Last night I posted the following on the GLBT Asbury Yahoo group. I hope that the folks here think it is a subject worthy of discussion. Dear Group, Since I have previously promised to keep the group informed about Board of Education matters that affect us all, I have been wrestling with my conscience since last night's important meeting on just how to keep my pledge. I've concluded it is best to deliver the news, very disturbing news, at least in my opinion. You will recall that the board needed to fill the seats of Mrs. Sonnier and Susan Bisaha, both of whom resigned recently. The Sonnier position was filled by Ms. Marie Castro, a part-time professor of English at Lehman College, part of the CUNY system. Personally, I could not be happier about that; the children of Asbury Park will have a great friend and role model in Marie. It is the second position, the one left vacant by Susan Bisaha's resignation that we should find most disturbing for a number of reasons. The man chosen by the board has been the author, in my opinion, of some of the most vile rascist AND homophobic literature in our city. The greatest irony of it all is that this newly appointed school board member, Gregory Hopson, Sr., was the very person who had accused Susan of despicable, cruel, and most unprofessional acts, all reckless allegations which then had to be investigated at great expense to us and great distress to Susan. Upon thorough investigation by State offcials, those charges were, of course, found to be completely groundless. As his reward, he now gets to take the position of the woman he unjustly maligned. How this man came to be chosen may be the most disturbing part of last night's meeting, and I've alluded to it in the subject line above. Negotiations have been ongoing the past year on a price, and Fasano said a settlement has been reached. He would not disclose the sales price. The fourth property in the package is the F H Paints building at Grand and Monroe avenues. Fasano said he made a deal now because Asbury Partners has brought Madison Marquette, the national retail real estate specialist, in as a partner to redevelop the entertainment and retail sector on the waterfront. With Madison Marquette coming in and taking a lead role on the beachfront, I felt it was in my best interest to cooperate with them, Fasano said. Before they (Asbury Partners) had Madison Marquette, they had credibility issues. I've had three or four meetings with Madison Marquette, and I know for a fact they (Asbury Partners) have them, he said. Now Asbury Partners has a partner with legs, and I want to get on their team and work with them. Fasano said he expects to close on the deal shortly, and if Asbury Partners wants him to keep the Wonder Bar or Baronet Theater open, he will remain as a tenant. He suggested if the public wants the Wonder Bar to keep operating, that people should contact both Asbury Partners and Madison Marquette. Larry Fishman, chief operating officer of Asbury Partners, said Friday he could not comment. I have a confidentiality agreement until the deal is finalized, Fishman said. Gary Mottola, a managing director and head of investments at Madison Marquette, could not be reached for comment Friday. I hope they make a deal that's profitable to everybody, City Councilman John Loffredo commented. Patrick Schiavino, a partner with Fasano on the Wonder Bar property, said Friday he was disappointed that a deal has been reached. Debbie DeLisa, who owns the business with her partner, Lance Larson, and with Fasano and Schiavino, said she was told about the sale last Saturday. DeLisa and Larson began reviving the bar late in 2002 under a former owner. Fasano and Schiavino bought the property late in 2003. Their liquor license is not part of the deal with Asbury Partners, Schiavino said. Schiavino said he had not been part of Fasano's discussions with Madison Marquette. It will look better to have a viable business, not just an empty building. The city had delayed using its power of eminent domain to condemn the Baronet Theatre and Fast Lane since last summer. Asbury Partners had asked the city to begin the eminent domain process earlier last year, saying negotiations had broken down with Fasano. Fasano bought the Baronet and Fast Lane for $575,000 each on Dec. 22, 2005, from former owners Walter Burns and Maurice Roberson. Asbury Partners' opening offer to Fasano was $390,000 for the Fast Lane and $325,000 for the theater, according to city records. Asbury Partners had asked the city to begin the eminent domain process earlier last year, saying negotiations had broken down with Fasano. Fasano bought the Baronet and Fast Lane for $575,000 each on Dec. 22, 2005, from former owners Walter Burns and Maurice Roberson. But he didn't survive a hard-core music club on Asbury Park's beachfront. City officials must take whatever steps are necessary to ensure the fate that befell Morrison, a Navy veteran from Bass River found dead outside Club Deep six days ago, is never repeated. On Thursday, club owner AP Ventures Holding announced Club Deep would be closing for the winter for renovations. The city and Asbury Partners, the city's beachfront redeveloper, must decide if it's in anyone's best interest for the hard-core music club to reopen at all on the boardwalk or anywhere in the redevelopment area. And the city must tighten the security protocols for its music venues. Morrison was struck twice in a brawl inside Club Deep before the patrons involved were ejected from the club, his family was told. Police responding to a call found Morrison unconscious outside the club, and he was pronounced dead at a hospital soon afterward. Although hard-core music fans say their music doesn't draw violent crowds, evidence suggests it can attract a violent element. Close monitoring of venues like Club Deep by city officials is not only appropriate, but imperative. The fact Club Deep has a relationship with Asbury Partners shouldn't cloud the city's judgment if it reopens, even if solutions such as requiring off-duty police security might affect Asbury Partners' bottom line. A more famous Jim Morrison, of the Doors, who also died tragically too young, is quoted as having said, Violence isn't always evil. What's evil is the infatuation with violence. Asbury Park and music have a long, rich history. Music will continue to play an important role in the city's beachfront redevelopment. City officials and the beachfront's redevelopers must make certain the music venues present and future do nothing to undermine Asbury Park's efforts to restore its lost luster. Yahoo! I also see many students at the secondary level who are very appreciative when they are given a helping hand and are not treated dismissively. I see teachers who stay long after the last period ends assisting students. I don't think we can afford to throw up our hands and walk away. The people in this town need to demand of their elected officials, whether the council or the schoolboard: Just what is your agenda? And if your main concern is furthering your own status in life, diverting public funds, or persecuting good employees to make room for your friends, then step aside before you do any more damage than you have done already. January 21, 2007 In the Region | New Jersey The Town That Would Be Hot By ANTOINETTE MARTIN KEANSBURG IT'S January, and not a bit too soon to think about property on the Jersey Shore. For those seeking beachfront bargains, after all, opportunity can be fleeting. In Long Branch two years ago, prices seemed to rise almost instantly amid a wave of redevelopment. Asbury Park is still a work in progress, but housing prices haven't waited for the makeover of a derelict boardwalk neighborhood to be completed. Typical condominiums in the redevelopment area there are already priced well over $500,000; the choicest units go for $1 million and up. Even with an overall housing market gone soft, prices in waterfront communities where prices have risen sharply are unlikely to sink back down, according to real estate agents who specialize in such properties. The trick, of course, is to find the spot where prices will rise next. Now comes a bid from the little borough of Keansburg to be seen as that about-to-be-discovered place. Keansburg, home to 11,000 year-round residents, a small amusement park and a boardwalk beach on Raritan Bay, has tumbled into a fairly sorry state, even its partisans acknowledge. It was established as a shoreline getaway even before the Garden State Parkway was built in 1957, and some Jerseyans, and even New Yorkers, still visit Keansburg and nearby Sandy Hook out of longstanding tradition. But with its beachfront area now populated mainly by fish-fry places, arcades, billiard parlors and a group of run-down apartment buildings, the median house value in Keansburg was put below $100,000 in the most recent census. The median household income was $36,383 in 2000 and probably has not risen substantially since then, according to local officials. A large majority of the housing stock primarily small wood-frame homes is more than 50 years old. Several years ago, borough officials took stock and decided all that had to change, according to Terence Wall, who was appointed borough manager in 2005. The borough has embarked on a campaign to bulldoze blight, said Mr. Wall, who is beginning a speaking tour at area Chambers of Commerce to publicize Keansburg's intention to metamorphose and attract new businesses. We are a borough pulling itself up by its bootstraps, Mr. Wall added, with gusto. If Horatio Alger was the name of a town, it would be Keansburg. Mr. Wall suggested that Keansburg offers a place near New York City, with bus, train and ferry service nearby, a major revitalization program under way, and the ability to buy beside the water for those who may have been priced out elsewhere. He said he had already started to get calls from large developers expressing interest in the idea of a Long Branch/Asbury Park-style total makeover. But he also said borough officials were determined not to use the eminent domain power to condemn and clear a large swath of land along the shore for redevelopment. We are committed to the scalpel approach, Mr. Wall explained, in which we carve out specific parcels for redevelopment, but pursue overall revitalization by including the existing property owners, and providing them the opportunity to propose their own ideas for rehab and upgrade. This is true for both commercial and residential property, according to the manager. So far, several very small condominium buildings have been built along the beachfront road; a block of storefront space is being rehabbed; and groundbreaking is planned within the next several weeks for a 48-unit condo project. A sales trailer is already set up on the beach for the project, to be called Harbor Lights on the Bayshore, a three-building complex to be built by the Kalian Companies of Red Bank. The project is designed to introduce a new elegance to Keansburg, according to Alton Evans, Kalian's vice president for sales and marketing, with sophisticated architecture and an array of upscale amenities, including an outdoor pool with cabana. Prices for 1,773-square-foot two-bedroom units at Harbor Lights will start in the low to mid-$400,000s. Twelve penthouses, occupying the fourth floors of the buildings, and offering 1,940 square feet with an upper loft and roof terrace, are priced in the high $500,000s. All units above the first floor will have views of Raritan Bay across to Staten Island and the Verrazano-Narrows Bridge, Mr. Evans noted. Promotional material for the project notes the attractions of nearby shore towns like Red Bank and Holmdel: chic clubs, shopping, seafood and specialty restaurants, live music at Count Basie Theater in Red Bank, well-known entertainers at the PNC Arts Center in Holmdel. It also proclaims nearby ferry service to Manhattan, which is only 20 miles away; quick access to the Garden State Parkway; and train, light rail and bus service. If Partners did get MM to sign and still held ownership of sometype to the retail, that does not sound like an organazation that is clueless. They get an experienced company to do the work, pay for the improvements and Partners collects some profits? Sounds like a good plan for them and us as residents. [AsburyPark] Taped Council Meetings
Tom, I saw on your sight you are a supporter of the efforts to tape board of ed meetings, hopefully to post them online. I agree, and wonder what the argument would be against doing this for Council meetings as well. Why isn't this being done already. I'd have to wonder about any members of the city council who were afraid to have the meetings available for all to see. Is there any good (or even reasonable) reason for not doing this? If not, why can't this be started asap. I travel and can't make the meetings, but would absolutely watch. Yahoo!
