I know Michelle isn't the cup of tea for most of you, but since we talk alot of real estate here, and she's taking on the Repubs in this one, I though you wouldn't mind. A man who can say No. A man who rejects Big Nanny government. A man who thinks being president doesn't mean playing Santa Claus. A man who won't panic in the face of economic pain. A man who won't succumb to media-driven sob stories. A man who can look voters, the media, and the Chicken Littles in Congress in the eye and say the three words no one wants to hear in Washington: Suck. It. Up. The Michigan primary put economics at the top of the political radar screen, and the Democrat presidential candidates have been doling out spending proposals, stimulus packages, housing market rescues, and other election-year-goodie pledges like Pez candy dispensers gone haywire. Which leading GOP candidate represents fiscal accountability and limited government? Who will take the side of responsible homeowners and responsible borrowers livid at bipartisan bailout plans for a minority of Americans who bought more house than they should have and took out unwise mortgages they knew they couldn't repay? I don't want to hear Republicans recycling the Blame Predatory Lenders rhetoric of Hillary Clinton, John Edwards and Jesse Jackson. Enough with the victim card. Borrowers are not all saints. There's nothing compassionate about taking money from prudent, frugal families and using it to aid their reckless neighbors and co-workers who moved into McMansions they couldn't afford or went crazy tapping their home equity and now find themselves underwater. Economist Tyler Cowen points out the problem of predatory borrowing something you never hear politicians spotlight. He notes, As much as 70 percent of recent early payment defaults had fraudulent misrepresentations on their original loan applications, according to research on more than three million loans done by BasePoint Analytics. Many of the frauds were simple rather than ingenious. In some cases, borrowers who were asked to state their incomes just lied, sometimes reporting five times actual income; other borrowers falsified income documents by using computers. Too often, mortgage originators and middlemen looked the other way rather than slowing down the process or insisting on adequate documentation of income and assets. As long as housing prices kept rising, it didn't seem to matter. Message to Washington: Stop treating every defaulting borrower like Mother Teresa. At last week's FoxNews debate, the He-Men of the GOP field went all mealy-mouthed when asked about the signs of recession. Mitt Romney asserted our need to stop the housing crisis. Does he mean the government should insulate borrowers and lenders from culpability? Continue to artificially prop up housing prices? If so, why? If not, then what? Last month, Mike Huckabee told an NPR reporter unequivocally that it is not the purpose of government to prop people up from every poor decision they make. Amen, Reverend Huckabee. But at the New Hampshire debate, he sheepishly avoided tough pronouncements and instead voiced support for President Bush's Hillarycare-Lite housing bailout since it didn't involve tax dollars. Yet. Huckabee is comforting himself and his followers with semantic self- delusion. The Bush measures including a subprime interest-rate freeze, a proposed expansion of the freeze to cover prime-rate borrowers, and a push to increase the availability of so-called jumbo mortgages and to lift the $417,000 loan cap are the camel's nose under the tent. Eventually, responsible taxpayers will pay. As for Straight Talk Senator John McCain, he immediately pitched federal education and job-training programs for laid-off workers. We need to go to the community colleges and design education and training programs so that these workers get a second chance. That's our obligation as a nation. It is? This is conservative? This is the alternative to Clintoncare? No, this is Clintoncare. Why can't Americans be expected to pay for their own schooling and retraining? Fred Thompson, supposedly the conservative's conservative, asserted the need for a fiscal stimulus: I think that has to be considered somewhere along the line if the economy calls for it. McCain and Romney want expansion of the Federal Housing Administration to allow borrowers to refinance on the backs of taxpayers. Rudy Giuliani wants government aid for borrowers who were cheated. Kushner Plunks Down $200M in Cash to Repay Loan Jan 15, 2008 By: Barbra Murray, Contributing Editor Premier New York City real estate concern Kushner Cos. has reached into its pocket for $200 million in cash to pay off a loan, according to a report by Reuters yesterday. Kushner spent a whopping $1.8 billion in January 2007 to acquire the 1.5 million-square-foot office building at 666 Fifth Avenue in Manhattan, relying on a $1 billon loan for the purchase. Kevin Swill, president of Kushner, shared his thoughts on the current refinancing market with Reuters, calling it, disturbing. It is unclear if Kushner relied on cash reserves or if the company sold properties specifically to pay the loan. However, its recent $25 million sale of its 85 percent stake in the 250,000-square-foot Military Park Building at 60 Park Place in Newark, N.J., was definitely not facilitated to get cash for the loan repayment. The Berger Organization, which had already owned 15 percent of the building, bought Kushner's share. The Military Park Building sale was not at all involved with any other transactions, Gary Gabriel, executive director with real estate services firm Cushman Wakefield Inc.'s Metropolitan capital markets group, told CPN today; Gabriel marketed the property on behalf of Kushner. While Gabriel was not involved in Kushner's loan repayment, he did note that, due to the current lending climate, cash has become a much larger component of purchase prices than it had been before mid-2007. Last election there were 19 candidates. The election before there were 23. You can't have a decent debate forum. By the time you intro the candidates and they make a 2 minute opening remark, you are out of time. What do you folks think of having AP go to a party-system of election, rather than non-partisan. There would be primaries to weed out the nuts. It would also put AP on the County party radar, so AP could get more attention paid to it. On the contrary side, I raised this to Kate Mellina once, and she told me that she never would have been on the Council because she would not have reveived the Democrat's nod to run. We don't see any clunkers among the names we recognized, but are saddened not to see Eddie Gaspar 's restaurant in the First Avenue Pavilion (formerly The Tides) missing from the press release and news report. Maybe we missed it. We'd like to see more transparency in these announcements and plans. The announcement yesterday was termed a “press conference”, but we didn't get the feeling there were a lot of press questions answered, from the report by Nancy Shields in the APP, and we don't see anything in the Star-Ledger today. Channel 12 had a report last night, which seemed pretty much a replay of the press release with some local shots of the boardwalk. What's nagging at us -- We agree wholeheartedly with Mottola that the city can't come back without a concerted effort to stimulate all its facets, including things seemingly as diverse as the downtown business district and our educational system. Mottola's willingness to take on the residential developments, since Charles -- tear down that old historic carousel house, it's in my way -- Kushner decided to dump Wesley Lake and run is wise, too. How can you say come and have a great time when those empty windows are gaping at tourists like so many open mouths? But what about the impossible deal Asbury Partners left hanging in the air, which amounts to tentacles that remain in the project long after the property deed is signed over? We're talking about, in addition to the per unit development rights of about $100k per, the 7% piece on the sale of every unit, and $20,000 per unit for the infrastructure improvement reimbursement, and the Partners’ retention of all commercial rights on the sites. This is the piece of the story that never gets discussed. When we’ve brought it up, we’re quickly hushed up. This is why the developers have been trying to achieve mission impossible - build quality units with skilled labor with the best materials, and sell at market rates, while giving the Partners their share -- and ride out a Recession, and a credit and real estate Crash. No wonder it caved in. In the Press, Hugh Lamle , of MD Sass, a partner in Asbury Partners, hinted at needing to help Dean Geibel of Metro Homes, whose building the Esperanza is now suspended in animation, a cold reminder on the same piece of land as the famous symbol of the last fiasco. He got caught in this national financing debacle, Lamle's quoted saying. Was it the “national debacle” or a far more local one? Perhaps the Partners' Mission Impossible Deal? He can’t do much about the national economy but is Lamle willing to change this impossible agreement? Loosen the handcuffs? Mottola is quoted saying he needs to negotiate a subsequent redeveloper agreement with the city for the boardwalk plans and an agreement on the Kushner properties. Is this when the tentacles of the existing contracts with Asbury Partners will bare their slimy barbs? Isn't the city itself, mum at yesterday’s press conference, also negotiating yet another agreement with the Partners -- the global settlement agreement? Was Kushner's decision to pull out prompted at all by his unwillingness to fork over 7% of the sale of the Wesley Grove units to Asbury Partners? Twenty-two have been sold; we'd like to know if 7% of those sale prices went to the Partners. It's time the residents and officials of Asbury Park knew the details of these deals. And, by the way, where is Cherokee Investments? Last time we looked they were 50% of Asbury Partners. Don't they have a say in this? Our former redevelopment attorney Jimmy Aaron said Cherokee put $30 million into the Partners’ pot. Did they sell their share? If so, who bought it? We have a right to be in the loop, because it is our taxes, our businesses and our homes on the line. If we're entering a new phase with Madison Marquette let’s be sure we're on equal footing. We can't be if only some parties know the details. Otherwise the plans sound wonderful. Got through grad school assignments using Tandy's TRS 80 (Trash 80) and thought that Find and Replace was great fun; looked forward to making my advisor's corrections. I remember many doubting Thomases back then who couldn't imagine computers ever becoming a household item. Studied Basic programming language which soon became obsolete; but it was a great example of strict logic for an application to work. Also was useful as an example to students how one misplaced word or punctuation mark could screw up thousands of lines in a program. **Start the year off right. Many hours spent in Mon College (at that time) computer lab with stacks of cards watching them fly through the card readers. Then for fun, shoving a card in someone else's deck that was to be run. I also have a direct pc dish on my roof and an extra arm as a reminder. Meanwhile, my son is showing me his itouch and all the new games they just got ahead of apples release. Games like Pong. No, if anything, parties are loosing power. The rise of the independent candidates will continue to grow. I'd say in about twenty years the Republican and Democratic parties will be gone. I think Asbury Park is actually ahead of the rest in this area, keep it non-partisan. There is a city who had the same problem with too many candidates and developed a way to elect the most preferred top five candidates out of a field of many running. It might have been San Francisco. I'll try and find something on it later. And lastly, about weeding out nuts. Your point is not without debate. More importantly is power. The power to make decisions that have major, major impacts has to be changed - somehow. I guess you can only vote based on how informed you are, your advice of hired experts (independent) and your own professional experience. You can't be right all the time - but a 90% avg would be pretty good. Maybe that's where MM is thinking - you have to truly understand development, financing, marketing and how to utilize money effetively to produce a return. You can't tell me if given several hundred million/year to run this town and schools, MM might be able to pprovide for the entire community ove the next 5 years ($1 billion). One of the things that I've always wished for our city would be for the west side to actually rise up and make an effort to change itself...to say to the world look what we've done with our community and make an example of positive change. I totally agree. What I mostly mean is that the west side needs to reject the gangs, the drug dealers, and all of the bad stuff that gives the whole city a bad reputation. Most of the rest of the city has already started to rise up, but because of one small part of the community, the entire city is stigmatized. I'd like nothing more then to see our city united. Hinge maybe you don't see it but drug sales and gangs are not just on the westside---I have reported drug sales that I have seen on the east side---just like you see the prostitution on the east side the prostitution is also on the west side---the drug dealers and gang members do not discriminate they are throughout the City of Asbury and need to be removed. The East side is at present being beautified with new business and new people but if we don't remove the rift raft as a whole we can forget about the whole town. Because the drug dealers and gang members (who are the drug dealers) will go where they can make their money. Are you kidding me? I've called the PD about drug sales right out front of my house, and if you recall, I'm also the person who called the PD after I found a hypodermic needle in Library Square Park one Sunday morning. I agree that these activities don't just occur on the west side, but if you look at the overall history of crime in the city, a majority of it has always occured in the west side area. What I'm mostly talking about is a community policing itself, rejecting the gang/drug lifestyle, rejecting the welfare mentality and making a positive example instead of an enduring negative one. Part of this involves the hope that MM brings to the city. I've said this many times before...there really isn't all that much opportunity for the youth of AP, either for jobs (summer or year round) or any form of recreation. We don't have BB courts, tennis courts, public baseball fields, a community center...none of that. Maybe it's just me, but when I see kids having to play touch football in a ditch on Main Street in front of the train station, something is wrong. Mini golf maybe. Everyday on my drive home down 71, I see kids coming and going at the community centers in Belmar etc. Why don't we have one of those? It certainly would go a long way. There was a kid in my neighborhood who moved away recently. His idea of weekend fun was playing in the street near The Flamingo and throwing rocks at bungalows. Nice little kid. But, no place to play for him. No playgrounds, no other kids around. No BB court for after school action...nothing. I think this is a major issue for the city. That, and jobs...summer jobs etc. Too bad AP doesn't have it's own version of the Civilian Conservation Corps to give kids jobs around the city, working on beautification projects ect. Something like that could help build a kids pride in the place where they live. We are both in agreement with the main concept it needs to be cleaned up. It will have to be a community project---but it can't be a divided community. [AsburyPark] More repairs done on Library Sq. Pk. fountain!!!
Somehow, the globes have been replaced on the Library Square Park fountain, and it's lights are now shining brightly! I don't know who to thank for this, but should that person, or group, read this...thank you from all of the citizens such as myself who love the park. This is greatly appreciated. But, no place to play for him. No playgrounds, no other kids around. No BB court for after school action...nothing. I think this is a major issue for the city. That, and jobs...summer jobs etc. Too bad AP doesn't have it's own version of the Civilian Conservation Corps to give kids jobs around the city, working on beautification projects ect. Something like that could help build a kids pride in the place where they live. I helped build that etc... great points Jack after reading the MM press release it seems apparent that they must have derived many of their proposed objectives from this yahoo forum...let's hope they read your above post as well. keeping the kids busy is so important, I was in the arcade on the boardwalk this summer a few times and the local kids working there really seemed to take pride in their work and were also having fun while doing so. fyi to all.the check cleared. And Enterprise Ireland, an agency of the Irish government that gives fledgling small companies a helping hand, has even leased space in an office building in Midtown Manhattan to serve as an incubator for businesses hoping to expand into the American market. The relatively new emphasis on entrepreneurs in Ireland is the culmination of nearly four decades of government policies that have lifted the economy from centuries of poverty to modern prosperity. The change began when Ireland entered the European Union in 1973. In subsequent years, the government rewrote its tax policies to attract foreign investment by American corporations, made all education free through the university level and changed tax rates and used direct equity investment to encourage Irish people to set up their own businesses. Government help for Irish entrepreneurs grew out of an overall economic policy devised in 1987 that reduced personal taxes, said Kevin Sherry, a director of Enterprise Ireland who specializes in start-up companies. Enterprise Ireland has also put up initial capital for venture investment funds and supports research and development.
