[AsburyPark] What a great debate!!!!

Last night's debate confirmed why I hate the mainstream media.

BOTH candidates were fantastic, and EXACTLY the opposite of how the 
media portrays them.

On Biden:

What a pro.  The media tries to convince you he's a loose cannon who 
can't control himself.  He exuded control and command.  He came off 
as a guy who knows policy, but he connected with the middle class 
too, which was his job.  Seemed genuine.

On Palin:

Tina Fey may have lost her job last night.  The media spent two weeks 
trying to concince us Plain is stupid, knows no policy and most 
importantly, can't think for hereself. Here job was to prove them 
wrong and she did.  Strong on facts and policy.  Fast thinker and my 
goodness what a flair!

On the debate:

Like watching a home run derby.  Each candidate was hitting the ball 
hard.

Interesting irony:  The knock on Palin is that she is too small 
town.  Biden did all he could to show he's small town with refereced 
to Scranton and Main Street.

Credit Biden for being smarter than the pundits.  He needed to do 
that and did it well.

Sarah needed to show confidence on foreign policy and she had a great 
delivery of policy on it (Biden we knew would do well on that and he 
did).

As an American, I feel much better than I did last week.  I have far 
more confidence in Biden and Palin than I do Obama and McCain.

I wish both tickets would flip - they are upside down.

genuine civic participation. i am willing to bet most ahem..local
governments prefer for us plebs to keep quiet. unless we are kissing
their ass. we need a better way to vote.  IRV etc...check out

Unfortunately, it isn't about preference.  We all prefer adult and 
responsible, but biology creates a desire before those two milestones 
are reached (for some responsible is never reached).  I will teach my 
son about preventing pregnancy and disease because I am a realist.

you lost me on this. i was referring to the guy who i am guessing got
banned after a number of people called him out on his disease. 

i am not suggesting that people don't use victimhood to manipulate.
ive seen it myself, its not only in the realm of race. women can be
pretty good at playing the victim...its a human drive to get what we
want.  i just really don't see Obama as doing this..and he's half
white no?  there are people that live beyond their physical bag. obama
seems pretty real, in touch, intelligent etc...is he part of the
machine?  definitely.  besides, he looks like he digs his wife.

my parents added in the fun of non intercourse sex. ill never forget
my mom telling me how wonderful oral sex was. i had years of sex
before having intercourse. both my parents talked to me about sex.  my
dad said to me once...if you feel like getting laid, masturbate.
making love is for making love.  some horny old jaded republican told
me he must have been a romantic, i think he was a realist, its just
that we are so wacked about sex in this country. i recently had a
conversation with women i grew up with and we talked about first

those stories were.  so many women have sex without CHOOSING to enter
into that great space. girls and boys need to be taught how sacred our
sexuality is.  but that can't happen if the discussion amounts to
just say no.  then there is all this repression and desire and we
are vulnerable to being manipulated by sexual images and the like...i
happen to think Palin is using flirtatiousness to gain support, but...

That's interesting.

So say you $300k on your home and decide that you can't afford it any
longer and let it ride into foreclosure (or threat of). What's the plan?

Ok ok, you only $150,000 instead of the 3 you signed for and lets
reduce the interest payment from seven to say...how about 3%? Good now
hat money you saved can be used to be out back into the economy or to
buy yourself some steaks or hey, why not a boat or a car you might not
be able to afford? 

So why not eliminate eveyone's interest due on credit cards or their
balances as well or how about limiting the interest rates banks can
charge on lates on credit cards. Read the fine print - f-up and you
can be around 29% or more...

Why not just eliminate income taxes for a couple years  - except the
rich. I love that line.  Tax the rich more becasue they are the
devil. Does the average joe american pay a mansion tax...

Rich has to be adjusted for inflation.

Here's another way the average joe can save a few $ (check with your
accountant)  - go into business.

any small business. Report your ALL your income and ALL your expenses.
If your self employed your health benefits I believe are now 100%
dedcutible..a portion of your car payment, phones, internet etc etc
even a portion of your meals - anything that relates to business...

So looky today...now Wells Fargo likes Wachovia. Should of listened to
rumors. So my Citi looked good yesterday, looks like shit today.
That's the free market working. Put something up for sale and get the
word out.

Would it be too much to ask that the political discussions please stop 
on this board? There is now a group devoted to AP politics... the 
discussions should be had over there now.  I, and I'm sure many other 
people here are just sick of reading the political discussions here... 
we all dont agree on politics, no two people ever really do, but cant 
we all agree that this group is about Asbury Park???

Asbury Park shops set winter hours

More than 25 shops, restaurants and night spots on the city's new 
boardwalk and beachfront are set to keep going into the fall and winter 
after agreeing with landlord Madison Marquette to be open from 11 a.m. 
to 7 p.m. Thursday through Monday, closing on Tuesday and Wednesday.

Madison Marquette rebuilt the boardwalk this year with the intention of 
making the beachfront an attraction with enough venues and excitement 
to draw people into the winter as well.

Courtney Johnson, director of marketing, said 27 of the businesses are 
going to stay open through the cooler weather with longer hours planned 
for the holiday season. That number includes the last of the new 
restaurants and businesses now set to open by the end of October in the 
First Avenue Pavilion, one of three that underwent significant 
renovation last spring and summer.

The tenants were pretty relieved that the landlord actually kind of 
met us in the middle (on hours to be open), said Eddie Catalano, who 
owns Eddie Confetti ice cream near Convention Hall and is opening 
Boardwalk Bagels and a second ice cream store in a few weeks close to 
the Carousel at the city's south end.

I think the winter schedule is going to be a good thing, said Steven 
Ranuro, whose father is a downtown developer, and whose family opened 
Biggie's Clam Bar in Convention Hall the past summer.

This will give our customers a chance to feel that we're here, and it 
will build a foundation for this boardwalk to be year-round, Ranuro 
said.

At the same time the boardwalk is going forward, several beachfront 
owners asked city officials Wednesday night if they could suspend the 
new paid parking that began in August on the waterfront.

City Councilman Ed Johnson said the city is open to everyone's 
participation and said a parking subcommittee meeting was planned for 
Thursday to decide what to do.

We are going to solve our current problems, not extend our problems, 
he said.

Helen Doyle, project manager for McCloone's Supper Club and Salt Water 
Beach Cafe in the former Howard Johnson's building, praised the city's 
help in making the two McCloone restaurants a success so far.

But she also asked that the city suspend the paid parking for the 
winter months because people are coming in with parking tickets that 
have transformed patrons into irate customers.

I think our customers' patience is running out, Doyle 
said. Hopefully it will be decided no more metered parking on the 
boardwalk for the winter months.

Paid parking is a source of revenue, along with beach fees and taxes, 
that allows the city to benefit from the waterfront's success. The city 
has collected about $43,000 since it began in mid-August, with the 
collection rate dropping off as expected after schools opened, Gregory 
Mayers, the city financial officer, said Thursday.

When the city began enforcing paid parking with new pay stations in 
August, the posted signs explaining where people should pay (at 
machines at intersections) were not large or clear enough to alert the 
public that a new system was in place. The city has ordered new signs 
and is taking other steps to smooth out the parking.

Marilyn Schlossbach, who has the new Langosta Lounge restaurant along 
with her husband's new surf shop in the Third Avenue Pavilion, said 
the people getting tickets has been tremendously negative for this 
city.

Several other owners spoke at the City Council meeting and most offered 
to serve on a city parking committee.

Courtney Johnson said Madison Marquette wants to keep the parking lots 
free for the winter.

And, she said one tenant that won't be on the boardwalk for the winter 
is Shore Fitness, whose instructors were from Brooklyn and came to work 
at the Shore just for the summer.

We've been showing the space, she said. There's a lot of interest.

Even lowering the interest is questionable.

Like I said earlier in 1986 for an investment house I had to pay
around 12.5% (actaully a principal residence with 2 other apartments)..

Crestmont Federal Savings (sold a couple times now I think). I had to
put a suit on a meet with the president of the bank. It had do with
the appraisal.  2 houses on one lot with 3 units in Ocean Twp had no
comps...other then Asbury Park and Long Branch.

I had to pay the rate, then pay to refi and pay to refi etc..just like
now. So I have one house with an interest only at 9% I've had for a
few years - hopefully I'll get it refi'd this week...so if anyone out
there is looking for a 6% return with collateral, call me. Become my
banker.

Maybe if som seniors were scammed, find the scammers and the bankers
and sue them - those that aren't bk. Remember the house of cards here
in AP... this is it on a national level.

Help people who invested in houses - hoping to FLIP them and got
burned? Might as well pick up all the people who invested in the banks
that got burned as well  - the americans who dumped money in Bear
Stearns, Goldman, Merrill and every stock there...

One way of looking at reducing the principal is that it MIGHT help
stop foreclosures and free up the court systems. The houses will hold
value vs going into foreclosure and aovid dumoing of homes by banks,
keep out vulture investors and letting people keep their PRINCIAPL
residences. If a home going into foreclosure is not the principal
residence - tough shit foreclose. If it were aninvestment property
where they claimed income on it - tough shit - foreclose.

If it goes into foreclosure the homes should be made available FIRST
to people who intend to occuppy the home as their principal residence.

If not, go ahead and reduce the principal payments.

Back in Jan I reduced my rate from 6.5% to 6% on a jumbo loan (that
should changed as well), It cost me $2500. Damn I like Biden more and
more. 

I've been waiting for another drop.

I thought that was odd as well, but what I think he was talking about 
was in the context of a bankruptcy proceeding so that people can stay 
in their homes. I do not think he was speaking just generally. And if 
you think about it that way, it is not totally unheard of, to discharge 
part of a debt in the context of a bankruptcy proceeding.

There is a loss mitigation tool for FHA mortgages called a partial 
claim.  Under this option the servicer negotiates with the borrower 
and FHA to advance funds representing the delinquent balance.  
Basically, the servicer of the loan is paid a partial claim using the 
FHA insurance in order to reinstate the loan.  There's always lots of 
rules and conditions on any loss mitigation option.  

Sometimes we can do partial claims using private mortgage insurance, 
but it's much more difficult than an FHA claim which isn't easy 
itself.

Loans can be modified too.  Servicers can recast the loan by taking 
the delinquency and increasing the term of the loan.  There is also 
the option of increasing loan payments for a fixed period of time to 
make up the delinquency.  Obviously, this is for homeowners who could 
originally afford the loan and suffered a temporary financial setback 
which has been corrected.  Not too good for the crazy loans we deal 
with today.

I have used short sales in a predatory loan remediation with HUD's 
cooperation.  We arranged for the short sale of the house to an 
approved non-profit which then resold the house back to the original 
homeowner at the same closing.  It was creative lending and it did 
work for about 25% of the people in the scam.

Usually short sales are of little benefit to the homeowner other than 
they avoid full-blown foreclosure and defiiciency judgments.  Short 
sales and deeds-in-lieu of foreclosure are better than foreclosure, 
but still result in the loss of the house and equity.  

The main problem in today's debacle is that the tools are meant for a 
different set of issues.  In the past when loan servicers were flush 
they usually wouldn't even try to work with the homeowner or their 
counselor.  Now, they need to and hopefully that will increase our 
options.  A short refinance would be a great tool.  It would 
certainly create better market stability.  

The Hope for Homeowners Act went into effect Oct 1.  It does have a 
provision for partial loan forgiveness.  The problem is that lenders 
get to choose if they will or won't participate.  This is why I get 
pissed about a bailout.  If lenders want to be bailed out then they 
must agree to the provisions of the Hope for Homeowners Act.  FHA 
lenders should be required to work with HUD approved counselors or 
lose the ability to write FHA insured loans.  Lenders that don't want 
to can go it on their own, but they cannot expect any federal 
assistance (Tommy that was for you.  I'm not advocating government 
control of free trade.  I'm requesting that those who request 
government assistance comply with government set provisions).

the country except maybe Florida.

I majored in history and I hate math.  The formula for mortgage 
qualification is pretty simple though.  We calculate affordability 
based on maximum monthly mortgage payment which lenders call PITI 
(pity) or Principal (amount of loan), Interest, Taxes and Insurance.

less monthly debt
equals qualified PITI

To calculate the maximum mortgage amount you divide the final number 
by .00X.  X=interest rate.

So a gross monthly income of $1000
with monthly consumer debts of $100
Interest rate of 5%

My borrower qualifies for a loan amount of $60,000.  

Reducing the principal would lower the payment much more than 
lowering the rate.  That is what a partial claim does. 

BTW this is the easy method.  Some lenders use more than one 
percentage and calculate debt and housing ratios separately, but for 
the most part one ratio works fine.

Sorry if this is wonky.  I explain it much better in a classroom than 
I can in an online group.

Last I heard of such a proposal (to directly bailout homeowners) was by  
Martin Feldstein, conservative economist, chief advisor to both Reagan and  now 
advises McCain.
 
 
He opposed the original bailout, but suggested a bill that would allow  the 
government build a firewall and purchase individual no recourse  mortgages 
up to a certain figure (e.g., maybe $80,000) to people who  have mortgages.  
For the 10 million homes with negative equity,  mortage replacement loans at 
very low rates. The money would go directly to the  bank or mortgage holder.  
He 
thinks that minimize the defaults and  foreclosures that are causing the real 
estate downward spiral.

Those of us who have worked and played and lived in Asbury Park for
more than a couple of weeks know exactly how corruption can ruin a
good thing. Give credit where credit is due and open up your eyes
to both sides and then try to make a learned decision. Or, be like
a hinge swinging back and forth, rusting over time, but never going

I did not say they did not exist. I am saying that PALIN is faking 
it, or playing it up to try to appeal to them. Implicit in that 
statement is an acknowledgement that they exist. Biden did a bit of 
that too with the Home Depot story, but Palin does that nonsense 
constantly, and I find it very annoying. Plus, I think she is a dolt 
when it comes to any issues of substance, but that is beside this 
point.

I did enjoy O'Reilly ripping Barney Frank a new ahole. Barney usually has 
underage male pages do that for him. He played a segment where he is telling 
Republicans Fannie and Freddie are ok just two years ago. THEN he denied it. 
Dems run the banking committee and they didn't know this was happening? 
 
The reason the house shot down the first attempt was the Dems wanted to give 
ACORN billions. It happens to be Obama's community group. You know the one that 
gave him all of his experience. The one that has many of its members in prison 
for voter fraud.
 
I wish they would give felons the right to vote. That would put all Dems in 
with rapists, pedophiles, molesters, murderers, and theives. Yes. I would want 
to associated with them.

[AsburyPark] APPress Reports 5 Arrested Reputed Gang Members

For those of you who have read my report on the major drug bust 
announced yesterday by State Attorney General Anne Milgram and County 
Prosecutor Luis Valentin, on AsburyRadio.com, you may be confused 
about the number arrested with gang affiliations versus the number 
of reputed gang members as reported on the Asbury Park Press web 
site today.

It took me three calls to the prosecutor's office today, but I got an 
answer - and I listened to the Mp3s again. First the Mp3s:
Attorney General Milgram, who spoke first, said Twenty-two of the 
individuals arrested today have gang affiliations. Prosecutor 
Valentin, referred to approximately 20 gang members and a 
significant number of fugitives, among the 50 arrested. 
As for checking with the source, the Prosecutor's Office:
We've been told to rely on the press release, which identifies five 
of those arrested as members of mainly the Bloods street gang, and 
an additional 12 individually identified as an associate of a gang
(s). The source we spoke with referred us to the internet for the 
distinction between the two. 

For now, we are satisfied to say that there were a total of 17 
individuals, among the 50 arrested, with street gang affiliations. Of 
course that would imply that both the attorney general and the county 
prosecutor misspoke.
This is vitally important to our community. Thanks for reading my 
report.

These figures do not include nearly $17,000 in per diem payments  
Palin received for 312 nights spent in her own home since she was  
elected governor; she also has received $43,490 to cover travel costs  
for her husband and children.

In addition, each member of the Palin family received $1,654 in state  
oil royalties paid to all Alaskans.

The Palins’ assets seem enviable: a half-million-dollar home on a  
lake with a float-plane at the dock, two vacation retreats,  
commercial-fishing rights worth an estimated $50,000 or more and an  
income last year of at least $230,000.

Unfortunately there is no real anymore. Sharon can never tell me how Obama is 
more qualified than Palin she instead will call you names. Her favorite is the 
race card or ignorance never an answer though. There isn't one he should get 
more points because he is black; you know like affirmative-action. Obama will 
be the first affirmative-action president and we relive the wonderful Jimmy 
Carter years. 
 
Palin is qualifed to be vice president but Obama with equal or less experience 
is qualified to be president. I saw one poll that said Biden isn't qualified to 
be president. Not enough experience I guess. Obama on the other hand has it 
going on. He talks alot and never comes up with answers.  
 
We are going to get a middle class tax cut. WITH WHAT!!?? We are going to get a 
record TAX increase of course if you be on welfare you will be getting a check 
for nothing. Clinton promised that too and as soon as he was elected he said no 
way instead I'll raise your taxes and he did. 
 
With the economy being in shambles that is exactly what the US needs right now. 
He promised to bring jobs but from where? Back from China and Mexico? Who in 
this country would work for five bucks a day. The crap from China is one reason 
inflation in this country is still manageable. 
 
We will pull out of Iraq and Iran will pull in. Gas prices not high enough for 
you? Obama is a mamma's boy and plans on retreating. I can't blame him his 
daddy retreated on him and his mother but hey it is part of black heritage. Yup 
it will all be better when Obama is president.

word. So it took a woman, a Mom, A PTA member, a Mayor, a Govenor,
and her fresh breath of common sense to tell America how she fought
corruption.
   
Those of us who have worked and played and lived in Asbury Park for
more than a couple of weeks know exactly how corruption can ruin a
good thing. Give credit where credit is due and open up your eyes
to both sides and then try to make a learned decision. Or, be like
a hinge swinging back and forth, rusting over time, but never going

Ditto...  I second your motion.. and Oak's motion.  This has all been
lovely, but it needs to move on.  Some person wants to visit the City
and asked about The Berkely (TWICE!!) - I abstained from comment as I do
not live in AP.  This person will probably never visit, not pay a
parking fee or support the City in any way because their post is so
completely lost amongst the recent political flurry.

Well perhaps if education didn't hurt and the high school dropout rates were 
somehow get above 50% they would have the opportunity to go on to further their 
education. Don't finish high school and there ain't nothin much else to do 
but get high.

I completed my education and I didn't get out of grad school a bleeding heart

I thought it would be OK from now to Novemeber, because I thought 
there would be some thoughtful commentary (and we got some from 
folks like Gabbi and Fancypaantz and Jack and Dennis and I'm 
probably leaving out a few).

But Mike and John just want to make sweeping gereralizations about 
large groups of people, which is less than High School level.

That I don't think the Group should have to go through.

I'm not going to some new place to discuss national politics.  I 
like the folks here and wanted to share with them.  

I don't have a need to talk to just anyone (just looking to talk to 
friends).

But I won't do anymore national politics here.

[AsburyPark] 85% of Violence Crime Centered in 14 NJ Cities

In addressing drug violence and open air drug markets at yesterday's 
press conference, State Attorney General Anne Milgram said law 
enforcement tracking analysis shows that 85% of violent crime is 
concentrated in just 14 New Jersey towns. Asbury Park is 1 of the 14.
  The good news is that Milgram called AP's police department's recent 
gains against crime as nothing short of tremendous. The murder rate 
is down 67%, Robbery is down 20% and Robbery with a deadly weapon is 
down 45 percent. Milgram singled out Chief Mark Kinmon in particular 
for praise.
