There's a little bit of a difference here I think in that the Boardwalk will
also improve the crowd purchasing the revitalized C8 building, improve the
attendance at Convention Hall and Paramount (owned by Asbury Partners), and
bring revenue from businesses in the pavilions (owned by Asbury Partners).

In other words, maybe you're right about the Atlantic City analogy regarding
the units along Wesley Lake and other places, but Asbury Partners could have
done much better for themselves by fixing the boardwalk area first. And if
the boardwalk area was fixed earlier, the crowds you saw last week would
have been that much and much larger week in and week out. Crowds like that
would almost certainly have inspired more people to want to purchase condos
throughout the town.

By leaving the pavilions and stuff in the condition they are in, you really
are making it a much tougher sell than it has to be. I know I'd feel a bit
concerned of buying a property there after seeing the state of the pavilions
and the Casino. It's hard for me to walk down the boardwalk and see the way
the Pavilions and Casino are looking. There is simply NO EXCUSE for the
state they're in.
