In this resurrection list of long-gone AP music venues, shouldn't The  Pillow 
Talk have some mention. It was on Cookman Ave, within a block of the  Lyric 
theater.

Club , the TEEN-D-VOUSThe Jersey shore Teen Scene was extensive enough to  
have it's own fanzine based out of Allenhurst, only a handful of prized copies

 walk around and go to the  beach. So... the net effect? 20 kids 
going
 to a party in Asbury.  The parents going to the beach. I'd guess a

 few merchants  benefit from just ONE birthday party and at least

 20 more  families here about it.
 
 Come to Asbury. Spend 24 hours and a  couple $. 
 
 You'll enjoy it.

I've read about all the great things supposed to be happening since 
2000. By my count its now 7 years later and very little has been 
accomplished in that time. (talking about the oceanfront)

talking about)

Wouldnt it be better if the Porta-Potties were gone?
Wouldnt it be better if there were real rest rooms?
Wouldnt it be better if the bandstand building were correctly restored?
Wouldnt it be better if freight containers wre not used as buildings?
Wouldnt it be better if roofs didn't have airconditioners all over 
them?
Wouldnt it be better if that unfinished foundation were not there?
Wouldnt it be better if flood lights were not all over the place?
Wouldnt it be better if the organ were working
Wouldnt it be better if traffic flow was different?
Wouldnt it be better if it lived up to the hype being put out for the 
last 7 years?

How about some positive criticisms from you instead of just going 
along with everything? Fine if your happy with the way things are. I

I went a few times but my small bar neighborhood hangs were either 
the Jefferson or the 5th Avenue Tavern (mostly Jefferson).

Wasn't in Clover much.  All those motorcycles outside the Clover Club 
could be a little intimidating.

Even though I knew Bam Bam since we were little so he would never 
bother me, if he was in a place you just knew there gonna be some 
trouble so that was another reason not to go. Jefferson was fun it 
got packed between 2 and 3 when the rest of the bars closed.

I would characterize as attempting turn the tide rather that go with 
the flow.

valid pointmy frame of reference isn't as long as others 
herethat is for surei am definetly a newbie as I have only 
had a house here since this March and visited AP for the first time 
in the spring of 07'.  i grew up in rochester, ny went to hoftra u 
in long island and have lived in NNJ for the past 15 or so years.
 
 I've read about all the great things supposed to be happening

i remember a post by tommy disputing the fact that the past 7 years 
have been a failed redevelopment...wish i had time to big it up and 
offer the link, i found it very interestingtalked about how bad 
it really was here before the first pioneers started coming in.

I am focusing on the fact that it is happeninig right now on the 
ocean front...more and more people are coming down and enjoying all 
AP has to offerlot's of great people, beach, restaurants, 
entertainment and other businesses all over town.  I am just praying 
that it does't become way overcrowded during the summer months as I 
am sure it evenutually will.

i did notice that the slot you would put bills in in the new parking 
meters are very very low to the groundcould be annoying for 
anyone who does't carry change around such as myself.   

there is nothing fundamentally wrong with anything I see going on 
right nowif there was I would complain about them.  let's see 
how the ongoing negotiations go between MM and the cityhow the 
boardwalk looks and feels when it is closer to a finished product.  
there are many things that will be added or corrected and many 
things that people will not like.  i am starting to sound like a 
broken record.  can we agree to disagree?

Could the redevelopment be better?  YES. However we are where we are today due 
to the past 7 years.  Even if all building came to a stop we are better off 
today.  The streets are safer and people care abou their homes.

Park Place was on 3rd and Ocean Ave.

It was more then that. It was THE place to go when you looked old enough. It's 
historic as 
well for many reasons. Like Bam Bam Bigelow vs. Ocean Twp kids. 2 for 1 Rum and 
cokes, 
flaming shots...the bayonne girls... lots of good times..kamikzi by the 
pitchers..

Let's see if Tommy D can come up with the owner / b-tender name.

My Pontiac Catalina died out there. I tried to put the air filter cover back on 
at 2 am on 
the wing nut fell into the carb. I thought it would make it back home to 
wanamassa. The 
wing nut found its way down into the engine and seized it up

I hear what you're saying, but that applies either to new 
construction or demolition. What about a situation like the Carousel

What kind of zoning and approval hurdles could they possibly face to 
reinstall what was already there for years and years? (And if there 
are any, then shame on the city. I don't know what that place is 
zoned for this week, but common sense says do everything you can to 
get a working ride back in there - not for nostalgia's sake but as 
part of a long term economic investment.) 

Or the 5th Avenue Pavilion? The seats were still on top when they 
acquired the property, no? All they had to do was scrub them down 
and, maybe, refinish them. What possible zoning hurdle could 
have forced them to rip the seats out and supplant what the 
people of AP thought they were going to get according to signed 
agreements? Isn't that a band performing up there in this concept

The Baronet? It's a perfectly fine working theater. Let the 
proprieter continue to operate it unless or until they come up with a 
better plan - rather than letting it languish there for no 
justifiable reason. Again, how could engineering and approval fees 
play into this? It's already engineered and approved. Just get out of 
the way let it work.

Everyone can dig that you don't just draw pretty pictures and build 
something. I think people are willing to wait for the eastern portion 
of the Casino, or the residential construction, and even the rehab of 
the other pavilions. But pre-existing structures that are ready for 
use don't need pretty pictures. They need people to stop fixing what 
ain't broke, get the hell out of the way, and let these places come 
back to life. Wouldn't shifting operational responsibility to someone 
else free MM up that much more to focus on the approvals process for 
the rest of their projects?

Fair or not, there is a perception of selective unprofessionalism on 
MM's part (not at all improved by anecdotes of geographic snobbery 
and backroom deals with coffee truck owners). They've got A-Rod 
assets but they're handling some of these easy plays like George 
Plimpton. If Convention Hall and the Paramount were Reggie's three 
homers in '77, the 5th Ave. pavilion and the Carousel House are 
Buckner's bungle in '86. I'm no real estate expert, but it's hard to 
believe this is all regulatory in nature.

It is not. MM are malls guys from start to go. GM is flaky and spacey.

In any redevelopment you will have retailers come and go...it is the 
nature of the beast.  as far as the containers, the positive spin is 
they allow people who otherwise couldn't afford boardwalk rents to 
participateI take my hat off to any and all of the people who 
have the faith and courage to participate and put their neck on the 
line.

I see more negativitly and despair than contructive critism in your

Good points. Can one really equate Madison Marquette with an 
individual home builder though? The company has 49 properties and 23 
million sq feet of retail space throughout the United States. That's 
49 sets of concept plans. 49 sets of meeting after meeting with 
engineers and architects. 49 sets of meetings with lawyers. 49 
arduous approval processes. They're not amateurs. They've done this 
before. Their goal is profit, not charity. As such, is it wrong to 
hold them to a higher standard?

Those 49 properties might have already been built or rehabbed or they added on 
to. 
Those 49 might of had 100 concept plans, countless approval hearings (or 
disapproval) 
millons of dollars in feesand still not get what they really wanted.

Dan S had invited me some time ago to a real estate appraisers meeting in 
NYC...very 
interesting.  One property just nearing completion - first piece of the block 
purchased 
over 40 years ago

I sold a building last october in Neptune - building went for $400k great spot 
- going to 
cost around another $400k to turn it into a Dr. Office. - site work, special 
lighting (werner 
should like that) cause it's in a redev zone alone is $48k. Attorneys, 
Engineering, site 
work, architecture - etc etc. They are just getting their first permits. So 
maybe by 
november

And I'm friendly with the Project mgr whose real tough to work with or even 
sell 
something to - its my wife.

You just don't draw a pretty picture and then build it. I tried to knock down a 
house in OT  
that I've had for twenty years. Two meetings and I tried to wing it with the 
architecture 
and engineering all done. That alone cost me over $3k - drawings, engineering, 
fees etc - 
probably over $4k.  They told me to come back again. Heck with it - the house 
has been 
there since 1875 and will stay there.
