Our contracts specify no work with asbestos, lead paint, etc. If we suspect it, we ask the contractor in writing if the product contains asbestos. Sometimes, take a sample and test it ourselves and if found to contain it we notify the contractor and pull off the job. Employers have an obligation to protect their employees from hazards of asbestos and the contract does not waive employer responsibilities under federal law. Most GL Policies exclude asbestos coverage, so if a sprinkler contractor disturbs it in the slightest manner, and disturbance results in any personal or property claim, it's all self pay.

You should write a letter questioning whether it has "A" in it to the owner and request verification it is A-Free. There's a fellow Forumite whose tale of his early industry woes with inherited A problems wiped out a company and, before it was over, my ears were bleeding and I had a whole new level of appreciation of the frustrations (and expense) of dealing with A-Claims in court. You don't want to go down that path. Enough to make you want to jump out of a perfectly good airplane. Might not be in your contract, but you can't turn a blind eye to what could affect your workers. Just the existence of it in the building with them may be enough for you to inherit it.
