Once I designed a 32,000 sq.ft. non-combustible house. The garage was not
that big. The master bedroom, family room, mechanical room, library were
each all over 2000 sq.ft. (Oddly, the bedrooms of the 2 children were
13'x13' each). The engineer specified 13D. I wanted to design it to 13, or
at least 13R, but by the time I was involved the 2" underground was already
installed. I couldn't make 13 or even 13R work. Talk about cheap. The
construction cost of the building (without land) was over $18 million. All
that the building has is a 13D system. I upgraded it a little bit by
insisting a pump had to be installed to make a 4 head design work. The bad
thing was the owner only knew he was getting a sprinklered building and had
no idea of the different systems. The cost wouldn't have been a factor, as
all it would have needed was a bigger underground. I wrote letters, but they
never went past the general contractor.

Subject: 13D HUGE garage

Under a non-combustible house, 13D, the first floor is slated as a garage of
7,000 sqft. The owner has requested an add for a dry system to protect the
garage.

I know some will immediately say that this should be in accordance with 13
due to the size. I agree that the intent in 13D was probably geared toward
1-3 cars in a garage and not a dozen or more. However....

The dilemma is this:

Not enough water for a 13 system.
There is no foreseeable way to get water delivered in 15 seconds per 13D.

I think they would be better off to heat the garage..

Does anyone have definitive info on this issue?
