BNY picked out a building to rent on Grand, hired an architect to 
draw up plans which included a shower/locker room so visiting offices 
could go to the beach.  

Unfortunately, the building's owner was in my opinion playing games 
with the bank.  I can guess at his motives, but that is all they are -
 guesses.  We were held up for quite some time and we started looking 
for another spot.  By then, Chase bought BNY's retail and mortgage 
division.  If we'd moved right away there might be a Chase branch 
there now.

I am familiar with the Villages.  My parents looked into them.  The 
plan is appealing to some people I guess.  The community development 
side of me hates, hates, hates retirement communities.  I think they 
are in some violation of the Fair Housing Act as they discriminate 
against people with children.  I still think that an affordable 
community is one with a balance of citizens.  

I don't expect any large business to relocate entirely to AP.  You're 
right.  It is too small to house a corporate headquarters.  It could 
hold several satellite offices.  The BNY offices in Manasquan were 
only 2 floors.  We would have had more room in AP and could have had 
a branch on the ground floor.  Renovations were just a part of the 
cost analysis.  They were looking at the long-term tax savings from 
being in the UEZ and hiring locally.  The costs were worth the 
benefits.  BNY was a fairly conservative company, but they were 
forward thinking.  That's probably why they sold retail and mortgage 
before the fiasco. 

I still think the city could lure in more variety of businesses.  
Have you ever been to Newburgh, NY?  That is where BNY moved their 
major lending operations. The office was in a dead industrial 
zone.  They'd never leave Wall Street.  One Wall was our executive 
office in the house that Hamilton built.  They were happy to move

Scary is right.  Reminds me of some of those retirement villages  in southern 
Ocean County.  Used to drive my parents and some of  their friends to their 
doctors in Whiting.  I commented on those trips  in 2006, message 18165:

I now refer to such places as Hell for the Hoary Headed.  My parents  
weren't wealthy enough for a gated community, but they did, at first, enjoy

but no small or adult children in sight, just lots of visits by emergency  
vehicles day and night.

Thanks Jennifer.  I just can't get a handle on what the following will  mean 
for school systems:  And that means that three out of four  home  buyers will 
have no interest in a house in the suburbs with a good school   system
 
No interest in a good school system sounds ominous to me.

The article is interesting and could be valid except we are  missing a 
very necessary component unless the childless households are  also 
retired.  We do not have enough local industry in Asbury Park to  
support all of its residents.  There are very few large scale walk-to  
jobs.  Back in the day, Asbury Park had the phone company and the gas  
company.  We do not have those types of jobs anymore.  

I  would love to live and work in the same city.  I would love to stop  
driving except when absolutely necessary.  In order to create that  
type of city, we need to lure larger employers here.  We have the  
buildings.  We have the trains and we could have better buses or an  
in-city transit system.  

For a city to be healthy, it needs  to have a balance of incomes.  
There needs to be affordable housing  and reliable affordable 
transportation for the lower income workers.   It really does need a 
good school system for the middle and lower income  workers because 
otherwise it won't have balance in the distribution of the  
population.

AP has a lot going for it especially  location and the small town 
disguised as a city aspect.  It is on a  major transit route.  It has 
one industry in tourism and  entertainment.  I also has small 
businesses and local professionals  like Realtors, lawyers, doctors, 
etc.  It does have the state office  building too.  That is definitely 
a half-full glass.  If we want  to fill the glass to the top then we 
need to attract larger  businesses.  That isn't impossible.  There are 
great tax  benefits for a business to open AP facilities.  I looked 
into doing  that when I was at Bank of NY.  We were going to relocate 
our  Manasquan operations office and our Bradley Beach branch to Grand  
Ave.  We did that in Newburgh, NY and it made sense to do the same  
here.  I don't know too much about schools so I'll leave that up to  
those who do.  I do know communities.  They work best when there  is a 
mix.  That is especially true for smaller cities.  I think  the glass 
could fill up.

lots of interesting demo's about the retirement communities,
especially the villages. It's the largest residential community built
in the US. about 99% white. They targeted (at least originally) the
midwest - miss etc, then upstate ny, maine etc. You either love that
life or hate it. My daigheter called it the stepford wives or some
other teen series where you come in in ugly ville, then move on to
pretty ville etc (I forgot the series,,,).

There's lots of communities like that - you come in, buy a small
condo either as a single or new couple, move on to the next size, then
the next, then the retirement home, assisted living, full nursing
care, hospice, then your final resting place. Not for me either.

Excellent marketing.

real reporters and real news and real ad rates.
This is a joke and should be dismissed as a joke.
No offense to Dan, he should run with the publicity and kudos to him for 
figuring out how to 
take advantage of of niche market but to compare him to other true newspapers 
like the AP

The Internet is powerful. More so then trying to figure out how many

that more valuable then 10,000 newspapers distributed?

The paper is great way of reaching a local audience. You see it and 
touch it. The Internet is more powerful - as it provides instant 
feedback on a query - like restaurants in Asbury Park at 5 pm or 9 pm 
either on your mobile or home pc you might see asburyboardwalk.com 
on google or asbury park dining on yahoo you might see someone else's 
site - but no TCN. 

What's more valuable? 
A: Both

what's even lower then low cost ads

I don't think the TCN is a real news paper. But the Press is a joke
and people consider it a news outlet which is disturbing. Can't say
much about the Coaster, everytime I look at it i see pretty vanilla,
PR type stories. our area is completely malnourished in terms of
thought provoking, taking the powers/people to task journalism. But
then again look at what is mainstream.

[AsburyPark] Join Together and ReVision the New Year!

Dear ReVision Theatre Enthusiast:

You have made a difference.

2008 has been a dramatic year for ReVision Theatre. Together with 
you, we have reached a major goal by bringing quality, professional 
theatrical productions (Hello, Dolly!, Hair, and Scrooge in Rouge) to 
Asbury Park.  And together with you, we can begin the process of 
returning Asbury Park to its' splendor.  Producing invigorating 
theatre with a fresh new perspective is very challenging, compounded 
by the recent economic events that have affected our community and 
our country.  

You can make a difference again.  

Our next production, Kingdom at the Asbury Park VFW Hall, is a new 
latin infused rock musical with strong social ramifications.  
Followed by Funny Girl at Asbury Park's Paramount Theatre, starring 
Steven Brinberg (the premiere Barbra Steisand impersonator). Our 2008-
2009 season ends with the Broadway hit, The Full Monty, at the 
Carousel on the Boardwalk (where last summer's Hair was performed).  

With your generous support, together we can accomplish these goals.  

You are truly what keeps our theatre company going as ticket sales 
alone cover less than 50% of our production costs.  Without you, it 
just isn't possible.

I call them God's waiting room.  Snarky?  Yes.  They are affordable 
though and someone takes care of your property and there's a bus to 
take you to fabulous places like Brick Plaza and Atlantic City.  Some 
are now filled with mostly working people in their 50's and 60's.  
Retiring is hard to do.

I seem to remember something about people living longer in cities,
like NY. The older people there, because they saw others in their
community daily, lived healthier lives. They didn't need to drive places. 

One of the things that is so great about ap is that it is a sort of
middle ground. we have space, beautiful wide streets, but a city vibe
as well. all sorts of people walking, some you know from seeing over
the years, they are people in your life, part of your world and there
are many more in close proximity than if i were living in most of
middletown.

i love the intimacy that is forced on us when we live close together.
easier to feel that your family is wider than once assumed. It can
also be a pain in the ass as family can be. 

thanks for the mention of a mix of incomes being healthier. That seems
obvious to me, but i don't think that is a common understanding. we've
got lots of issues surrounding income. We are way too infatuated with
the monied folk.

I picture myself retired looking at the ocean and pool. Hopefully
there will be some 20-40 somethings on the beach/pool that I can just
look at and they can look at some dirty old man. It looks like Hugh
Hefner is still alive.  

You can't retire in NJ and stay so easy. Unless you retire with 2/3 of
your salary maybe you can.

Sitting on your rear no matter where you are is no good either.

on my 2/3, if i haven't figured out how to live simply and joyfully by
that age, i don't deserve joy.

nothing dirty about the appreciation of youthful beauty. Being able to
see the beauty in age makes life a little sweeter.

   I don't think the TCN is a real news paper. But the Press is a
 joke
   and people consider it a news outlet which is disturbing. Can't
 say
   much about the Coaster, everytime I look at it i see pretty
 vanilla,
   PR type stories. our area is completely malnourished in terms of
   thought provoking, taking the powers/people to task journalism.
 But
   then again look at what is mainstream.
