The problem was not just the isolation in the winter, but the isolation in the 
summer.

And don't forget, bringing events back to CH year round - like the old days. 
The off 
months were ceramic shows, boat shows and more. Ceramic shows were the almost

best weekends of the year and that was around Feb - march if i can think back 
that far. It 
wasn't kids or 30's somethings. It was busloads and busloads of seniors getting 
off at CH 
or Michael's and eating.

What creates memories is a starting point with a family To assume that a 
childless couple 
will be buying a condo is simply wrong and could be what didn't exactly help 
anyone's 
condo sale s in AP. Example - an empty nester coouple from Morriss Plains - 
retired. 
Grandkids. House in Florida, Morris Plains, kids in PA and Virginia. They want 
to summer 
in AP most of the time, keep house in Morris Plains and head to Fl in October. 
They have 
$1m to spend. Why were they turned off?
A) they were trying to accomoodate their lifestyle (grandchildren, kids..)
B) unable to select a unit or had limited choice -take it or leave it
C) unsure of what the grandkids would do (pool was a real plus)
d) time frame for development

One of these days there's going to be a huge outlet center off 66 and the 
parkway. You 
have a few new motels that sprung up from the collingswood circle to 66. You 
hvae a few 
more that want space. Seaview Sq is continuing to grow. Burlingtong going in 
plus a few 
more not named, Value City out. Burlington taking part of the old lowe's.. 

I would guess MM has a good idea fo what THEY think will work and how they will 
make it 
pay off. IF there is one smart old time operator on the BW, they will be able 
to take 
advantage, keep to tradition and do very, very well,

There's a way to make it kid friendly were it doesn't turn out like seaside nor 
as kid 
friendly as Point.
