Because you have a bunch of stores selling overpriced trinkets. Ask 
Market in the Middle and Brickwall how they are doing? Want Cookman 
to succeed? Make it restaurant row of this part of Monmouth County. 
Most of the people in the restaurants are from out of town anyway 
(they like to park their cars close and get out quick). Restaurants 
don't cannibalize each other, they have a synergy and bring business 
to each other. Fill up the rest of the space with things you need 
everyday.

Larry ain't doing anything. If it he does it it is because he HAS 
to. I'd buy the rights to the Casino for a fair price. I could sell 
the historic tax credits for millions. BTW, the Casino is a world-
class building.

What sure bet, they're shooting people here? Wouldn't your childless 
suburbanite friends rather be a moving target rather than a sitting 
duck?

And you think development is not part of appraisal, analysis and 
consulting? Then I think I overestimated your understanding of real 
estate.

I didn't tell you to shut up or not say anything, simply to admit 
when you are wrong. Try it sometime, it's habit forming.

I am not blaming you, but you said you favored the pro-residential 
development. Listen, I don't have a real problem with that, I don't 
think anybody really does. We're not expecting Times Square here, 
but there has to be a healthy balance. Certainly the greater square 
footage will be devoted to residential; I think will all acknowledge 
that, but to turn this town into a canyon of condos is stupid and 
shortsighted.
