In looking back at the history of Pier Village - they didn't 
attract "top name" franchises either - then the concept was changed 
to bring in "local" merchants. That's when they raided Red Bank.

It's done all the time in commercial real estate - if you hustle. You 
either shop the strip or mall to all the nationals, then fill in with 
locals or regionals. You hang banners, bright lights and create 
plazas and entertainment zones. 


The key is the demographics. Whose coming here everyday, even in the 
rain, the snow at lunch or a Tuesday night. Whose bringing kids, 
whose spedning, how old, what race nationality - foot traffc, auto 
traffic - parking... what's my rent and how long a lease do I get and 
what are you going to for me.
