Enjoy: The tide's rising in Asbury Park Posted by the Asbury Park Press on 06/16/07 Post Comment The new investment partners in the Asbury Park oceanfront will soon be sitting down with the City Council in hopes of negotiating amendments to the most recent redevelopment agreement. We're not enthusiastic about all of the proposed changes, including plans for a 20-plus-story hotel just west of the Casino and increased building heights on some of the Ocean Avenue condominiums to accommodate more above-ground parking. But we're pleased about the progress that has been made on the oceanfront and optimistic that Asbury Partners, working with its partner Madison Marquette, will succeed in bringing the beachfront fully back to life. Not too long ago, we were more hopeful than optimistic. Today, the evidence of renewal on the beachfront is everywhere: the gorgeous interior restoration of the Paramount Theater, the construction of the imposing North Beach condominiums north of the Berkeley Carteret Hotel. The opening of the Salt Water Beach Cafe in the space formerly occupied by Howard Johnson's and the beautiful array of flowers outside it. The imminent restoration of the Arthur Pryor band shell, named after Asbury Park's first superstar musician, at the Fifth Avenue pavilion. Other positive signs: the razing of the dilapidated Casino and the beehive of activity to renovate it. The sprucing up of all the pavilions and the tidying up of the grounds. The repaving of Ocean Avenue. The new ownership of the Berkeley Carteret. The regular police patrols on the boardwalk. The new condominiums by Wesley Lake. Recall what the oceanfront looked like just two or three years ago. The decaying Casino. The dilapidated boardwalk. The abandoned C-8 hulk. The depressing desolation. Viewed from that perspective, the resurrection has been nothing short of miraculous. Acknowledging the huge strides that have been made in no way minimizes the challenges that lay ahead for the city as a whole, which continues to be wracked with crime and poverty, and has a school system bordering on the dysfunctional. The hope always has been that a revived oceanfront, in conjunction with a revived downtown, would help turn Asbury Park around. There are no guarantees. But success in those two parts of the city is a prerequisite to increasing the tax base, allowing for improved municipal services, and developing the critical mass of concerned citizens needed to achieve a full-blown, citywide renaissance. Some naysayers seem to believe the role of the redevelopers is to magically solve all of Asbury Park's problems. It is not. Their job is to make a reasonable return on their investment in a socially responsible way. It is the job of city officials, city residents and those who desperately want to see Asbury Park succeed to make it happen. Madison Marquette and Asbury Partners are an important component of the city's rebirth. They can help breathe new life into the city. But they need help from everyone to make it flourish. Yahoo! Tommy, I'm just curious as to what your take is on the Future Starts Here team setting up a plan that appeared heavily geared towards residential and now basically changing the plan toward one geared more towards tourism. Doesn't that kind of strike you as a bit strange? What is coming now is almost a complete reversal. While I'm strongly in favor of what we're seeing now, I have a hard time calling them great leaders when they basically came up with a plan, took several years, and then scrapped the plan for something which makes more sense for a beach town. Wouldn't a great leader set a course of action that would work from the beginning? Or do you disagree that the plan seems to have moved from residential to tourism based? Yahoo! It's til 12 noon in ap, 10 in OG, 9 in Bradley. 9 in spring lake, I rode to sea girt this am. Perfect day. The point here is that the police are finally arresting and publishing the names of johns. This is the best tactic they could take. Every guy who thought about coming to Asbury Park to score with a prostitute is going to think twice about it. You dry up the business and the supply goes elsewhere to seek their market. I'm amazed by the Press' reaction to this MM deal with Asbury Partners. The editorial board interview was a cream puff job. No financials -- again!! The only way to be confident of the partnership is to know what they're in for - a dime or a dollar. What's the commitment? Is there an out clause? Do we get to see this contract - ever? And, why should it cost AP anything? Can you say Breach of Contract? Does anyone recall the Dispute Resolution Agreement? Isn't this allowing the Partners to dodge another commitment and more deadlines? Tell me where it's not so. Another round of negotiating is necessary, says Bruno. Another round of private - out of the public eye talk among the principals - who don't include you or me. This basically allows the City to acquiesce instead of pressing its rightful legal position with the Partners. Now the City will be one more entity removed from enforcing its rights. Gees, only a lawyer like Faiella could feel comfortable plunging into a tangled web like this one. Oh, that's right, Faiella is the Partners' lawyer. What did the editorial board story say, Lamle is a 50% partner? Lamle? We know that Cherokee is a 50% partner. So who's out of the game? Or is the Press just playing loose with the facts again? As in oh they declined to discuss the financial end of this reportedly $150 million investment. The financials are the story!!! How does the City enforce its interests in this deal if it's between the Partners and MM? Sure I'm glad somebody got out there and cleaned up and prettied up the 5th Av pavilion and opened businesses there. What's not to like? But this city isn't a little girl to be told, Don't look a gift horse in the face. This is just the time when we should be looking that horse straight in the eye. As we used to say, we've been down so long anything looks like up. But this is just the time to be most wary. Just tell me why the city is giving anything up now. We've got a signed deal - two signed deals. Why should we make a third? Isn't it allowing the Partners to square the deal with MM? If so, the City is giving the Partners the equivalent of millions to give to MM in order to buy the Partners’ way out of their hole with the City. Well? MM's job is to make the retail/entertainment better. All they have made public is that they want the proposed Palace Hotel to be 20 stories instead of 8, and to include some kiddie rides in the open spaces. Other than than I have not seen any real departure from the plan we have. Could change though. Let's see what the new round of talks brings. Yahoo!
