There is nothing wrong with having a different style of lights, however, when the bulbs become non-standard and the master developer has to maintain them, and the master developer is someone like Partners, well then - that's a horse of a different color. This is characteristic of the entire WRP from the beginning. Despite big name planners, etc., it was not well thought out. I suspect that there will be many changes to come. Some right in line with the criticisms levelled in this forum. A living document is one thing. A poorly though out plan that requires constant revision is another. The Cherts dump $16m in to the berk just to buy it. 2. Possibilities of the fate of the berk: a)a good dose of white paint, new awnings and some cool lighting b) it gets knocked down and ground up to make make way for a new hotel/condo complexgiven the fact that you can cover 100% of the lot in the zone - there's wasted ground AND air space. They can do this and pocket another $80million. c)They can be nice, fix a couple broken windows and operate it as a hotel. d)They can do a real nice makeover and operate it as a first class hotel. It is a pretty substantial building which would save a great deal of money considering labor and concrete costs today. It's configuration is not bad as well for residential conversion except for the lack of terraces. IF you could build much bigger then yes it might make sense to do that, but I have to think that the building as is could save $200/sf in construction costs. Certainly $100/sf. Here in NYC, shells that are stripped are bought for $400/sf. Yahoo! Then the proviso was made that Partners would be responsible for the ones in the waterfront because they put in non- standard fixtures. I actually laugehd a few days ago, probably a few weeks by now. As i posted in an earlier post, i noticed the new windows with stickers on them. I laughed to myself thinking, why would they replace them with that? It doesn't seem like the kind of window youd go out and by if you had a choice. This reminds me of a constructino project on Ocean ave, right before the bridge, and just behond the Windmill. An older house on the eastern side of ocean ave had been empty for years. It was sold, new windows were installed (the cheapest kind going). About 2 months later, the house was demolished. Now an empty lot sits, with plans for a new house spread over someones desk most likely. Not that that is a bad thing of course. It's just funny sometimes how you can watch, take notice, and figure out whats going on without even knowing the parties invovled. Does anyone really think something like this could happen to the BC? Are the Chetrit brothers known for doing any work on older buildings? Are they known for tearing things down? I don't really think this would happen, or even allowed. Since it's in private ownership though, if this were to happen, then theres no way to stop it, right? [AsburyPark] Berkeley
One thing about the Berkeley -- do not underestimate what the value to Asbury Park would be to have a world-class hotel. The Empress has done very good business, but a fixed up Berkeley (or a completely new Berkeley) would be one of the anchors to bringing people to town for extended stays. I remember a few years ago when fans of Bruce Springsteen started coming to Asbury from far away. While many of them now stay at the Berkeley or Empress, the majority of them used to stay in the Eatontown hotels. If the Berkeley was fixed up, people like that would gladly stay in Asbury instead of driving back and forth each day. For some reason, most of the towns along the Jersey Shore in Monmouth County do not have hotels. I still believe that hotels are what ultimately bring people for mini-vacations. And it's those mini- vacations that Shore towns like Asbury Park could benefit most from. Imagine someone and their family sampling not just one restaurant but three or four days worth of dining along Cookman. That kind of revenue starts to add up. The lack of hotel was why I was very worried with the redevelopment plan. Sure there was a hotel scheduled in the original plan, but that plan could just as easily been labeled fantasy land as most people didn't expect to see much from that plan come to life. If they were serious about bringing tourists to Asbury, the hotel could have been one of the first things built. I know some would say why build it now when there's so much construction going on. My answer - the beach. Tourists would still come to Asbury and book rooms even if all they had to do was visit the beach and dine/shop on Cookman. Yahoo! I advocated for that without results. That along with the Historic BCH and Retro Empress Hotel we would have had the makings of a diversified destination oceanfront. Werner Yahoo! The that gets built up around them, the shiner that pot gets. What they pay in taxes is drop in the bucket to the final payoff. Something willhappen at the bc, the salvation army tower, another new hotel - in time. You guys missed the most important Asbury related fact of the Freehold mall expansion. It was proposed in July '06, approved Sept '06, groundbreaking was Feb '07, and tenants will be in by Nov '07. 16 months from dream to reality, and if it wasn't for Holiday Shopping crowds, construction would have started earlier. To compare, Madison Marquette was named developer in May '06: http://tinyurl.com/2nlray In the same time Asbury turned ratables into parking lots, Freehold is turning parking lots into ratables. Yet the story doesn't even mention who the developer was on the project? I wonder if the taxpayers of Freehold even care who the developer is and what awards he has won? Yahoo!
