the good school systems  = higher priced homes (that's what they
say...). 
Ex: Holmdel has an excellent school system, and you pay extra for
that 
or..
Interlaken has no school system so you pay more...for that...

What's driving people awayPROPERTY TAXES. The burbs are lacking
(most are) a commercial center / office complexes to help pay the high
cost of government and schools with no cap in the future. So when
you're kids head off to college and that new 5-7,000 sq ft house (or
more) becomes a 30k tax bill and 5k a month to heat and 12k a month
mortgage, you might wake up

and head off to a 2 bedroom condo with all the features...or where I
went visting in Fl the villages - a giant frat party for the over 55
crowd. 5 sq miles, close to 4 million sq ft of retail, 2 town
squares where happy hour starts at 5pm where 80% of the people don't
leave the gates and drive around in golf carts vs cars. Florida's
friendliest hometown...

Expected to grow from 70,000 people today to 105,000 to 120,000 by
2012 140,000 by 2015. Why?

Avg 2 bed/2 bth home $154k today (less if you want less, more if you
still need more..)

After a few days watching the semiretired o retired having a great,c
arefree time - it's a scary look into the future. Lots of studies have
been done about this particular community...

the friendliest community has distinct villages, a developer who
some claim is only in it for themselves (the family of the founder),
home owner associations, property owner associations, architectural
review boards (some people have to add on.. can't leave well enough
alone), a radio station, tv station, paper, churches, pools, rec
centers, golf courses, gates etc etc...

5 sq miles. AP is a bit more then 1.

Not that I want to be stuck in the middle of florida but there is ONE
exmaple of an affordable retirement community - why struggle to pay
up to nj property taxes? Especially if you can't afford it.

[AsburyPark] Tenants Rights Seminar

Hey All,
 
The Community Health Law Project and Ocean Monmouth Legal Services 
are hosting a free tenants rights seminar on Thursday January 22, 
2009 at 6:30 for the community. Another attorney and I will be 
discussing the rights of tenants in New Jersey.  We will briefly 
touch on Section 8 tenancy  and housing authorities as well, and we 
will take questions at the end.  

If you are a tenant or own property, you should consider attending. 
My office is overwhelmed with people losing their apartments or being 
taken advantage of by unscrupulous landlords.  Also, landlords will 
be given a overview on the proper procedures to evict people.  New 
Jersey has some unique laws pertaining to landlord/ tenant 
relationships. 
 
The City of Asbury Park is co-sponsoring the event and will be 
providing refreshments.

It's one thing to defend something you believe in. What you are doing is 
something entirely 
different. You judge and attack people. And whenever possible, you attacks 
include 
proclaiming that it's all liberals fault and blah blah blah.
What you lack is the ability to be objective, and you also refuse to admit that 
there's 
something wrong with America.
Guess what? This country is a mess right now, and it doesn't look like it's 
going to become 
any better anytime soon, if ever.
I thought of a metaphor this morning that makes me think of you.
In a way, I think the way people drive on the GSP and NJ Turnpike is a little 
glimpse into 
what conservatives have done to America. What do I mean?
Well, conservatives don't want people to be governed. They want America to be a 
free for 
all, where people govern themselves. And on NJ highways, we currently have 
practically no 
enforcement of speed limits, and people drive like crap. They tailgate. They 
are angry. 
They act entitled, as if going 90 mph is their right. This morning, I briefly 
went into the left 
lane, going 80, to get around a text messaging person that was a menace on the 
road. 
And what happens next? Some old guy in an SUV comes up behind me going probably 
90 
mph and starts tailgating. He wants me out of his way, despite the fact that 
there isn't an 
opening for a few more cars. He gives me the finger. He does everything except 
run me 
off the road. Finally, I get into the right lane and this guy floors it past 
me, and gives me a 
look that basically said I want to beat the shit out of you and away he went. 
He had a W 
bumper sticker. I guess he was also upset about my Obama sticker.
So what do I mean by all this?
Here in NJ, our roadways are a mess with out of control drivers who think they 
are entitled 
to their shitty, selfish driving. And here in America, our country is a mess 
because for the 
past 8 years, our president has been asleep at the wheel, and our citizens are 
becoming 
more and more selfish, self centered and disconnected with the meaning of being 
part of a 
once great country. We need government to keep us in line, because just like 
our out of 
control highways, unless there's somebody out there to keep us under control, 
we'll make 
a mess out of everything, because we'll take advantage of the system.
Now the mess that America has become is dragging the rest of the world down 
with it.
And behind the scenes, we have people like you...more interested in your own 
agenda 
then the bigger picture.

Great info!  Wasn't online for 2 days, but watched an expose' that
dealt with homeowners and renters being evicted from homes!  (News 12
NJ).  Very sad, in the case of renters who are paid up only to be
given eviction notices because the owner defaulted.  It's against the
law to evict a renter, simply because the owner defaulted.  Didn't
know that and renters should attend whatever workshops available.

When school closed for the holidays, a disabled woman, renting told me
a story about her landlord not providing heat.  This was when the temp
was down to 14-19 degrees.  I advised her to call Fair Housing in
Freehold and to file a complaint with the Asbury Park Police, for the
record.

Also Code enforcement in City Hall should have been notified.  It's
criminal to deprive someone of heat and/or hot water!  The lady didn't
seem to know what her options were.  She is on Section 8 and I
informed her that Uncle Sam had already paid her rent, so under the
law, she should complain to them, also.  Code Enforcement will send a
representative over to the address and survey any violations, contact
the landlord and give them X days, hours or whatever to fix these
problems.

The landlords an idiot for not providing heat - if pipes go, it's 
more problems. BUT...

just because she is on section 8, doesn't mean the landlord is 
responsibile. On the section 8 forms - there is a clear list of who is 
responsbile for paying for heat etc. Section 8 case worker, tenant and 
landlord all sign the papers.

I now have three section 8 tenants. Beats chasing down non section 8 
tenants for rent - so far. States paying about 90% of the rent. And in 
addition to getting a CO from the town, section 8 does an inspection as 
well. Actually in OT, we have three - fire dept, health dept for co and 
for section 8, the section 8 inspection.

I don't blame all Liberals for anything. I blame liberals for being extremely 
naive and never, ever, ever taking responsiblity for anything! We are where we 
are because Clinton, Barney Frank, and Dodd relaxed the requirements allowing 
anyone to get a mortgage. But the blame goes to Bush how is that? Well he could 
have changed it but then he would be holding someone down!

The same goes with all forms of credit. Why is it nobody is responsible for 
their own actions???  Everyone is a victim. Have you heard anyone say well I 
didn't really read the contract? NOPE! SOMEONE ELSES FAULT NOT MINE!
The American dream is within everyone's reach. You KNOW that is not true. You 
have to make it happen yourself. 

Obama is the first black president and there are people on this list that think 
things are going to change. I don't know about you, but I have always lived 
with a white president and not a friggen one of them did anything for me!

When people make remarks about this country for no reason based upon some 
reverse-red neck philiosphy I won't stand for it. I am damned tired of hearing 
this country is a fascist country that holds people down. Really, really tired 
of hearing it.  If you won't get off you ass an get an education and then have 
the nuts to blame the government or white people I WILL NOT STAND FOR IT! When 
I ask how immigrants, with an education, come into this country and do better 
than those born here there is no explanation. Just rants. Why? 

It is ONLY conservatives that spent more than they could afford and live beyond 
their means not Democrats. Get with it will you.

I only see the big picture and entitlements are not the way to proceed on this. 
Nor is bailing everyone and everything out. 

The country is where it is now because everyone had a good old time the past 10 
to 20 years spending money they didn't have. So the solution is bail them out, 
give them more credit so they can do it again and get further in debt. Do you 
think that will work?  We will eventually become a secondary country to 
countries like China and India that value education, save money, still have 
family values, and have the hunger to succeed that this country lost decades 
ago. These people don't bring mommy and daddy with them for college and job 
interviews. 

Over the next year you will increasingly see the quality of life in this 
country diminish. I am already seeing it. You will see the selections in every 
type of store decrease to almost the point where all they will sell is 
necessities similar to the way things were in the 60's. 

You will see this in your lifetime and what happens in Asbury Park will be the 
least of your worries.

alot of people buy a lot of junk they really just don't need. That

Mario,
The article is interesting and could be valid except we are missing a 
very necessary component unless the childless households are also 
retired.  We do not have enough local industry in Asbury Park to 
support all of its residents.  There are very few large scale walk-to 
jobs.  Back in the day, Asbury Park had the phone company and the gas 
company.  We do not have those types of jobs anymore.  

I would love to live and work in the same city.  I would love to stop 
driving except when absolutely necessary.  In order to create that 
type of city, we need to lure larger employers here.  We have the 
buildings.  We have the trains and we could have better buses or an 
in-city transit system.  

For a city to be healthy, it needs to have a balance of incomes.  
There needs to be affordable housing and reliable affordable 
transportation for the lower income workers.  It really does need a 
good school system for the middle and lower income workers because 
otherwise it won't have balance in the distribution of the 
population.

AP has a lot going for it especially location and the small town 
disguised as a city aspect.  It is on a major transit route.  It has 
one industry in tourism and entertainment.  I also has small 
businesses and local professionals like Realtors, lawyers, doctors, 
etc.  It does have the state office building too.  That is definitely 
a half-full glass.  If we want to fill the glass to the top then we 
need to attract larger businesses.  That isn't impossible.  There are 
great tax benefits for a business to open AP facilities.  I looked 
into doing that when I was at Bank of NY.  We were going to relocate 
our Manasquan operations office and our Bradley Beach branch to Grand 
Ave.  We did that in Newburgh, NY and it made sense to do the same 
here.  I don't know too much about schools so I'll leave that up to 
those who do.  I do know communities.  They work best when there is a 
mix.  That is especially true for smaller cities.  I think the glass 
could fill up.

For a city to be healthy, it needs to have a balance of incomes.  
There needs to be affordable housing and reliable affordable 
 transportation for the lower income workers.

another issue. That is if you include all the apartments and condo 
rentals. Depend how you count.

It really does need a  good school system for the middle and lower 
income workers because  otherwise it won't have balance in the 
distribution of the population.

Check out thevillages.com (I looked at this place as a weird version 
of AP - but it's 5 times the size...) They even have a farm that 
people spend time growing food for the local food banks...

He gives a good interview.

Of the reasons the paper grew is that those increased pages may be 
attributed to the growth of the area - like the advertising done by 
Madison Marquette and the businesses on the boardwalk (the ones that 
aren't needed for AP to grow...) and the various businesses that come 
and go in the area.

Well done. I can't find the description I had a few weeks ago of 
guidelines for newspapers  - content vs. ads. But people do pick up 
the paper - either to see the ads and to scan the content.

I still think he bring in a few extra $ easily, no extra staff, 
adding his old content on the web.
