In buildings sprinklered in accordance with NFPA 13, closets less than 12 sq ft in area in individual dwelling units shall not be required? to be sprinklered .Closets that contain equipment such as washers ,dryers , furnaces, or water heaters? shall be spriklered regardless of size.
Paragraph 30.3.5.4 exempts small closets from being sprinklered because of the limited? fuel load [ I do not agree] characteristics? of apartment unit closets.?The closets? exempted are limited? to those within a living unit; closets in common building areas? are not exempted . Also, any closet that contains HVAC equipment or washers and dryers is not permitted? to take advantage? of the sprinkler exemption due to the inherent ignition? sources and combustible fuel load. Five storey residential building (actually 4 storey + loft), designed to NFPA 13 (1996), has electric fan coil units in every suite enclosed within the walls. From the fan coil there will probably be grilles/diffusers, open to the suites. Also there might be an access panel for maintenance. Other than that the space is not accessible and the construction is non-combustible. Question: would this space have to be sprinklered? Commonsense says it shouldn't. We have electric fans in non-combustible ceiling spaces, which are not sprinklered. Any code justification?
