Not sure HS2 N of Brum is 'pie-in-the-sky', a friend has already received a substantial sum for his house, a canal-side property near Fradley Junction, because it is on the planned route.
At the very least the route corridor can be ascertained by "Stop HS2" posters, and probably by examining land registry prices!
