If you don't think you will succeed you shouldn't even think of opening any 
business. There is a difference between a positive outlook and an unrealistic 
outlook. During the winter months the only thing I have seen on the boardwalk 
is a cold ocean wind.

     Well, if you were the owner of that business, wouldn't you have a positive 
outlook towards the future?  It may be too soon for something like that.  Who 
knows.  Those are the types of places kids seem to gather at.  If there were 
other things to do on or near the boardwalk, a place like that could do well.  
But with what's out there now, I don't see many people wondering in off the 
frozen boardwalk to buy candy.  We will see.
