[AsburyPark] Good Answer

2009-01-22 Thread wernerapnj

At last nights Council Meeting I anticipated Bill Gray's description
of the 'code enforcement process' to 'dispelled rumors'.

He was a no-show, that item was removed from the agenda.

At public comment time I asked the following:

How many summonses, how much in fines and how much jail time have the
owners or managers of the following properties received.

-Metropolitan Hotel
-Wesley Grove 'stump field'
-Abandoned Esperanza
-Collapsing 3rd Ave house East of Grand
-Boarded up house across from Bradley School
-Collapsing house on Memorial across from City Hall
-Elks Lodge - aka Charms Building
-Cookman Ave building across from Wesley Grove
-Boarded up buildings on 4th Ave - Terry Reidy's block
-Sewall Ave buildings that were eminent domain'ed
..

The Answer was a diatribe from Terry Reidy about having given me a 30
break from Bill Gray a few years ago. That was the non-answer given.

I agree! So why aren't well-heeled Thieves like Madoff, not being

Obama, an everyman from the generation, I thought, years ago would
lead us into seeing the worth of everyone. A young man from your

the treatment he's (Madoff), getting for defrauding millions from
honest, hard-working Americans and using them in the biggest Ponzi

As far as some party going posters here, I don't think Obama would
waste $20 bucks on a drink! Neither would I. Matter of fact, I
told a very dear friend, that I would concoct my OWN Cosmos myself,
at home! I don't consider myself cheap, by the fact I own bottles of
scotch worth over $200.US and wines worth over $50. right here! I
find those prices excessive and I guess though it's whatever the
market will bear, so for those who think it's a bargain, go for it!
I have to smack my own wrist for paying $20 bucks for an absinthe, so

Tom, Google Adwords is pretty cool and extremely easy to use. You just
go to google.com/adwords and register, then the tool walks you through
everything you need to know about creating a campaign, from choosing
the right keywords and geography to setting daily dollar limits on
spending. And the service works on a pay-per-click basis, so you don't
pay for exposures but for those who actually click to your site.

Happy to discuss if you'd like.

The trick is to manage IF and WHEN they come to your site - what do
have to offer when they get there. You have maybe 2-3 seconds to get
their attention...

It can more complicated if you attempt to place a value on IMPRESSIONS
(how many times did the ad appear) BUT no one clicked on it. There is a
factor to apply to determine what is the value of the IMPRESSION - did
they come directly to the site.

So if I spent $100 on adwords in one day, received 500 clicks (cost
me .20 to get someone over to my page), but also had 60,000 impressions
in one day - I'm down to .002 for someone to see my website name.

then go over to the TriCity - 10,000 published. How many times is ad
viwed? 10,000, 8,000, 12,000?. If you use 10,000 impressions and their
cheap $50 ad (I think) it cost you only .01 cents.

AP could advertise AP pretty cheap around the world.

Neither are the former execs who quietly packed up and left the banks

millons in bonuses and perks.

Madoff's mistake was that he should of just called the fed and said
he needed help instead. The entire investment banking (and banking
system) is flawed and corrupt. Pick up the sunday times from a couple
weeks ago. The big banking party was in Boca. Fancy hotels, golf
outings and speeches. Asked again how are these banks using their
money - to protect the future of the bank, why not take free
capital infusion - it makes us look better to a potential
suitor.., to be open to aquiring others in trouble... for
operating purposes

Which comes right back to my example of Provident calling me the
other day - busting chops for a regular loan to replace one adding
fees upon fees - UNLESS, of course, it was an adjustable loan - then
they would of been happy with 1/2 point.

You ever imagine Citigroup at 3? Or Merrill being non-existent as is
Bank of America - who are now both dollar for dollar BROKE?

BOA when aquiring ML - BOA was around 36, ML 27. Now combined 5?

The entire market, I've said it here a thousand times, is and was a
giant ponzi scheme. Your benefit to investing is the constant or
increasing dividend you are to receive as incentive to hang in.

To tie it back to AP - that's what taxes are for. Taxes are like a
ponzi - you need more and more and to hope that property values go
up and up or you lure newer streams of taxes - but to pay salaries
etc etc...

[AsburyPark] Re: Impact of Unsold Condos on AP Appraisals

2009-01-22 Thread radio881gal
Hi, Jennifer -
Thanks for the information. I imagine it's hard for someone buying a
unit in North Beach to get a mortgage since they instituted the
process by which they only finish off a unit as it's sold. That's
why it's so important for a community to have a detailed performance
agreement-- and a bond for security -- so the community can collect
from the bond insurer if for some reason construction is halted or
the units don't sell.
And thanks for that link.
It looks like that form is used in appraising a condo within a condo
community. What I was wondering was if communities of unsold condos
affect the values of the housing throughout the immediate area.
It's very helpful though to see what forms appraisors are using.
They seem to have a lot of freedom to be subjective.
I heard of another report that you might know of, the BPO? Not sure
I have the acronym right, but it means a broker's opinion.
Heard of that one? I think banks use it for ballpark figures, before
they decide whether the loan is going to go through and a full
appraisal is justified.
Thanks again,
Maureen

(URAR).
You can find a copy online through this link

https://www.efanniemae.com/sf/formsdocs/forms/pdf/sellingtrans/1004.p
df
URAR has always asked questions about one unit housing trends and
you
will see there is a box asking if the house is in a high demand or
 over supplied area.
Condos as a whole can be difficult to mortgage if a large
percentage
is not owner occupied. Fannie, Freddie and FHA require that 51%+
of
the condo units be owner occupied in order to obtain a mortgage.
This
can be a big problem if people buy into a complex, over time it
becomes mostly rentals and cannot be conventionally refinanced.
So, yes empty condo units can have an adverse effect on both value
and
 ability to mortgage.

Got a pic of Sue Henderson taking the oath and sound files for most of

I put the mp3 recorder right up next to clerk Steve Kay, so you can

a buyer might be better off having some control over the finish

I think Amboy had some of the original loans out on N. Beach. If they

They were one of the early banks to have moved bad debt off their

Re: [AsburyPark] Re: Save GRock

2009-01-22 Thread Mike Hemeon
I've been hearing that for over 20 years now. Radio station groups purchased
radio station the way unqualifed homeowners purchased homes. Radio stations
still make money, even in these hard times, if you aren't paying off a large
note on the station. I will agree that satelite radio may not make it through
but terrestrial FM still has many years to go before it is dead.
I like free medium not the pay-to-play for every bit of music or information
model. As the economy tumbles, free radio and TV will become viable again.
On-demand costs money and as discretionary spending goes away so will the
demand for on-demand. At least until things get better.

It's going to have to reinvent itself in order to compete with the technology

We now live in an on demand culture.
The internet killed both the radio star and the video star, and it's given rise

My motherworked at RCA in NYC when she was kid as a file clerk. Floors
and floors of files.

Eventually, you didn't need all those file cabinets or manilla folders.

Some guy went around buying up all little cell companies. Same for
radio. We don't know the real future of owning these rights to
broadcast, do we? It's a bet.

I would guess it's pretty easy to package a broadcast to many markets
from one studio in NYC, Kansas or in Bangladesh. Mike seems to be the
pro at this.

Looking for jobs the other day - you have to be reminded about New
Media openings. Select New media, TV, Print...

Times the other day on CNN vs CNN.com - more and more $ and future
betting on CNN.com then CNN. Huge infrastructure in place for the .com
end.

New Media.

2009-01-22 Thread Jack Pitzer
For me, the biggest issue is that a whole genre of music has now disappeared,
and the
new programming is totally aimed at the early teen market.
It's definitely all about money, and unfortunately music fans that are more
interested in
more then sugary pop are going to find new alternatives.
Also, this is a blow to local clubs that advertised on GROCK, such as the Saint.
I don't know what the answer is, but I tend to think that either a new station,
probably one
of the local college ones, will rise up in GROCKS absence.
And as much as I love Sirius, it's national, with no local content.

You seem pretty knowledgeable about radio.
In your opinion, besides the money aspect, what do you think it would take to
create a
similar radio station to GROCK.
How could one scale down and operate on a smaller budget and still serve the
community?
It seems like the audience is there. Aren't they as vital to the success of
radio as is the
teen demographic that the change is gear toward?
There's already so many stations in our area playing exactly the same top 40.

Michael,

My guess is Jack wasn't thinking of something like what is posted
here. This seems to have evolved into a community of all sorts of
discussion. Besides, there are plenty of free discussion sites that
wouldn't cost the taxpayers anything. I am sure there are plenty of
current costs that lots of taxpayers are not happy with.

Long Branch videotapes their council meetings. There is no reason that
city docs are not available in PDF form on the city's site. It would
cost the city less. When I got a copy of the Budget (in completely
unaccessible form for the average person) they handed me a pack of
paper that would have cost a decent amount to photocopy.

One of the reasons that I love the Center for Civic Responsibility is
that they teach citizens to go through a checklist of areas to
discover how open cities are with information.

A city that cares about open government would make information easily
available.

I have no idea if this is true, but something that I have listened to
a number of people complain about is that there are a good number of
patronage jobs in ap.

 Why not?

It ain't making no money and is running negative numbers.

Sure it's not all the employees fault if at all.

Better a freeze vs no job.

IF it is true, it's the way all co's and muni's etc USED to operate.

If you (the parent or relative) do a good job, you are creating jobs
for future generations of your family.

If I know someone who is a really good worker or person AND they
suggest hiring a relative - I might of a better shot of getting a
qualified person. Not always true.

The school districts will be in for a restructuiring and many towns
will have to or really should be forced to shared services where it
makes sense.

Don't forget to visit Maureen's site. I think she is the only one
doing the kind of thing she's doing. I don't go to it often enough.
You can leave comments there, which would obviously be more to the
point of her articles, and I am guessing she monitors them.

Also, maybe some help could be sent her way to have more advanced
recording equipment, tech help etc in the form of $$ or pro bono help.
just a thought.

There are two different sites, which I'm a little confused about, a
blog and regular site. Is there a difference Maureen?

[AsburyPark] Re: Save GRock

2009-01-22 Thread sharon_b283
Station 101.5 is NJ101.5, the New Jersey Station. 105.3 is classified
as urban/Black radio. The term Black was coined in 1964, when James
Brown had a hit called Say It Loud, I'm Black and I'm Proud. Saying
that one is Black is a self defining word in the Black Community.

Even though most of us self define ourselves as African-Americans, the
term Black simplifies who we are. Because of slavery, most of us
don't know which tribe in Africa we came from. Better yet, study
Black History and the bizarre system that separated families or better
yet, read up on The Katrina Effect, how Blacks were given one-way
tickets out of town, separating children and pets.

Interesting you bring up the radio.

This morning, my kids must of had on 101.5 which I guess is mostly
african american. The host was talking about how now maybe black
kids, especially young men, will look at Obama as a real role model.

He went to say that Philly has only a 48% graduation rate among black
males, newark 50%. While he continued talking, he didn't change HIS
rap - ain't - I don't know how many times, he do that - just
continued the slang talk while talking about Obama will change and be
a leader for young black people.

Why not start by changing the talk radio lingo?

Another question I've been asking about - Is it me, or has the world
changed from african-american to black as referring to obama and
the general population. Seems that has been the case the past two
 weeks.

Let the educators take over from here.

Hey, thanks for the plug, G!
Why not use the comments feature on Asbury Radio for a chain of
commentary? All I have to do is click on the link I get emailed and
approve the comment -- in case it's some kind a subversive, Alaskan
propaganda or somethin'.
It's a little confusing, I guess, because my web support inserted the
blogger.com stuff in the middle of the site. This was so he wouldn't
have to intervene every time I had something to post.
I was hoping for some dialogue in response to the mp3s. Kind of dry
without it, actually.
Thanks again - oh, I've got the poll up there now about dining out.
Best,
Maureen

Speaking of hard questions, Werner, you asked a few last night.
And Reidy's nonresponse response prompts a comment from you.

You can't let it hang like that. We've talked about it before. It's a
confusing mess that contempt of court business. But you can find a
way to summarize so we don't all die of legaleze.
Please post the comment on AsburyRadio.com where the exchange can be
heard. And please explain why Bill Gray isn't heard on there even
though his name is on the agenda.
I wrote Reidy to ask the reason for his not being there. If I get a
reply, I'll post it.

2009-01-22 Thread radio881gal
Somehow I just don't think so.
Sue has always struck me as someone who likes to do a lot of things
for the community, because they need doing -- not because the click
is doing something. And I think she keeps her own counsel, if you'll
pardon the pun. If Loffredo thinks he can run-herd on Sue, I think
he's in for a surprise. I've watched her conduct the Homeowners Assn.
meetings. She's fair and pretty stern. No nonesense. I don't see her
acquiescing to the Partners when they balked at developers having to
post performance bonds. No sir. That would not fly with Sue.
Just a feeling.
By the way, what about that letter of credit? Remember how Fishman
kept putting it off? Was that when MM came into the picture?
