Did they set a time line as to when this is going to get started? Is it realistic to think that the majority of this constuction will be completed by the summer? --- In [EMAIL PROTECTED], wernerapnj [EMAIL PROTECTED] wrote: Last nights Planning Board hearing was a mixed bag. Of the 3 biggest issues: - Public Restrooms - Right-of-Way encroachments - Architechture The board focused on the restrooms. - The applicant reluctantly agreed to provide accomodation in the 'Pool Club'. One board member rightfully observed that 'it would cut into their square footage'. So public sidewalks are being made smaller again. Architecture was hardly thought about. - The recommendations of the TRC were rediculous, one pavilion is going to gave a mix of awning styles. Imagine your home with wavey, round and straight awnings all at the same time. - I did have a success with the 3rd Ave Pav however it is considered 'temporary'. So the perminant building get bad architecture and the temporary one gets good architecture - go figure. The Pool Club gets a wall of bamboo and murals.. Regarding the 5th Ave Pav - Its a loss, in spite of my testimony that their proposal violates the Plan it is getting re-modeled. - The Historical Society was of no help - The President left the meeting before the issue ever came up. There was no answer to my question of 'Why are they not restoring it'. Public comment was weak. Parking lots are also to be created on vacant lots. - The biggest issue is lighting. High intensity Metal-Halide figtures pointed at 45 degrees. Blinding, intrusive, industrial park lighting. If all involved really wanted the best for Asbury Park I would not have to attend these meetings and comment on issues such as those. A good planner/developer/architect takes care of them BEFORE getting to the approval phase. Asbury Park is lost at sea Werner Yahoo! Make a deal with Metro, or whoever steps into their shoes, to complete the parking levels for use and allow them to retain the residential right for the future. [AsburyPark] Re: any work on the 72 hours?
Not sure what to make of the Metro situation. If they were planning a return, they should be very vocal. The lack of comminication with those who placed a deposit makes me question. On the other hand, if they were to let the project go, they should be quick to return the funds and get this closed up asap so people are not worried about the other projects. They rode the wave of the press with the project start and they can expect the same wave if this gets ugly. Allan, they have already sent me a letter promising to return my deposit regardless of the outcome. It is fair to question how this work stoppage was mishandled with people under contract and in their lack of communication with the city. I believe Dean is trying every possible angle and exhausting all of his resources to get back started again, but I am not sure if that will be enough. Maybe he should make one tower a hotel? I would imagine that the start/stop/start nature of this project if it does start again will make it an uphill battle for Metro to sell, as well as the horrible environmnet surrounding the real estate market right now. They would need to make another huge push this Spring.hopefully with MM getting events on the boardwalk, a vibrant downtown and other positive activitiy on homes within town the city will carry itself through this difficult time. AP has location, location, location...I don't know enough about the political / asbury partners issue to comment in an informed manner but it is clear that they have mishandled this redevelopment project and I think the blame needs to be placed squarely on them. John, I sent you a private email regarding Metro's promising return of deposits for any who want them. I am told the money is safe. I can't say much now, but the final word on the Esperanza may not have yet been written. All I will say that the way Metro has handled the halting of the work was wrong. They have been silent with the public and the city. The credit problems out there are real. That I know without Metro. So without giving up anything, maybe we are a little, and I mean a little, patient with Metro. Perhaps we can salvage something here. Thanks Dan. As we discussed, we actually received a fax late yesterday afternoon stating that they are willing to return the money.my attorney called me with the good news this morning. The letter also stated that they believed that this is a temporary work stoppage and something to the effect that they are not obligated to return the money at this pointbut that they will. All that is required is a simple signature on a release. I Metro could keep the money tied upin my opinion offering to return deposits at this point is a stand up move on their part. I hope that this project in back under way in its intended form very soon, but as every one is well aware the banks are being very selective on projects they are funding. As I have mentioned in the past I am new to the area.did someone mention that the rides were removed in AP? I'm genuinely curious. Werner - Do you any input about have that crappy sewer building got approval? When? By whom? and is rook right about the potential for flipping. == Asbury Park's system is one of the earliest in America, very high technology for the time. The entire system is based upon gravity flow, water runs downhill to the lowest point. Since the Ocean presented a large 'waste basket' all pipes converged at Ocean and 8th Avenue for discharge into the sea. Subsequently, a treatment/filtering plant was built at that site (between Ocean Ave and the Boardwalk) to provide cleaner output. When that plant was deemed obsolete the City was faced with difficult choices. The existing Plant site was too small to accommodate modern standards, yet that is the place where all the wastewater ends up (remember gravity) Options included building Pumping Station and new pipe to redirect the flow west to the site of the current 7-11 on Main St. From there it could be pumped to Ocean Twp's Treatment Plant to the North. No thank you said Ocean Twp. With Redevelopment in the works it was decided to take all of 8th Ave between Kingsley and Ocean for a new plant site. It cost nothing since it was a public road. Also Ocean Ave was being closed entirely in the new redevelopment plan which added a few more feet to the site. A new ultra-modern plant was built with capacity to accommodate anticipated development. It is primarily underground and uses active digestion to clean the wastewater. A surface plant of that capacity would take several acres of land. As to the part of the building in the former Ocean Ave (a loading dock and sludge pit), yes it could have been relocated, however all the space around the Plant has since been designated for development making the issue moot. Note also that the building was designed to support parking on the roof. Work is currently underway to enhance odor control. Werner City Historian in Exile Porch Baumgartner Yahoo! They kept sending me a sample, and I kept telling them I wanted proof that one was purchased. They gave me several excuses, but no bond, so I took my client out and got her money back. This is a huge turn of events for the AP waterfront and I feel the final outcome is going to be highly dependent on how the banking, retail, and housing markets rebound..everyone seems to be sitting back and waiting. As they saytiming is everything, very bad timing for Metro. If this project is not a viable one for Metro, how could it be for others? I guess if it is forclosed on a new developer could come in and try to steal the property from the bank for pennies on the dollar? You would think whoever is financing Metro is going to take a major hit? Once the project is foreclosed on, if that is its fate, the new developer is most likely going to have a difficult time getting the same 70 contracts signed.70 out of 224 at this stage of contruction and in this market would seem to be a reasonable number. On a cost per square foot basis they were also getting a pretty high number, especially the units with an ocean view. I am personally still committed to the area and the main draw for me has been what has been done away from the waterfront with the arrival of entrepreneurs who have opened unique shops and great restaurants, as well as the people that have come in to the community and have bought or rented homes and have restored them to their original beauty. What is scary for me is if the economic slow down will create a siutation where things could actually move backwards in AP.this is one hesitation. As Dan S has pointed out, AP partners also plays a big role in the viability of the redevelopment and unfortunalty with them still in the picture this also makes me nervous. I wish they would just sell out at a reasonable profit and move on! We should start wearing t-shirts saying Stop being Pigs Partners or something like that. Them actually trying to be pigs is actually working against them as it is inhibiting the growth and activity in the area. What a shame. it was very nice, they have created a funky and bold boutique hotel feel through out the lobby.this theme is carried out through the hotel. The beds are comfortable...a little on the firm side...everything in the rooms in brand new from the carpeting, wall paper, bathroom fixtures, furniture, flat screen TV's etc. Last time the Berkely subject came up on the board I know there were many that felt the look of the inside was not appropriate for the Berkely. The service was friendly and profesional however you can see that they are still working out some bugsan example is that the machine that programs the keys was down and we had to be let into our room by one of the employees, when we checked out the issue had been resolved. The hotel is still missing an operater for the bar and restaurantI am not sure they have a liquor license? [AsburyPark] Re: Asbury Park Jam
Sharon, the fund raiser comment triggered the Newman connection. we have plenty of capacity in out plant to accommodate additional Jam productionthe trick is getting it to market. there are a few ways we get product to market 1)you can develop a brand and go directly to retailers and pay slotting feesvery expensive. 2)private label: you can pack for supermarkets with their store brand, for instance packing a Kirkland Signature item for Costco or packing Jammin for Wegman's. 3)contract packing: you can contract pack for other brands such as a Classico, Tostidos, Barilla, Newman's Own, etc. The most difficult way to go to market is by developing a brand as it very costly and there is a risk factor if the brand does not succeed. Mario, Are you suggesting a Jam with salt water taffy in it? Just about anything is possible from a manufacturing standpoint... [AsburyPark] Re: New planters around Convention hall, and Bradley park side of Ocean ave.
Great posts the last 2 days! Not sure if I like the planters as I have not seen them. I will be in AP tommorrow for a meeting and will take a look. I am up in Rochester with the Wegman's guys.we just starting packing a new organic strawberry and raspberry jam for them under the wegman (Jammin) label...65% fruit and significantly less calories of the typical jams in the market loaded with sugar / corn syrup, extenders, etc. --- In AsburyPark@yahoogroups.com, charlie [EMAIL PROTECTED] wrote: Typical uninformed, Ra-Ra cheerleader attitude. Details are the difference between a great job and just 'doing something'. Werner Werner! How are you accusing this person of being a cheerleader?? They said MM has the money to make things look nice, and that they are doing it. They like the planters, thats a crime??? It's not their fault you don't. Nothing i've read has anything to do with the attitude your trying to spin on this. Anything is better then nothing No one is claiming that from what i've read so far.. __ Do You Yahoo!?
