His reply - good questions Dan. That was in response to receiving some of he answers I asked for about ownership of Partners. All I got was a list of LLCs (limited Liability companies). Terry said the negotiations will not be out of the public eye. I guess that was satisfy me. I have no more patience or time for this nonsense. They are going to do what they want. Something is wrong when credit wants to be taken for every drop of rain that falls from heaven during their term but if bird shit rains down, it ain't their fault. 5-6 years and still can't balance a budget. I agree Tommy. I think this is clearly a victory for those who wish to see more tourism/entertainment in the plan. It's kind of funny seeing the same people who boasted about the success of their residential plan ideas now boasting about the success of the tourism angle... I think the hotel could be a much better success than people are thinking. There are VERY FEW hotels along the shore of Monmouth County these days. The only hotel that I've seen advertise on a decent level is the Ocean Place in Long Branch and that always has plenty of cars there. Let's say the new hotel advertises on a similar national/regional level - that would bring people back to Asbury and back into looking at hotel prices in the area which could lead to more visitors at the other hotels as well. If marketed correctly, people that were planning on coming to a town like Belmar (maybe for the Seafood Festival) might stay in Asbury rather than a hotel in Wall. Hotels are needed to make the tourism idea work and the existence of a new hotel would also force the idea of entertainment into play. OceanPlace also does tons of those home shows and business conferences to get people year round. I agree that the Berkeley will most likely start advertising on a good scale, but so far the two hotels seem to rely on the word of mouth more than anything. The Berkeley seems to do well with weddings and stuff. I can't see why a new hotel wouldn't be a success. People seem to forget all of the uses that a hotel has and the advantages of a hotel by the beach are enormous. Imagine: 1) weddings 2) business conferences 3) beach and summer travelers 4) event goers spending the night for concerts 5) the simple addition of being the newest hotel (and most likely the most state-of-the-art, clean, nice features, etc.) There's more than enough reasons for it to be a success imo. Is that buildable sf? ;) Depends on where the land is. What's the plot size of Esperanza? I tried to do buildable at one point but didn't have the total sf they were building. I figure 350,000 sf based on average of 1,500 sf/unit at 224 units plus 7% add-on for common/gross (actually closer to 360,000). If you use $17.1 (upfront payment) its $49/sf. Then you can add $4.5M for infrastructure which ups it. Let's not forget 7% of sales kicker. Remember, the pro forma showed a total cost of $33M for the land, or roughly double the above. I think the Empress is pretty busy on weekends thru-out the summer, due to people coming in to attend club Paradise. The plan is residential mostly, but we do have the entertainment zone. More retail stores then anything, but theres got to be something else there that would attrack people? Why else would they want put a hotel into the plan in the first place? Sometimes they may not be the brightest on obvious issues, but they do know some things? What happened to the whole visitors coming to the city for a weekend to shop, eat, walk the beautiful boardwalk? These were all ideas that were posted a few months ago, reasons why people would want to come stay in the city. Did the people that said these ideas change their minds? Or did they forget what they had said? A nice get away place for a weekend. Also, this may be far fetched, but arn't hotels places for people to stay? How do the hotels on highway 35 stay open? Just becasue a hotel is on the shore in AP, doesn't mean the people staying have to stay within the square mile of AP!! A hotel on the Jersey Shore is a good thing, there are lots of places and beaches in the surrounding area also. It would be good to have them say, I'm staying at in AP Makes AP more visiable on the map again. Right, thats along the lines of what i was saying. Hotels in general stay in business becasue people go places and sometimes need places to stay. Wouldnt you rather have them staying in AP then on highway 35? Although, i guess a hotel on 35 would most likely run cheaper then one on the beach in AP. Or anywhere for that matter. But the point i was trying to make was clear i think. Years and years ago, when Ap and Ocean grove were more similar, do you think anyone ever stayed in an hotel in Ap, then walked over to Ocean grove? Historic Ocean grove, right next to AP. I'm sure people would stay in hotels in AP if they were visiting OG. OG fills up fast in the summer. Hotels attrack people to the area. That's a very good thing. Even when you stay a motel or hotel, you dirve around seeing what there is to do around you, or whats near by. Gee, if your hotel is right in the middle of Ap, then you may have found something! They know its there, so if they want to, they go. AP has a beach and a big boardwalk. A boardwalk that will hopefully have cool things on it in the future. That's enough of a reason alone to go! Look at somewhere like Point pleasent, what's there? If you take away the boardwalk, rides, stores and food... whats left? There is a dowtown area, but it's not much. The boardwalk and it's attractions along are enough to bring in a lot of people! Anything you add to that is bonous. Ap has the Convention hall, Casino, and Paramount. Were already ahead! It would create much needed hype for the entire project i think. But, if we can't get it back in there... then i guess we can't. I just hope the market doesn't spread into that area too. i'd rather see a bar in there, with stairs going upstairs somehow, to the posiable music venue upstairs in the Casino? Who knows! I get mixed feelings when i hear a posiable farris wheel or caarousel being placed in some of the grassy areas between the pavillions. It doesn't sound real to me.
