I have an interesting design/build project that just showed up. Metal building, purlins, solid tapered beams (1:12) on columns, space manufactured, 75' w x 100' l x 30' h. Radiant heated, insulated, open with a short 25' end mezzanine for Offices, etc. It's a plumber's building, and to be used for services as he needs them. I asked: Storage? Yes, when needed. Racks? Yes, when needed but movable on casters so we can move them outside if they're in the way. Welding? Yes, when needed. Plastics? Yes, when needed.
This guy does a lot of prefab plumbing, soil pipe to pex, and is using this place as a staging/fabrication facility. I've tried two approaches with him. One, let's just design for the worst and two, let's try and limit your operations. He obviously doesn't want to classify the use as a welding shop with 25' racks of pvc fittings loose in bins jammed against each other 10' from the welder's curtain and has said why not just tell me what the simplest bare open system will cost and we'll try and keep things as safe as we can. Hmmm. I've suggested we include his insurer and he balked but after I told him without some agreement, his policy could change yearly upon inspection. I think he understands. I think the biggest issue is trying to predict what work may come his way and then dictate what the building will be used for. He's old union and very large. He could be doing anything from housing to petrochemical work and anything in between. Any thoughts? I was thinking of copying the section on Storage and letting him read it but I think he'd get 2 pages in and drop it. I realize it's like asking how long is a piece of string, but how have you approached this?
