Looks like the issues with VA loans are minimal, at
best. The big deal is if they're going 100%, which
has some bearing due to the appraisal.
Otherwise, the fees the VA won't pay are clearly
specified and break down to things like overnight
shipping for documents and minor stuff like that.

Only thing to be careful with as a seller closing a VA loan sale is
how much of the closing costs you'll be stuck with. Be sure to get
someone who knows VA loans to give you a good faith estimate of your
expenses prior to accepting any VA contract. Remember that since the

Well the thing is that there are plenty of loans you can get with no
money down and not have to mess with the VA. I have no first hand
experience with VA loans but have talked to many realtors about it.
Also, my father is 100% DAV and he has heard from other vets that the VA

Well its just you take on quite a bit of liability that hiring a good
real estate outfit will help yo with. If there is a problem, that is
the reason they get their money, they take the responsibility. Also,
you ahve to fool with showing the house, marketing it etc. It will also

I understand that this is the first house they (will)
own, and are probably going VA for the limited (or no)
down payment required, maybe?
The housing market around here is just plain stupid,
with comps selling all over the place, meaning it's
darned difficult to get an idea of where the market

When I bought the house I'm in now, I was, shall we say, "underemployed" and
we were pretty much getting by on my wife's income. Plus, I had been trying
to get a business started for several years, and the savings/equity from
previous houses was pretty well shot. In short, I had no down payment.

substantial profit and savings. That's not to say we
won't use a realtor, as we have been in situations
where we did because the circumstances dictated it.
However, we have plenty of experience doing this, have

I don't know about VA, but if I were him, I'd check out Pentagon Federal
Credit Union to see how they compare to VA. Usually FHA and VA aren't
a good deal unless your credit stinks and you can't get a top tier ra
