[Coworking] Insurance Costs?

Hello wonderful coworking community,

I know there's been lots of discussion about insurance and how to get it. 

I'm wondering if anyone would share with me what they pay for insurance, or 
at least what proportion of your operating budget you expect it to be? I 
know it depends on tons of factors including location and what uses you're 
covering, but I just have no idea if we're overpaying. We do have a pretty 
big policy protecting the investment we made in our building. Currently 
insurance is about 2% of our operating budget, big enough that I want to 
look at it more closely.

Hello everyone! We just opened recently and I am having a difficult time 
getting liability insurance. Coworking is new to my area and they seem to be 
having a difficult time figuring out exactly how I fit in their groupings. Can 
anyone give me leads on insurance companies that work with Coworking spaces? 
Also how has alcohol affected your insurance policy? Thanks!

After dozens of agents who didn't have a clue, I lucked out and found an
AMAZING agent who has consistently helped us get the coverage we need. That
includes alcohol (on site and off-site) and other special events insurance.

And she's helped tons of US based coworking spaces get very affordable
policies when other agents were quoting insanely high premiums. According
to Diane (my agent):

The problem that other agents have with quoting coworking spaces is that
 most insurance companies do not have an actual “cookie cutter” insurance
 classification available that fits a coworking operation and most agents
 don’t have a grasp on the understanding of the coworking operation which in
 turn, results in underwriters not having a clear understanding of the
 operation.



 When the underwriters are not forced to “think outside the box” to see
 that a coworking operation will qualify for a different class code than a
 lessor’s risk class code, they nor their quoting system will allow it,
 resulting in preposterous premiums that do not accurately reflect the risk.


Thanks to working with you I have an understanding of how the coworking
 spaces operate and what it entails.  In turn, I have taught some of my
 specific underwriters to have the same understanding, and to see things my
 way.

I have a bit of a weird insurance question.  I'm helping out a hacker crew,
friends of mine, since the company a majority of them worked for stopped
paying them.  Not folded and went under, just  told them they wouldn't
be getting paychecks, since they ran out of money.  Oh, and if you take
unemployment, you've quit and forfeited your job.  Ignore this situation,
they;ve got lawyers involved.

What we're doing is forming an association, if you will. (It's not
coworking, as we are geographically disparate) We're trading work,
references, etc.  We're trying to figure out how to do liability, umbrella,
and EO insurance for a price low enough for people to buy in.

I looked up PEO's (Professional Employment Organizations), but I don't
think they fit the bill.

I designed COHIP (Coworking Health Insurance Plan) for all of the members of 
the Coworking Ontario collective.
We are an informal collective of independent businesses (coworking spaces) in 
Ontario Canada.

[Coworking] Insurance for coworking spaces

I'm hoping to tune into some industry expectations here... what are the 
necessary/prudent elements of an insurance policy for coworking spaces, 
especially security and liability issues with 24/7 members? For over a 
year, our insurance agent for OfficeXpats (on Bainbridge Island, near 
Seattle) has STRONGLY recommended that we get proof of business insurance 
from our after-hours members so that we are not a primary if something 
happens to one of our members or their clients/guests. She says “If one of 
the businesses meaning one of our members brings in clients and the 
clients are injured due to negligence on that business owner's part, they 
must have liability insurance that protects their clients against their 
negligent acts.  Your policy should not cover their negligence.” While 
encouraging liability insurance for independent professionals seems like a 
good thing to do, do we need to put that hoop in the way of our members? 
 With coworking being a more common business model these days, is there a

set to open this October in Phoenixville PA, and while I have almost 
everything else locked down, I can't seem to find an insurance agent who 
fully understands what coworking is and/or how my business and space needs 
to be covered, insurance-wise.  Would anyone mind sharing a 
sample policy with me, and/or names of agents, and/or names of the carriers 
your agents use.  This is my last piece of the puzzle and would be a

My partner and I saw your recommendation for The Hartford in an older post. 
Do your reps deal beyond Philly? We found an agency that works with The 
Hartford in NYC, but unfortunately they just did not get coworking. By the 
way, a lot of your information has been extremely useful. We've been 
extremely busy since we just started, but we intend to give proper thanks 
to everyone on our site when we catch our breath.

Another insurance resource that gets coworking is Jeff DiCenzo, of Hylant
Group http://www.hylant.com/ in Ann Arbor. Jeff's number is 734-741-0044.
We went through a couple of agents before we found Jeff, but he's been
great for us. I don't know if he only works with people in Michigan or can
work with people outside the state.

I want to chime in here with my experience. We've been extending buy
local to include more than farm produce. It took a couple of phone calls,
but we located a local agency (only 4 blocks away) that handles multiple
insurance companies. They took the time to get what coworking is, were
able to work with our (also local) bank which needed proof of insurance for
improvements were were doing, and they did the shopping for us among
multiple insurance companies. After pricing Zurich, MetLife and who knows
what else, they came back with a policy from Erie that was comparable on
coverage, but better on price.

Don't forget the local guy.

We are just setting up for 40 seats and are thinking about insurance, one 
of those subjects that can be a chore but is very necessary.

The coworkers will be aware of, and sign their acknowledgment to the fact, 
that they remain responsible for their own property at all times - easy 
enough. We are intending to have small lockers to rent, if they are staying 
or a week or month and don't want to carry their stuff to lunch or home 
every evening - they are still solely responsible. 

But the site will have machines for printing, servers for data and the 
like, so we need to cover these items for loss or damage. And we intend to 
provide 24/7 access to VIP members but there won't be sitestaff here all 
the time (there'll be an magswipe access door system, camera's etc.).

And what if their are charging their notebook and there is a major spike in 
the power supply.

So have you got any tips from your own experiences?

The research I did recently points to this very thing.  You can negotiate a
group rate if you have an organization large enough/influential enough to
have some sway.   An individual coworking space wouldn't cut it.  It brings
up the coworking association idea that was one of the major side topics
from Coworking Europe.

can sign up, even if they are one in the company.  If anyone is

anyone has ever tried to get insurance for their members.  Some insurance
companies offer group health insurance rates to churches for their members,
unions for their members.  He was going to get the details and get back to
me.

I have good insurance in California, so if anyone needs the info. One
of the insurance agents is actually visiting the Jelly here sometimes,
and another great insurance person is coworking at our place. If
anyone needs the info, I happily send it to you offlist.

They have advised me to print a waiver that everyone that enters has
to sign when they come in that they hold us harmless for any damages
that occurs when they are here.
The deal for them is, that when people need renters or homeowners
insurance (that will cover their laptop and other belongings), we
advise the coworkers to talk to them.

[Coworking] Insurance for facilities?

I just got off the phone with our insurer and they are having a heck
of a time trying to get an underwriter for us.  It looks like they're
going to get it done -- but I can't believe it'd even be an issue.

We're really just renting office space and then allowing people to
come in and work.
(Some of) The underwriters are saying they need to know what each and
every member's company does as there's risk associated with it --
(like one of us might be testing fire retardant pajamas in the
facility).

Anywhoo -- anyone else run into trouble?
Anyone have any guidance on how they got their places insured to meet
the landlord requirements?
Any leads on coworking friendly insurers?

hi again,

i realise that insurance requirements differ between regions, but i'm
also curious to know what sort of insurance you have for yourselves
and for your tenants/co-workers.

do you state anything in your agreements with them? how do you deal
with unfortunate situations of fire, flood, theft, etc?
