But even your numbers are vastly less that the $20,000 figure that was
floating around here.  ;^)

IF (and only if!) the mold problem isn't serious I will feel like I've
gotten a good deal.

Even taking the upper end of your roofing estimates, adding in a new
furnace, water heater and dish-washer (and assuming we do them all this year
which just won't happen) the total cost will end up in the $160,000 range.
That's in the higher end for the neighborhood to be sure but still not the
highest (the neighborhood ranges from the low $120's to the high 170's).

If those major systems/features were updated there's no reason this house
couldn't go for $170,000... not that we have any plans to sell.

I agree completely with the concerns about the mold - we're having a full
house (not just the lower level) mold inspection and air-quality test done
Thursday.

If that test comes back "bad" (or even middling) we'll definitely be passing
on the house.  If it comes back "good" however then it looks like we'll be
taking it.
