Indeed! 173 psi is plenty good!

I installed a thermostatic mixing valve in the feed line to our shower
to do the same and also minimize the water used to find the proper
temperature and flow. Only one knob of the shower valves is active, so
all one can do is turn it on and off.

Many people around here, where there is no water no matter how deep you
drill do exactly that. We are fortunate to have a well to supply our
hand-washing, toilet-flushing, and shower water; we buy 1 gallon jugs of
drinking water at our supermarket in Edgewood.

house I lived in while in Guatemala back in the day had a 1k gallon below 
ground tank that accepted city water during the rains, but too small for the 
dry season.  We installed a pair of 5k above ground tanks and the firetruck 
would stop by at least once a month to top them off.

 I was thinking the water would move around a lot. I suspect "real" tanks for 
this kind of purpose have all sorts of baffles built in to prevent issues. 
Strapping just any old tank onto a utility trailer is "Shaking hands with 
danger!" Sorry, couldn't help myself. ;)
Seriously though, there is a right way and a wrong way to do things and when it 
comes to vehicles most people are as dumb as bricks...

That's only about 4200#, about what a car weighs.  Any reasonable pickup
truck should be able to do better than that, assuming the water
trailer has brakes.  1000 gallons seems highly plausible to me.

I've been thinking a lot lately about "modern time saving conveniences" and how 
many people still complain about not having any time. 

It takes me a minute and a half to hand grind my coffee beans in the morning, 
that's how I have time to think about these things.

system conserves a lot of water, both cold and hot.
To date, I have never emptied more than one of the tanks in a month of use,
but the other 3 remain filled as my backup reserve [it's the desert after
all, things can happen, and it's a long way to town.]

A lot of folks that live off the grid live quite well hauling water, or
paying someone to haul their water. Those that haul their own, that I've
seen, usually max out with a 500 gallon trailer mounted tank [near
dangerous load] if they have a truck heavy enough to pull and stop the
weight.  Many use food grade plastic tanks in steel cages at 275 gallons,
which fit nicely in the bed of a pickup and "make a load"... [avoid sudden
stops and turns]. Every time they go to town for supplies, they top off the
water tank and replenish that way.

regular. The weekly 100 gallon hauls would be just to extend that.

more than I'd want to haul in a pickup truck. Of course you could
economize somewhat, but getting down to 100g/week would take some
extreme changes.

When our well pump broke we had to have water trucked in.  2,500 gallon cistern
that is normally filled from the well.  Truck held more than that, we just had 
them dump
the rest on the lawn.

every week to supplement?
And I thought hauling water 100 feet from the pond to the camp was a hassle. 
Actually the worst thing there was straining and boiling. The rain barrel is a

Yeah I've known people who didn't have utility water service and had to
haul it in. It quickly becomes a PITA especially if you're hauling it
yourself in small quantities (i.e. a tank in the bed of a pick-up
truck).

Trucking water is quite common in the area and is regulated by the County. The 
water plant where my son is an operator has a fill station for both the 
commercial haulers as well as private citizens who haul their own water. Not 
sure of the cost, but it’s no doubt cheaper than sinking a well.

Too small for SWMBA to cover.  Her deals are for mines and oil field real 
property deals.  Selling a house bewilders her.  As for effort, I can spruce up 
the place a bit.  Doing “business” is outside my bailiwick.  Tend to be a bit 
acerbic and terse when dealing with standard humans.  Best that a glad handler 
provide smooth interactions.   Recent adverse event is pointing to early onset 
mental decline.  Simpler for long distance deal having intermediary once the 
place is cleared out and minor fixes applied

We sold our house in Los Alamos FSBO. The buyer and I walked into the
title company and they took it from there. It was quite a blessing and
much easier than having two real estate agents to be able to have him
call me and ask if he could park his car in the back of our 0.61 acre lot
a couple of weeks before closing and it was done when I said yes and our
asking to stay after closing until they moved in with him saying yes.
He commented after closing he really appreciated being able to talk
directly with me.

BTW, different areas of the country do things in exceedingly different
ways. From what Grant said, Arizona and New Mexico seem quite similar.
North Carolina, where I have been looking, is quite different and will
be a learning experience.

 They rotate plantings, potatoes are a major part of that but if you eat 
broccoli theres a good chance at least some of it comes from Aroostook county 
Maine. Broccoli is only once every 4 years though, otherwise mustard seeds 
build up and the plants are hard to get rid of. They also do peas and oats. I 
remember when I was a little lad going with my grandmother to pick peas on the 
edge of my uncle Mike's (my grandfather's brother) farm. We'd have "peas and 
beans and new potatoes" fresh peas, green beans from the garden and the tender 
first potatoes from late summer all boiled and mashed together in a bowl with a 
little milk, salt and pepper to taste.
"New potatoes" you see in the store are just small ones, the flavor of those 
early potatoes is amazing.

And then some.  Not only does such an "education" show zero useful knowledge 
but also very poor judgement and poor work habits.  

I would hasten to add that some colleges still teach actual disciplines that 
are important in the real-world. But none of those important majors contain the 
words "comparative", "studies", or "gender."   Most of the important majors 
(except a few like genetics and computers) were major areas of study 100 years 
ago.

 We bought the farm next door to our farm thus providing road frontage. The 
"new" farm has been actively farmed through last year and we'd like to continue 
that into the future. To help with that we're looking to merge some of the 
fields on the front of our existing farm with those of the new farm to make 
bigger fields. The farmers like bigger fields, less turning around with their 
big tractors.
The tree farm stays, that's on the backside of the existing farm.There are new 
pictures on Google for most of Maine including our farm:

trees. You can also see our weird property line and where the first trees we 
planted didn't take well. Follow the field to the left and you'll find the 
pond, camp and 2 garages.We were actually at the camp when the picture was 
taken, you can see my silver pickup next to dad's Jeep at the camp. The builder 
had just finished the roof on the garage. A month later he put a car port on 
the west side that gives us 50% more space under roofing. We ordered the garage 
before we knew about the new farm...

Flat fee service if that works for you. We’ve sold a couple of homes this way 
when we wanted to be on MLS. Around $500 for the selling broker, you determine 
the buyer’s broker’s commission - we usually pay 2%, which no one has yet to 
turn their nose up at. The listing broker handles all of the showings, 
scheduling, contracts, etc., you literally do nothing but get the place ready 
to show.

In your market if you’re willing to invest the time, I would consider FSBO if 
you’re looking to net the maximum out of the sale. It involves a lot more 
effort on your part, but the proceeds that you would net by doing so would be 
considerable considering the selling price of the home.

In your market you’ll also want to list “as-is”, meaning that’s how the buyers 
are getting the property, you’re doing nothing in the way of repairs or fixing 
up. As hot as your market is, people will still go for it and pass on any 
inspections or remediations if something is found that isn’t a major issue, 
like structural or something to that effect.

If you go FSBO find a good real estate attorney to handle the transaction. 
Money well spent. Might cost you a grand or two at most, I’m guessing. Having 
an attorney do everything really greases the wheels and prevents any dust-ups, 
as people are very reluctant to cause trouble when an attorney is involved, 
especially at closing.

 Yup, the way the billing was structured if definitely incentivized them to 
cheat. I spent a significant portion of every day checking up on the call 
center to make sure we were getting what we were paying for.

Thanks, Grant. That pretty well matches up with what I’m hearing for a similar 
setup around Flagstaff. Youngest son says most of the city’s wells in the area 
are between 1,000 and 1,500 feet deep. One of the wells they have in the San 
Francisco mountains has a 36” casing! Imagine what it took to sink that one!

fighting."

I have a well at the Ranch. It is 998 ft deep, with good water. Cost for
the well, with pump and water tanks,  was just shy of $90,000. I look at it
by comparing the monthly water bill for a city home, over 30 years, just
all paid up front.

when looking at raw land, especially in the open meadows. Water tends to run 
down the sides of the nearby mountains and end up in the meadows, although it

of water in a matter of minutes.

You need to go back and get your masters to add Q to the L studies, that 
will take a year and another $30k, you should then be able to find a job 
with Uber or Lyft (after you buy a car) where you could make at least 
$100/wk.  You can supplement that income with part-time gigs as an 
Antifa provocateur, just keep an eye out on Craigslist for notices of 
when you might be needed.  Some travel might be required, Portland is 
popular this time of year, Seattle should be getting busier soon.


Note: Starbucks will be adding robot baristas as soon as the min wage 
goes to $15, so you might want to go to trade school to learn how to 
service robots.  That might conflict with your deeply-held beliefs 
though, it would require showing up to work every day at a specific time 
and you would need to pee in the bottle for a drugs test.  Plus there 
would be performance expectations.

they were both electronics engineers, quit his job and went to HVAC school
for a coupla years. He worked his ass off night and day, eventually had a
really big business with several employees. Got tired of Indiana winters so
sold out for some very good money and moved to Florida. They bought a plant
store and landscaping business and made huge money. Finally sold that and
retired quite well. He must be 90-91 now, both he and his wife still doing
well. Raised 3 or 4 kids too.

Mike Rowe is all about this and makes huge sense in his efforts.

A liberal arts degree is worthless nowadays. They force feed you crap like 
gender studies and indoctrinate you with liberalism. In the past, I mean 100 
years ago, you’d come out of an undergraduate institution an educated person, 
versed in the classics, philosophy, history, art and the sciences. A liberal 
arts degree was never really intended to prepare you for a profession- you 
either went to trade school or got an advanced degree such as JD, MD etc for 
that. It was meant to make you a polished, educated and well rounded person. 
That’s just not the case anymore.

keeps offering me 2.5%. I haven't done the math but I suspect the fees would 
result in little actual savings for me.

 My snowmobile trail groomer apprentice is under 30, works in HVAC, owns a 
duplex, drives a nice diesel Chevy and buys a new snowmobile every 5 years. Kid 
has an excellent debt to income ratio and is doing really well with no student 
loans. He's probably going to put in a mini-split for me in a couple months.
HVAC is another excellent choice, especially commercial where "Fix it right 
now!" is backed with money.

 From what I've seen the problem is that companies seem to think they can just 
throw all the work to an outsourcer and get quality results back. To get a 
quality product a bunch of your cost savings are going to be eaten up in 
managing the outsourcing company.
I actually did that for a little while, we had outsourced some support to 
Canada. I had a realtime view of wait times which were usually under a minute 
but then I got complaints from customers (I was doing escalation support) about 
long waits. It turned out the call center would put every caller into 10 
minutes of limbo. The call had been "answered" which we paid the call center a 
fee for, but they wouldn't be connected to a tech for 10 minutes. The call 
center wanted you to hang up and call back so they could get paid the 
connection fee again...

programmers in India or Asia are just as smart as the ones in San
Francisco. Sooner or later they will figure out what standard of quality
will get them paid.

 We've gone through this at work, they offshored a bunch of stuff to China, the 
results were disasterous, nothing usable came out of it.
Same thing in the Ukraine until they made the office there not an outsource 
company but actual employees of our company, quality improved dramatically 
although not at the same cost savings...

I recall when I was a kid my dad’s good friend he went to college with, they 
were both electronics engineers, quit his job and went to HVAC school for a 
coupla years. He worked his ass off night and day, eventually had a really big 
business with several employees. Got tired of Indiana winters so sold out for 
some very good money and moved to Florida. They bought a plant store and 
landscaping business and made huge money. Finally sold that and retired quite 
well. He must be 90-91 now, both he and his wife still doing well. Raised 3 or 
4 kids too. 

Mike Rowe is all about this and makes huge sense in his efforts.

Three cheers for Mike Rowe.  Frankly, I could never afford a house if I had to 
pay someone else to do repairs.  Fortunately I learned a great deal from my dad 
and uncles.  Maybe the most important lesson was "figure it out."

Talking real estate and loans, I bought several houses while in the military 
with frequent moves.  My mortgage rates were in the 8-16% range.  Current rates 
smell like the subprime crash, all over again.

 My snowmobile trail groomer apprentice is under 30, works in HVAC, owns a 
duplex, drives a nice diesel Chevy and buys a new snowmobile every 5 years. Kid 
has an excellent debt to income ratio and is doing really well with no student 
loans. He's probably going to put in a mini-split for me in a couple months.
HVAC is another excellent choice, especially commercial where "Fix it right 
now!" is backed with money.

On the north end of the south island in NZ, there is no accessible
groundwater. Fortunately, they get a lot of rain. Every house is built on a
giant concrete foundation which is waterproofed to store the rainwater,
which is filtered a bit and channeled in from the roof.

I would have loved to move out of the heat in Phoenix while I’ve been working 
from home for the last year, but my job requires me to always be within 90 
minutes of the plant site while on duty. Otherwise, I would’ve been out of here 
like a scalded dog. 

Now I just need all of these California mofos to quit buying up all the houses 
in the land in Arizona. It’s to the point now where I can barely afford 
anything. Dan knows my pain, because he has been looking in Flagstaff.

live anywhere with decent broadband and an airport. And it’s warmer and cheaper 
here and less gooberment interferences although they seem to want more of that 
for reasons unclear. 

The winter slow time never happened here this year, it’s been busy since a year 
ago, lots of NE plates on cars and people who drive and act like @$$h0le$

I recall when I was a kid my dad’s good friend he went to college with, they 
were both electronics engineers, quit his job and went to HVAC school for a 
coupla years. He worked his ass off night and day, eventually had a really big 
business with several employees. Got tired of Indiana winters so sold out for 
some very good money and moved to Florida. They bought a plant store and 
landscaping business and made huge money. Finally sold that and retired quite 
well. He must be 90-91 now, both he and his wife still doing well. Raised 3 or 
4 kids too. 

Mike Rowe is all about this and makes huge sense in his efforts.

 My snowmobile trail groomer apprentice is under 30, works in HVAC, owns a 
duplex, drives a nice diesel Chevy and buys a new snowmobile every 5 years. Kid 
has an excellent debt to income ratio and is doing really well with no student 
loans. He's probably going to put in a mini-split for me in a couple months.
HVAC is another excellent choice, especially commercial where "Fix it right 
now!" is backed with money.

Or plumber. My eldest kicked around in dead-end jobs for 10 years until we got 
on his case and told him he would end his life living in a van down by the 
river if he didn’t find a decent means of employment. He looked at plumbing and 
electrical, and ended up going to trade school for plumbing.

Two more years and he’ll have his journeyman’s license and will be able to 
write his own ticket. He’s doing well working for a large plumbing company as 
an apprentice while moonlighting around the neighborhood on the weekends 
installing faucets and fixing leaks for the neighbors, who are more than happy 
to pay him well for his time.

I am comfortable that if I existed this existence today he would be able to 
provide for himself more than adequately.

The trades are where it’s at, and always have been.

People are fleeing California to Arizona in huge numbers, and have been for
10 years now. They are driving real estate prices to what was considered
insane levels just 10 years ago, because the house they sold to leave CA
buys anything they want in AZ, plus .

Reasons for leaving CA are manifold, high taxes, government control of
almost everything, etc etc etc..
By Arizona standards, they are not good citizens, having moved with all the
social program baggage of CA.

We are planning on moving down to Charleston - with trucks full of northern
"baggage" - but might reconsider if you make us a serious offer.  Cash or

Yes telecommuting is making a lot of people realize they could live
somewhere cheaper. Then they all show up there together with all the money
they got from selling their old places, and bid against each other in the
new place. Even so, it ends up being lots cheaper for them. I view it as a
long overdue regional cultural attitude and financial resource
redistribution program for America. Good for everyone to see how the other
half live. But a lot of it is just a bubble based upon cheap interest
rates. Time to get the back yard finished and cash in. But then we would
need to figure out where to go.
