based on the fact that I was under contract and that they have not 
reached out to me I guess you can't be optimistic about 
them getting anything started anytime soonlooks like Dean got in 
over his head.

hopefully the momentum MM will create on the BW will direct people's 
attention away from a stalled out contruction site...

 Parking lots are also to be created on vacant lots. - The biggest 
 issue is lighting. High intensity Metal-Halide figtures pointed at 
45 
 degrees. Blinding, intrusive, industrial park lighting.
 
 If all involved really wanted the best for Asbury Park I would not 
 have to attend these meetings and comment on issues such as those. 
A 
 good planner/developer/architect takes care of them BEFORE getting 
to 
 the approval phase.

I realized after I hit the send key that contruction was probably not 
the right term.

I believe you are correct...marketing, weather, fun and the ocean will 
make this succussful.  Design elements / the type of facade they put 
on a building will be much less signicant although I can understand 
the concern.  

MM needs to get Live Nation / The House of Blues on boardthat 
would make a HUGE impact.

as I said in my original post there were at least 8 police cars in 
front of a house on the corner of 5th..looked like a scene out 
of CSI Miami (with cold weather).  Hopefully it wasn't a 
murder.maybe Tilleisdead read my post and is trying to stir 
something up on APP.com? 

I was driving around with my wife on Saturday and she suggested I 
ask about this on the board as she was curious as to what was going 
on there.  I am sure if it was murder it would already be all over 
the press.  Does anyone know if there a way to get a definitve 
answer to this so it can be put to rest?

It is obvious that he is trying to scare people away from AP and 
that he has a vendetta.

I can understand if he has issues with certain people in AP based on 
past experience, but he should address them specifically instead of 
trying to take down the whole city with his negativity.  There are 
many people in AP that have invested their hard earned money here 
and what he is doing is damaging to AP.

As a business owner you would think he would be sensitive to this 
and the potential harm he is causing business owners and residents

this makes a ton of sensefor the reasons listed below as well as 
the fact that if that partially built site sits there without 
activity, it will lead many outsiders who are potential condo and /

I was driving around town today and saw: 

1)lots of fire trucks and an ambulance at the eastern tip of Deal 
Lake...looked like they were trying to retrieve something or someone 
from the lake?  Maybe just training?

2) about 8 - 10 cop cars outside of a house on 5th between bond and 
emory.they had the house taped off with yellow police tape and 
number evidence markers stuck in the ground?  I am guessing a drug 
bust?

after reading the MM press release it seems apparent that they must 
have derived many of their proposed objectives from this yahoo 
forum...let's hope they read your above post as well. keeping the 
kids busy is so important, I was in the arcade on the boardwalk this 
summer a few times and the local kids working there really seemed to 
take pride in their work and were also having fun while doing so.

Not sure what to make of the Metro situation.  If they were planning 
a return, they should be very vocal.  The lack of comminication with 
those who placed a deposit makes me question.  On the other hand, if 
they were to let the project go, they should be quick to return the 
funds and get this closed up asap so people are not worried about 
the other projects.  They rode the wave of the press with the 
project start and they can expect the same wave if this gets ugly.  
   


Allan, they have already sent me a letter promising to return my 
deposit regardless of the outcome.  It is fair to question how this 
work stoppage was mishandled with people under contract and in their 
lack of communication with the city.  I believe Dean is trying every 
possible angle and exhausting all of his resources to get back 
started again, but I am not sure if that will be enough.  Maybe he 
should make one tower a hotel?

I would imagine that the start/stop/start nature of this project if 
it does start again will make it an uphill battle for Metro to sell, 
as well as the horrible environmnet surrounding the real estate 
market right now. They would need to make another huge push this 
Spring.hopefully with MM getting events on the boardwalk, a 
vibrant downtown and other positive activitiy on homes within town 
the city will carry itself through this difficult time.  

AP has location, location, location...I don't know enough about 
the political / asbury partners issue to comment in an informed 
manner but it is clear that they have mishandled this redevelopment 
project and I think the blame needs to be placed squarely on them.  
Let's pick up the pieces and move on, there is so much potential 
here..if Asbury Partners is in default they must go!

 John, I sent you a private email regarding Metro's promising 
return of deposits for any who want them. I am told the money is 
safe.
 
 I can't say much now, but the final word on the Esperanza may not 
have
 yet been written. All I will say that the way Metro has handled the
 halting of the work was wrong. They have been silent with the 
public
 and the city.  The credit problems out there are real. That I know
 without Metro.
 
 So without giving up anything, maybe we are a little, and I mean a
 little, patient with Metro. Perhaps we can salvage something here.

As we discussed, we actually received a fax late yesterday afternoon 
stating that they are willing to return the money.my attorney 
called me with the good news this morning.  The letter also stated 
that they believed that this is a temporary work stoppage and 
something to the effect that they are not obligated to return the 
money at this pointbut that they will.  All that is required is 
a simple signature on a release.  I 

Metro could keep the money tied upin my opinion offering to 
return deposits at this point is a stand up move on their part.  

I hope that this project in back under way in its intended form very 
soon, but as every one is well aware the banks are being very 
selective on projects they are funding.  As I have mentioned in the 
past I am new to the area.did someone mention that the rides 
were removed in AP?  Ever since I stepped foot in this place I feel 
like a have been on the sickest roller coaster ever invented!! 

esperanza-less..maybe not?  who the @#$% knows!

 Asbury Park's system is one of the earliest in America, very high
 technology for the time. The entire system is based upon gravity 
flow,

 With Redevelopment in the works it was decided to take all of 8th 
Ave
 between Kingsley and Ocean for a new plant site. It cost nothing 
since
 it was a public road. Also Ocean Ave was being closed entirely in 
the
 new redevelopment plan which added a few more feet to the site.
 
 A new ultra-modern plant was built with capacity to accommodate
 anticipated development. It is primarily underground and uses 
active
 digestion to clean the wastewater. A surface plant of that capacity

 space around the Plant has since been designated for development

nothing from metro yet.hopefully this will not drag out too long 
for the sake of the people who believed in AP and Metro enough to 
put deposits down on the Esperanza or the citizens of AP who have to 
live with the eyesore of an inactive contruction site.  This is a 
huge turn of events for the AP waterfront and I feel the final 
outcome is going to be highly dependent on how the banking, retail, 
and housing markets rebound..everyone seems to be sitting back 
and waiting.  As they saytiming is everything, very bad timing 
for Metro.

If this project is not a viable one for Metro, how could it be for 
others?  I guess if it is forclosed on a new developer could come in 
and try to steal the property from the bank for pennies on the 
dollar?  You would think whoever is financing Metro is going to take 
a major hit?  Once the project is foreclosed on, if that is its 
fate, the new developer is most likely going to have a difficult 
time getting the same 70 contracts signed.70 out of 224 at this 
stage of contruction and in this market would seem to be a 
reasonable number.  On a cost per square foot basis they were also 
getting a pretty high number, especially the units with an ocean 
view.  

I am personally still committed to the area and the main draw for me 
has been what has been done away from the waterfront with the 
arrival of entrepreneurs who have opened unique shops and great 
restaurants, as well as the people that have come in to the 
community and have bought or rented homes and have restored them to 
their original beauty.  

What is scary for me is if the economic slow down will create a 
siutation where things could actually move backwards in AP.this 
is one hesitation.  As Dan S has pointed out, AP partners also plays 
a big role in the viability of the redevelopment and unfortunalty 
with them still in the picture this also makes me nervous.  I wish 
they would just sell out at a reasonable profit and move on!  We 
should start wearing t-shirts saying Stop being Pigs Partners or 
something like that.  Them actually trying to be pigs is actually 
working against them as it is inhibiting the growth and activity in 
the area.  What a shame.

one other point to add which Werner often points out...the 
redevelopment plan needs to be redone and more balanced..it 
seems that the 3,000 condos was not realistic and is also not the 
best utilization of the available space.

That is very interesting.

My attorney made one of the conditions of the contract that I would 
not have the deposit money go into a bond, but rather stay in an 
attorney escrow account.  He recommended we stay away from the bond 
because he had a client who was involved in a failed precontruction 
deal and his client had his money in bond..it was very difficult 
to get the deposit money back.

No doubt it would!  You would have to think that people may be 
hesitant already.word travels fast and this was a very high 
profile project.  I believe his other bigger projects such as Gull's 
Cove is near completion with a very high percentage soldnot sure 
about Trump building in JC or Metro Stop in Hoboken.

If he does the right thing that may help salvage his reputation.  I 
lived in Hoboken for 7 years from 92 - 99 and Metro put up the best 
quality construction in town.  

Dean not notifying his clients under contract of the work stoppage 
didn't sit well with me.

I am not exactly sure how to replyI find quite a bit of this 
funny, especially the name contest, on the other hand I feel very 
shaken and also saddened by the situation.  Of course I would like 
my money back, but I would like even more to have this project seen

It was also upsetting to see the generalizations that I read this 
morning on a post about the people that would be attraced to this 
building.  

I really consider myself a very down to earth and caring person, to 
be stereotyped as someone that could give a shit about a community 
because of that fact that I can afford a luxury condo is 
disturbing.  Buying a lifestyleyes I am not afraid to admitt 
that I would like a pool and a game room to entertain my friends as 
well as be steps away from a beautiful beachhopefully with no 
human shit left on it.  I would like to do my tequilla shot either 
pool side or at the beach bar...that is a lifestyle I find very 
appealing.

I am also being realistic, if this does't come through we are in a 
buyers market for at least the next 6 months so I can look for 
something elsehopefully with my deposit returned and in my 
pocket!

Depending on how this turns out I may ask you to show me stuff in AP.  
As much as like the idea of locking my door and not worrying about 
anything with a condo, I feel I would be bored in Long 
Branch.almost like living at Boardwalk Disney.  

I am not fond of either of the 2 other condo projects in AP 
either.although I may be willing to look at North Beach.  Maybe a 
house in AP or if some loft type space becomes available on Cookman or 
in that area?  I have to wait for the dust to clear and regroup!  I am 
still in shock and also very dissapointed, my family and I were really 
looking forward to moving into the Esperanza this summer.I am not 
looking forward to breaking the news to my 6 year old!

I would also like to thank those on the board who have reached out to 
me and those I have reached out tothanks for being so helpful and 
supportive over the past 6 months.  What a Fuc**ng roller coaster 
ride!!

We pack their pasta sauce as well as their salsa.  We also pack their

I was at the show as well, it was great especially the second half. 
Mike Walker from MM told me that Shiver is doing more business the 
last several weeks than the stone pony is.they are doing a great 
job of drawing people to the area.  I wonder if Mike is aware of 
some of the discussions on the board such as Dan's ice skating rink 
idea?  I think he would be the guy to speak to regarding any 
possible suggestions or ideas.

My wife and I stayed at the berkley and it was jammed.they had 
two big groups in thereone was a youth group in which had 95 
rooms booked with 4 kids per room and very little adult 
supervision!  Luckily we were on a quite floor away from the chaos.

it was very nice, they have created a funky and bold boutique hotel 
feel through out the lobby.this theme is carried out through the 
hotel.  The beds are comfortable...a little on the firm 
side...everything in the rooms in brand new from the carpeting, wall 
paper, bathroom fixtures, furniture, flat screen TV's etc.

Last time the Berkely subject came up on the board I know there were 
many that felt the look of the inside was not appropriate for the 
Berkely.  The service was friendly and profesional however you can 
see that they are still working out some bugsan example is that 
the machine that programs the keys was down and we had to be let 
into our room by one of the employees, when we checked out the issue 
had been resolved.  The hotel is still missing an operater for the 
bar and restaurantI am not sure they have a liquor license?  It 
is well worth the $125.00 room charge they are charging this time of 
yearonce it gets better established I am sure they will be able 
to comand a much higher room rates as there are so few hotel options 
in the area.

Francesco Rinaldi is our brand and we do donate quite a bit of sauce 
for fund raisers.  Probably will not generate 22K but could help.  
Most of the money raised at these dinners is from auctions / 50/50 
raffle, etc.

the fund raiser comment triggered the Newman connection.

we have plenty of capacity in out plant to accommodate additional 
Jam productionthe trick is getting it to market.  

there are a few ways we get product to market

1)you can develop a brand and go directly to retailers and pay 
slotting feesvery expensive.  

2)private label: you can pack for supermarkets with their store 
brand, for instance packing a Kirkland Signature item for Costco or 
packing Jammin for Wegman's.

3)contract packing: you can contract pack for other brands such as a 
Classico, Tostidos, Barilla, Newman's Own, etc.  

The most difficult way to go to market is by developing a brand as 
it very costly and there is a risk factor if the brand does not 
succeed.

I like it...you can play on the word Jam also and tie it into the AP 
music heritige.  Maybe there is a way we could get Bruce involved and 
the profits could be donated to local charities?  We pack Newman's Own 
Salsa and Pasta Sauce and 100% of the profits go to charity.  Very 
interesting

I stopped by Wegman's on route 35 on my way home and they have
