Speaking of Edison, I dragged my kids off to the Edison Winter Lab in
Fort Meyers recently. Another example how a city can ruin what was a

tour was about 4 minutes and somehow they hid the entire collection of
crap they used have on display. 

And of course you wind up in the store at the end.

so he proceeded to give me sh_t for 1/2 hour.

If I read the edison/ford foundation notes correctly, they now have
arond 60 full-time employees and about 100 volunteers. I never got to

timothy ferriss, the book is loaded with great quotes.I highly 
reccomend it. 

I have not cut my work week to 4 hours yet, but it has given me some 
ideas on how I can decrease my work time which I have already 
implemented.

Doesn't this whole issue point out the inadequacies of a city with a part time 
administration?
Too many things are falling thru the cracks here, as they have for a very long 
time.
For example, what is going on with The Metropolitan demolition? That building 
is rapidly 
falling apart...but what is being done about it?
Why did it take 2 months to get 2 lights fixed?

Would it be any different from a full time mayor? Or are you
suggesting that we redo the government structure and have a full time
mayor with full time council members from each ward? More taxes?

All it takes is for whoever is in charge, and in our case that is

I think the think that bothers people the most is that - at least from 
an outsider's perspective - it doesn't appear that the Council holds 
Asbury Partners accountable for either their actions or the contract 
originally signed.   There has been too many loopholes, including those 
set up in the original deal which gave them leeway in case of lawsuits, 
which have really kept things moving at a snail's pace.

People seem to believe that doing things in Asbury Park needs to take 5 
years for every one year that is needed elsewhere for similar projects.

I think that has been for true for a few reasons, but I think it is
beginning to change. Firstly, I think the council, like most long-time
APers feared more litigation. Afraid to rock the boat. That began to
change as Partners jerked the council's chain for a few years.

Secondly, I think they were and have been given bad legal advice from
Aaron, or at least the advice that there was nothing they could do.

This is a point I always come back to when I assess Aaron. Although I
think some things surrounding the deal smell to high heaven it is
all circumstantial. But in the end I always come back to the fact that
Aaron let the city sign an agreement that halted all time frame
requirements (what little there were) if there was litigation against
the WRP when there was in fact such litigation in existence at the
time. So in essence, time frame were halted the moment the agreement
was signed. Aaron knew or should have know. Its one or the other.

So, my first recommendation to the city is to get a new redevelopment
attorney. I would want a heavy weight - McCarter English, a heavy
weight in the US and NJ. It won't be cheap, but will be money well spent.

John has done a wonderful job. One ting about Weg's, they have made you 
feel comfortable to buy their brand. The same thing has to happen in 
AP - you have to be comfortable with the brand - many are, you just 
need the next 2 rounds.

For $1.50 plus whatever's in the cabinet - it works when time counts. 
The big decision was wondering what the difference was between the 
Fracesco Rinaldi on sale at wegs for .99 vs the Weg's brand. I got my 
answer. ):

 from now MM is still humming along, i wouldn't be suprised if metro 
 comes back or another developer picks up where they left off.

I would like to hope that since its the housing market and MM is 
dealing in retail and entertainment, that this wont effect them and 
the boardwalk development... but Metro Homes pulling off the site is 
probably one of the last things anyone of us would have expected, so 
no door is closed in terms of who might abandon their part of the 
redevelopment. 

Lets just hope the boardwalk keeps moving in the right direction, 
along with cookman and main st developments.  Once the housing market 
rebounds (hopefully much sooner than later) there will then be 
developers and investors lining up to build on the land.

As bad is this is, Asbury Park is still much better off than it was 
at the beginning of this decade.  At least I hope...

The talk was that MM and Metro were teaming up to take Partners out of
the picture. MM could be gone at any moment. There are no white
knights. We have signed a pact with the Devil. I mean that.

The 7% of sales and infrastructure are structured as a mortgage if I
recall correctly. There is only a memorandum of them recorded. You
must remember that Partners has Lucifer himself (Faiella) as its
attorney. I would not be surprised if there is something in there that
would prevent Partners from closing on its lien in a bankruptcy. I am
sure that that lien is subordinate to any financing liens otherwise I
could not imagine a lender giving money. 

Dean will not do a bankruptcy. I suspect if he turns back the keys, he
will give it to the bank. The bank will unload it for peanuts.

This is what Partners/MD Sass does. They never build. They are scavengers.

You say not Partners' fault? No not directly, but you want me to start
blaming the city again? Its the deal's fault. You cannot set up a
middleman. Too high a hurdle for subdevelopers to jump.

In a major redevelopment plan like this, a city needs some control
over scheduling of construction and build out. This has none. It is
not like a regular development on a private site.

but it did, someone didn't do their math and handed over the funny
money. Or dean-o is a great sales guy. I know lots of guys from that
time period who were everywhere at the right time, jumping brokerage
houses with huge bonues, moved to hoboken or JC in the worst time and
hit it, etc etc. 

It gives a great feeling of can do win win.

Agreed. I have nothing against Dean but I don;t really care what
happens to him or if he looses every penny. What I recognized (long
ago) is that this is an unworkable situation for redevelopment of this
city. As I have said time and time again, that is exactly why you
actually saw so little development here during one of the most
prolific real estate markets. Why every major developer walked in and
out of partners' office without a deal years ago.

What the people who have influence in this city have to FINALLY
REALIZE is that PARTNERS MUST GO and they have to do something about it.

Depending on how this turns out I may ask you to show me stuff in AP.  
As much as like the idea of locking my door and not worrying about 
anything with a condo, I feel I would be bored in Long 
Branch.almost like living at Boardwalk Disney.  

I am not fond of either of the 2 other condo projects in AP 
either.although I may be willing to look at North Beach.  Maybe a 
house in AP or if some loft type space becomes available on Cookman or 
in that area?  I have to wait for the dust to clear and regroup!  I am 
still in shock and also very dissapointed, my family and I were really 
looking forward to moving into the Esperanza this summer.I am not 
looking forward to breaking the news to my 6 year old!

I would also like to thank those on the board who have reached out to 
me and those I have reached out tothanks for being so helpful and 
supportive over the past 6 months.  What a Fuc**ng roller coaster 
ride!!

ps: I have to say that my experiece with Linda in the Esperanza sales 
office was very positive.  She mentioned to me that she was under 
contract for a 1 bedroom or studio herself.  If anyone knows how to

As for Diamond and LB - not the same enviroment- but a high quality
building. Maybe a temp solution as you can move in asap.

What most people don't realize is that there are other choices in AP -
not the same and are the other failures for lack of a better word.

The Blu, North Beach, Wesley Grove, some of the smaller conversions -
all failures - just not high profile.

If any you have never failed, you haven't experienced anything.
Failuer is the best experience, especially in business. It makes you
stop and listen to someone other then yourself.

For a developer who often name dropped Trump, so far so good. You
still go into AC and see trump everywhere you look.

It's even easier to fail with other people's money.

jammin' and basting oil.soon we will be packing their cooking 
wine, Holland House is coming off the shelf in favor of a higher
