There is
always disagreement about value. Or didn't you know?
If there wasn't I would have to find a new way to make a living. I
wish I was in AP a few years ago. I can't beleive what they get away
with. At least fake it or go through the motions as we have both
seen.
But the question of value is almost a mute point - since the property
is being turned over to the redeveloper. A real appraisal would be
one with a real buy and seller - not the case here. YOu should figure
around 75k per unit.

I'm by no means a pro at property valuation, but Asbury Partners
provided a comparable valuation that is very relevant:
Asbury Partners was willing to sell The Palace for $2.5 million.
APartners valued the building at $0, so to them, the 36,000 square
feet of land was worth $69 per square
Well you hit the nail on the head. Although the Palace would fail as a useable
comparable, it does say APartners thought the property was worth at least that
amount. Property values are higher now. Dan doesn't know that we jumped up
and down about this already years ago. I have always
