The variance and delay has nothing to do with what you're seeing show ip eigrp topology x.x.x.x/x will show you everything in your topology for that prefix, you can use it to verify metric and if you want you can modify the metric (offset list, bandwidth, delay) to make that path a feasible successor and you can use the varience at that point to load balance on unequal cost. What you are referring to is show ip eigrp topology (no prefix specified), this command will only show you the successor and feasible successor (which in your case doesn't exsist).
