Great insight and I agree with the sentiments of protecting property, etc. BUT throw in a down economy, starving GC's, hard bid and hungry competitors and we are forced to make the initial bid legal and palatable. Then, maybe we can talk to the owner in a reasonable manor.

So a dry is out. Antifreeze? If someone needs a 7000 sf garage I bet they are not storing rusted out 52 Desoto. What is the insured value of the cars stored there? Might impact your thought process for how to protect them. If he is a car "collector" does he also service and work on the cares in this garage? Does he paint there? Are cases or drums of oil stored there? Off the top I'd say that if he doesn't mind losing the cars, then 13D might be applicable. If saving the car's is his goal, then I'd look at something else. The owner has requested an add for a dry system to protect the garage. I know some will immediately say that this should be in accordance with 13 due to the size. I agree that the intent in 13D was probably geared toward 1-3 cars in a garage and not a dozen or more. However.... The dilemma is this: Not enough water for a 13 system. There is no foreseeable way to get water delivered in 15 seconds per 13D. I think they would be better off to heat the garage.. Does anyone have definitive info on this issue?
