifer
Mario,
According to the Census Bureau, tracts are Census "tracts are small,
relatively permanent statistical subdivisions of a county. Tracts are
delineated by a local committee of census data users for the purpose
of presenting data. Census tract boundaries normally follow visible
features, but may follow governmental unit boundaries and other non-
visible features in some instances; they always nest within counties.
Designed to be relatively homogeneous units with respect to
population characteristics, economic status, and living conditions,
census tracts average about 4,000 inhabitants."

There are 65,443 census tracts in the United States. Then there are
metropolitan statistic areas (MSA). Monmouth/Ocean is an MSA and our
median incomes are based on data for all the tracts in both
counties. It is interesting because there is such a variation
between towns and areas in the two counties, but they're stuck
together probably forever.

We use FFIEC a lot. When someone is going to buy a house, I run it
through FFIEC first. Then if it is a census tract, I dangle the
opportunity for a CRA loan to my lenders. Lenders usually portfolio
their CRA loans rather than sell them so they can make a lot of
concessions. Most will discount the rate, waive PMI and lower
closing costs.

Jennifer

Hoboken was pretty bad too, until recently. I wonder what happened
in Hoboken to finally turn things around in the school. Anyone know?
As Hoboken is another historic city that went through
gentrification, although never quite had the crime rate/poverty that
AP has/had. The gentrification of Hoboken, I believe, started in the
80s. By about 2000, all the yuppies were there in very expensive
apartments ... You can see the scores below have only just started
to get better. Was it just that only young people lived there until
recently, and now families live in Hoboken too, and those families
demand better schools? Or did something else happen?

Grade 11

Language Arts Literacy
 83% (2006)
 77% (2005)
 65% (2004)

[AsburyPark] Re: Abbott $

2008-01-21 Thread rook782
I wonder if the kids are aware of how much a year is spent on each of
them? It would be an interesting survey a teacher could conduct with
his or her class.

Maybe the school district should spend a day showing them how much
that money would buy in the real word, compare it to other schools,
the median household income in Asbury Park vs other towns, etc.

Why don't we ask them to compete in grades and rank with the other
schools? Like you are all on the same team against Red Bank.

2008-01-21 Thread fancypaaantz
It makes me angry. All that money they are spending, not to mention
my property taxes are $7200 for a tiny house, and the scores are
horrible... And if I have kids in the relatively near future, I
cannot send them to school here. So I would either pay super high
property taxes plus private school tuition or move. Jees, with the
money they are spending, they could almost hire a teacher for every
2 kids!

New Jersey schools > Asbury Park schools > Asbury Park School
District
