The commercial real estate market and housing in general have bottomed and will
not go back to the old lows. It may not be like a rocket ship off the bottom
but inventory is clearing, prices are firming and the system is cleaning itself
out. The worst has passed in a general sense and i would
With all due respect to Hinge and Werner (both of whom i respect for their
posts, intelligence, knowledge and passion about the town, particularly werner
who is extremely knowledgable on a number of topics), it is important that we
realize that Asbury is not continental Europe and that
In business one of the key determinants of success is focusing on something
specific and doing it extremely well. having a few rides will just be an
eyesore and a half baked attempt at luring some families in. in my humble
opinion i think they need to keep going with the art and music scene
I think the old Casino shell that extends over the water would be a great place
for a boutique hotel. With other uses in the Casino building and part that
connects with the Carousel.

Rather than attack i will ask dan what the reason for the Cookman avenue
closure is? at first blush i don't agree with it either but perhaps there is a
logical reason. Dan can you please comment?
Thank you

Hinge,
I thought you loved the European lifestyle? they serve small portions over
there with mostly homemade and organic ingredients, hence their lower rate of
obesity. So i would think you would embrace a moderate homemade portion since
it mimics Europe :)

Dan,
Can you provide some insight as to what is likely to happen to real estate
taxes after revaluation? My worry is that the revaluation dramatically
increases the taxes to the people who have fixed up their homes and spend money
in town while the dumps and slumlords see a decrease. Do you
i hear your point on fixing things up. However, some of these homes are
assessed on the NE side for 150k etc... and are worth 600-700k. Is the town
going to triple one person's tax so they can cut taxes to slumlords or people
who have let the property fall into disrepair. A revaluation is a
at the risk of inciting the group, i didn't think the email from MM was bad at
all. Private companies, unlike municipalities have to think about a bottom
line. He also was saying they do their best to keep replacing it even though
it gets ruined and they also have other flags up and down the

achievement as the majority and apathy as the minority they might raise their

I collect quotes that i think are insightful or profound and am planning to put
them into a book for my kids when they get to the appropriate age. My little
way of passing on wisdom and also showing them i care. One such quote i think
sums up the different personalities on this message board.
Great post Oak. Nothing focuses the mind like accountability.
I find it ironic that everyone focuses on losing ratables in the town when the
state bails out over 3/4 of the budget anyway. Getting more ratables will only
allow the state to subsidize less. It will not lower any taxpayers
I think the crux of the issue at this point is the following:
IStar is not going to back away from 70 million without a fight
They are not in a good spot right now economically so they will try to delay
things
I'm guessing they have a very prestigious law firm defending them who will drag

The below excerpt and article talk about weaning municipalities off state aid.
I wonder if Asbury could approach the state and explain that this aid will need
to continue without development along the beach and perhaps the state can
provide guidance, legal assistance, pressure, etc... to find
Does anyone know the reasoning and potential plans behind digging up Sunset ave

FYI, the piece of shit Esperanza is 30 million dollars of sunk cost by a
developer. you don't just make that go. There are interested parties in
taking over that parcel and actually building something there but price (bid
ask spread) and legal hold things up.
