George hit the nail on the head.

Specifically 12 X 12 ( 24 X 48 Panel) false ceiling panels with or without
the symmetrical holes in them manufactured by Celotex that are classified as
"ACM" (A....... Containing Material).

Heres the link to the settlement document;

Remember if you disturb it you bought it. A word to the wise have it abated.

If your guys are screwing sammies thru it and its got the "A-Stuff" in it,
you may not have it in your contract but you'll have it in your liabilities!
You should write a letter questioning whether it has "A" in it to the owner
and request verification it is A-Free.

There's a fellow Forumite whose tale of his early industry woes with
inherited A problems wiped out a company and, before it was over, my ears
were bleeding and I had a whole new level of appreciation of the
frustrations (and expense) of dealing with A-Claims in court. You don't want
to go down that path. Enough to make you want to jump out of a perfectly
good airplane.

Might not be in your contract, but you can't turn a blind eye to what could
affect your workers. Just the existence of it in the building with them may
be enough for you to inherit it. Get a pre-nup.
