Contrary to Dan Jacobson's mantra, I beleive that if you restore the
Casino, pavillions and CH/Paramount, that AP will be 90% back. You
will not have to worry about the rest. All else will follow. Restore
the waterfront, increase ratables, provide a safe environment. They
will be knocking down your doors. You bring some people to AP and
they look at the waterfront and run away. I don;t know how much
office space AP needs. It is probably not a viable office location
(for that much space). Cookman should have some staples and
galleries, etc. Let AP be a haven of entertainment and cuisine. Fix
the waterfront. Fill CH with events. Put entertainment, cultural and
recreational facilities in the Casino. Skip said a skating rink in
the Casino. I was keeping that one to myself because that is exactly
(in part) one group is thinking but they are waiting until this hand
plays out and Fishman is gone or marginalized. People wonder what to
do with the carousel house. What about a carousel? Not rocket
science. People need groceries, clothes dry cleaned. I am tired of
running up to 35. I am sure they would be too. This ain't really
hard to do. You need 1) the will 2) the funds 3) the expertise.
Asbury Partners has none of these. It will be the best day in four
years the day they get out of town. The city might just get the
waterfront back from them. I can tell them how to get the whole damn
redevelopment area back if they would only listen.
