My house is techinically a condo, converted in 2004 with the 5 units in the 
front house. Hard to comp. It is near North Beach, 2 bed, 2 bath, no tax 
abatement, taxes around 6K (down from 8k- I fought the law and I won). I do not 
want to default. My understanding is NJ is a recourse state, so I will owe the 
money anyway and destroy my credit. I can *probably* qualify for another 
mortgage, looking into that now. SO, I will buy a small house closer to work in 
a town where I can send my kid to school and use Asbury as a rental. Although I 
am not too keen on being a LL. I am NOT handy at ALL. And I will likely move a 
bit away. I would like to keep Asbury as a second home, but with child care 
costs etc, I do not think I can really swing it. But anyway, the point is that 
when those North Beach units sit and are a little over $300k with a tax 
abatement OCEANFRONT, that just depresses everything else. My place could be 
worth $100K less than what I paid for it 7 years ago. And if a condo board is 
not flush with cash, the buyer you find may not be able to get a mortgage 
anyway. More new units that come on and sit, the more the older ones get 
depressed. I know the plan is the plan, but I am not real sure what the 
incentive is to keep building what people do not seem to want to buy. If Asbury 
becomes more and more a place where people want to go (amusements, Stone Pony 
etc) THEN maybe people will want to buy luxury condos.

 I inquired the other day about refinancing from 6% on my home down to 7-7.5

 What a joke. I currently pay, on time, a mortgage on tiny equity loan on my 
 home, and mortgages, on time, on 3 rentals with 3 mortgages and another small 
 equity line that is closed. Car loans, one existing - never late. Cards, paid 
 off or on time. On own a couple houses free and clear. Like a schmuck I 
 worked my ass off as did my wife to do it right...
 
 I had one f-up a tax lien that I paid off sooner then I had to. That;s 
 because tenant's don't get arrested for stealing (not paying rent).  They 
 just move on to the next schmuck of a landlord.
 
 My point is, RENTALS, priced to rent, will rent.
 
 It;s one of the lastest trends in housing and that's why there's money 
 going into it.
 
 Rental owner Developing the rental and holding it for themselves. It's where 
 the old farts after WWII made their money and many of those families never 
 sold these investments.

I'd appeal your taxes again. Why not.

One of the big rushes about when you bought your condo was the quick 
conversion of 1-5 units in AP to condo ownership.

Pre-conversion I had a looked at a couple. The city back then was to quick and 
desperate and let these happen. So a place like yours that was paying maybe 10k 
in taxes as a 5 family rental (or more or less) all of a sudden was worth $50k 
in taxes. Why not approve the conversions??

Many of the apartment to condo conversions looked great as well. They are as a 
second home, weekend home etc. Those that bought to flip got screwed as were 
those that were duped thinking that the rent always covers the mortgage . 
Maybe someone bought as a second home or yr round home only to find themselves 
in a building that is now mostly rentals

North beach didn't do a blow-out sale either. If I'm right, Amboy Bank was/is 
the mortgage holder and they had a clever set-up to hold their own notes. They 
moved them off the books. Instead of dumping properties, they either sold for 
proft or hold and manage  and rent the properties.

And yes, the value of your condo  - is based on the supply on demand. Some 
people want to be in downtown, some in a conversion, some in a highrise with 
gym, pool, indoor parking, doorman and on the beach. And minimal taxes for now.

See what you get for having a career, being a working mom, paying taxes, 
successful, afraid for your credit and not taking the easy way out.

You'd make an excellent subject for an article.;

That would not be the best option.

ConHall and Paramount are already used for what they were designed for.

Certainly not to their full potential, however the space is already taken up. 
The storefronts are in use and there is little if any space left for use that 
would not negatively impact the Hall or Theater

The Casino is the blank slate for what you are suggesting - its a big enpty 
shell at this point and the arena rebuild would return the needed multifunction 
venue currently lacking.

An Asbury Park museum, carousel, arena, food, shops etc. Roller/Ice skating ? 
For decages I have said the Casino complex is the key to revitalizing the 
beachfront - it is the front door to the rest of the boardwalk to the south.

That's something that missing in that building. If someone had half-a-brain, 
they'd do a bit of research and come up with a mini look at who was there.

Also note with banks, if you are a total disaster, they have an incentive to 
work with you, but if you are not, they won't. So, I posed the following to the 
bank, as a hypothetical... I said, what if I owe say $300K and I find a buyer 
on my own for $270K. Can I work out a payment plan for the $30K that I owe? No. 
All loans will be due upon the sale. So, you would rather people default on 
purpose, have to sell the house, institute legal proceedings to recover the 
difference etc rather than allow people to pay off their debts with little 
inconvenience to the bank? Makes no sense. 

So, yeah, bring on more condos :)

Unfortunately, Convention Hall is one of the worst sounding concert venues in 
the country. That's probably the main reason for the sparse amount of shows 
presented there.

operate.

Should a homeowner pay another $150 year in property taxes or a landlord pass 
those increased taxes to the tenant? Do you as a tenant want to pay another $15 
per month in rent to support free parking?

And as long as the parking ratios are waived for new and existing construction 
- you'll have a parking problem.

If you have commercial - you need parking.If you have residential, you need 
parking. this isn't NYC and most people here have cars. until you and all your 
friends live, work, play and shop in AP people will use cars. good chance most 
people with a 2 bedroom will have 2 cars and maybe they will have friends.

That depends on what its used for. ConHall was not designed for modern sound 
systems and concerts. The building materials, shape and  acoustics are terrible 
for contemporary productions.

That's because ConHall is part of an instrument designed into the building, a 
Theater Organ.  If you've never heard the organ played you really missed an 
experience. The sound is amazing, that's what it excels at. Silent film 
festival comes to mind (live organ) or Organ concerts with dancing ?

It is also designed to show 35mm film. My heart sank when I witnessed the 
destruction of the arc lamp power systems from 1930.

ConHall is not used to take advantage of its design, - A Convention Center... 
Trying to use it as contemporary concert venue is doomed to failure.

The real gem is the Paramount Theater. Again, due to its  design for live 
performances you can hear a whisper in the last row. It has the best acoustics 
of any venue around here. Also set up for 35mm film projection.

There appears to be no philosophy in place to make the best use of what Asbury 
Park venues currently offer let alone their full potential..

isn't that what shortsale is though?  or even what about a loan
modification?  both of which i believe destroy credit (i'm not sure the
technicalities) and the only way to get them to consdier that is to just
stop paying the mortgagebut - i know if you're thinking about
something like that there is a tax implication of the balance forgiving if
it's not primary residence (if you're thinking of renting) - i had a friend
who got really bitten that way.   it's going to cost  no matter what (either
the bank or government will take it).

i'm wondering why investors would even consider building more condos based
on the open units and foreclosure rate etc, it doesn't make sense and it
screws us all up.   I got bitten in NY that way too - couldn't (still can't)
sell my apartment in chelsea which is a brownstone, goregous building, back
yard etc because there are something like 5000 unsold new build condos in
the same area  (unfortunately it is a coop, but still).

 either sold for proft or hold and manage and rent the properties.
  
   And yes, the value of your condo - is based on the supply on demand.
 Some people want to be in downtown, some in a conversion, some in a
 highrise with gym, pool, indoor parking, doorman and on the beach. And
 minimal taxes for now.
  
   See what you get for having a career, being a working mom, paying
 taxes, successful, afraid for your credit and not taking the easy way out.

[AsburyPark] Boutique Hotel in the Casino spot

I think the old Casino shell that extends over the water would be a great place 
for a boutique hotel.  With other uses in the Casino building and part that 
connects with the Carousel.  

3 Floor high - Each room could have a balcony with an ocean view.  Something 
like the hotel tides feeling but with a much better location, more rooms and a 
place to hold weddings, cocktail hours on the roof overlooking the ocean etc...
with an up and coming AP in the background and the quaint and charming Ocean 
Grove to the other side.  That place would be fully booked all summer and my 
guess is for most of the winter as well.

I have not really explored it but my understanding is that if you can pay, they 
have no incentive to work with you re: short sale or modification. And unless 
there are dire circumstances, why destroy credit, have tax implications, open 
youself up to legal action, etc.? I think it is just better to wait it out. 
However, that being said, my concern with this plan is that the local home 
values will continue to go down if more condos flood the market and do not 
sell. Eventually, the units will be filled with tenants instead of home owners, 
etc.

Yep. That and the pretty dreadful dressing rooms and backstage facilities. Acts 
are definitely not clamoring to play Convention Hall and that is not likely to

Unfortunately, Convention Hall is one of the worst sounding concert venues in

Yes, before I do anything I will have it all researched. The point really, my 
personal experience is just an example. If this plan comes to be, isn't it 
just going to be more and more of this with all of our property values getting 
more and more depressed. We need to adress the other issues (eg, crime) and 
making Asbury a desireable destination and then add more units. I understand 
that the developers have rights, but I just don't see how it make sense now, as 
the supply is greater than the demand.

There are numerous reasons why that is impractical.

Foremost being that State CAFRA policy limits construction on the ocenfront 
which is intended to minimize threats to life and property from hurricane and 
flood conditions. If a hotel were allowed it would likely be cost prohibitive 
to build to the required standards on that site.

The only reason the Arena is being allowed to be rebuilt at all is that it was 
an existing building and historically significant.

The Plan and Developer agreement specify that the Arena portion of the Casino 
Complex be rebuilt in like kind to the original as far as the exterior goes. - 
- -Balconies would not make the grade, nor would any fenestration 
(windows,doors) that is not consistent with the original design.

There were plans produced that show a hotel on the inland side of the Casino 
between the Carousel House and former Palace Amusements. The current 
recommendations appear to support that concept of building heights and massing.

Frankly the best use of that space would be as a Public Plaza/Market space. 
That would be consistent with the original design of Asbury Park's street grid 
providing a beautiful interface to Wesley Lake and Ocean Grove.

A Hotel should be inserted at the  Esperanza (C-8) site.

EVERYTHING in AP is about revenue. my drug dealing neighbors get off scott
free despite the whole neighborhood complaining, becuase the cops are too
busy issuing tickets to care. my neighbor is a volunteer C.O.P. and can't
even get the cops to care.

for 4 years, i mowed the grass in front of that damn house because the
landlord didn't. i picked up the garbage in front to keep the rest of the
street nice. our neighbors plowed the drug houses' walk when they didn't.

the ridiculous tickets me and my family have gotten, i wont go into - not
having lights on when windshield wipers are on despite it not raining,
tickets for being parked too close to stop sign when there is no stop sign,
etc etc; when i need them, they are not there. Both times our car had the
window based in. when three next-door neighbors were broken into in a matter
of 2 months. the abandoned house caddy corner to use went vacant and had
homeless people living there for months. i wont go on. point is...

in 2007 our house appraised at 600k. in 2010, when my husband lost his job,
we put our hose on the market. we had one offer in over 6 months for 300k.
this is a newly renovated, high end, 5 bedroom house on the east side, on a
side street with a yard and i coyuldnt sell it for over 300k. mind you, we
are still in a short sale and the bank declined that offer this month  -
sept 2011. thankfully, our buyers came back with a slightly higher offer.

who buy a 1br condo @ 350k when you have your choice of beautiful, huge
foreclosed and short sale houses to chose from for cheaper?

PS. any losses from this property will not be taxed if it closes in 2011
(thank you obama). and our sale is contigent on us not having anything else
due on our mortgage when we close - thanks to our attorney.

100% agree with a hotel at the C-8 site, in fact I'd rather hotels all along 
kingsley and ocean instead of condos

Being that AP's gentrification plans exclude actual families with children, any 
condos built in that area will become 2nd homes for people, in the end that 
will have an economic impact on waterfront business'..a negative impact

I hope it works out, re the short sale and I am sorry for your situation. That 
is why I thought it was funny when I said to the bank, hey,what if I find my 
own buyer and I do not even ask for a short sale, but I just pay off whatever 
the difference is monthly, and they said, eh No! I was like, wait so you would 
rather I default on purpose?

I have friends where the husband lost his job and their financial situation is 
a total disaster bc of that obviously. They were able to get a loan 
modification. But, if you can pay, and it is just the situation that you need 
to move on... I think the bank is far more willing to just let me take out more 
money, rather than work with me to square the debt I already have. 

What is your attorney's name though. It may be worth giving him/her a call.

get the money. I am afraid iStar will have to do something to gain control of 
that retail partnership because quite frankly, the other plans depend upon the 
Casino being rebuilt. I thought it was the worst mistake to let it be 
demolished (I thought it was better than the part left standing). But that is 
water under the bridge and hopefully we learn by our mistakes. But even now 
that is being unused. There could have been concerts, vendors etc on the 
concrete pier out there with minimal investment. It seems to me that MM is in a 
hunker down mode.

And I do see hope, because now I see a lot of parents walking kids to the

my personal and professional experience, the best type of gentrification is 
house by house. And what you need are pioneers, and government to make its best 
efforts to create a safe environment. By the latter I mean to make improvements 
towards safety.

I am filled with hope for the future of AP. I think its a great place and I am 
very happy that I bought here. This city has a lot going for it.

The other thing is the schools. Yes its great that parents are walking their 
kids and getting more involved.

The problem is that our school district is run by the state. We could have 3000 
families move into AP this weekend, all of which could have very intelligent 
children, and it still wouldn't change the schools. Like everything else of 
importance in AP, control of this is held by outside authority.

as for short sales, your story is real. Unfortunately, once you get in trouble, 
people longer around that want to buy, but if they can hold out, then they do.

It's all the loopholes that your lawyers legally use to wipe out your loss with 
little or no obligaiton - either tax wise (as a gain). the lawyers pocket a 
nice chunk. 

Yea, people bought high, many of whom thought it can only go higher, cause 
real estate always goes up...

Not only did people buy high, but people bought into the shit, look at that 
equity I now have after making only 2 paymentsthe bank wants to give me 
$100,000 equity loan... So people do what they do. They take the extra 
$100k, buy some jewlery, a range rover and buy a couple drinks.

So now they go from a $400,000 mortgage to $500,000 mortgage and a property 
that was appraised at $550 when things were good.

So now it's worth $300,000 and you pissed away $100k just because.

What about the ones who had a home value of $1.3 in the day, didn't chase the 
equity loan and whose home is only worth half that today. 

What's in it for them? How can they jump in? Shouldn't they also get to share 
in the relief? Shouldn't banks automatically cut their rate in half?? why 
should they, someone has to pay.

To read the rest of this rant about short sales (my sister is trying to buy one 
her first home - perfect credit, single, no debt, works her ass off etc... two 
months into it so far...)...

Our first house way back when was 12.5% interest. We ate alot of pancakes for 
dinner and any place that food at happy hour.

Our refi's that we were happy to hell with were 10%, 8%, 6 . and back and 
forth. Paid them all. 

we took our lunches to work. we commuted together in a beatup old vw that my 
-f-in law kept running. cut my own lawns and more or less have worked for my 
tenants, making sure they were always happy so most of them can do all those 
things I didn't.

The waterfront redevelopment plan is for the waterfront. The Springwood Avenue 
Plan is for that area and hopefully there will be more. I hear you about 
discussing it privately but no need. I am dealing with the plan as the plan for 
the waterfront area period. As I said, the best developments are piecemeal and 
not dependent on one huge project. I would have set guidelines for the area and 
say go to it. But this is ancient history. And who knows, there may be the 
ability of property owners to develop their own properties if they escape 
eminent domain. But remember the issue of the need to pay for infrastructure.

seems like i-star will have to un-hunker them. If they get in the way, dissolve 
the partnership - either $$$ or legally. If not, you'll wind up with them

The simple fact of the matter is that the city does not have the money to pay 
for the infrastructure upgrades. Believe it or not, I am told that Partners, 
from the beginning of this, has sunk $40M (whether their own or subdevelopers) 
into infrastructure. The Plan has the developer (and indirectly subdevelopers) 
paying for the infrastructure. The previous plan was different I believe (city 
paid). I am sure Partners would love to change that and that has always been an 
obstacle in actually developing (in addition to the Fishmans being cretins) the 
waterfront.

So iStar is in for $70M. You have heard me for years tell the city that no 
developer is their friend. I am not changing my song here, but thus far I am 
encouraged by iStar. They weren't developers before. They hire Brian who worked 
at TramellCrow and Hovanian and I think they are really trying to figure this 
thing out. They played real hard-nose here in Manhattan foreclosing on big, big 
stuff. They are not into losing money but I also think they are realists and 
don;t try to kill the goose.

[AsburyPark] New gang tags appearing around the city

Has anybody noticed the new gang tags that have been appearing around the city 
recently? At Library Square Park, somebody spray painted MDP at each of the 
trash containers at the 4 corners of the park. 

What is MDP? MDP is short for Murder Dem Pussies

This same tag is spreading fast. There's a new Latin restaurant on Bond street 
that opened about a week ago, and somebody tagged it in the past few days.

This is not good news, because it signifies a subset of a gang staking out 
territory.

If you observe anybody doing this, call the PD immediately.

It is my understanding that this a Bloods Sect, they run out of AP and Neptune

I can find out more from a friend

My fiance had 4 guys taken in the other day. They parked a car at the corner of 
my street (in front of my house), the 4 guys (not kids) got out, placed the 
hoods on their sweatshirts up on their heads and began walking to the HS. When 
she saw this, she called the police, as it was 1pm on a Thursday

They were from Neptune and looking for 2kids from AP. Car was towed the next 
day. 

Moral is, call the police if it looks suspicious

back with my 5 year old.  A black SUV stopped in the middle of 6th on the
corner of Emory and a guy jumped out right in fromt of us and tucked
something into the back of his pants and when running purposefully down the
road toward the beach.  The SUV screeched off.

Would you call the police for something like that?  What would you tell
them?

condoms laying in the guitar.

The Delmonte Hotel across from me seems to be becoming a hot spot for drug 
dealing. There's an older guy who's been making drug runs on his vintage 
bicycle recently, and he's blatant about it. I'd love to see a squad car camp 
out in front of that place for a few weeks.

strategists projected the path of the SP/Case-Shiller  U.S. National
Home Price Index over the next five years. And the  forecast isn't
pretty.

According to the MacroMarkets survey released today, experts predict 
home prices will gain just 1.1 percent annually over the next five 
years.

Expectations for home price performance in 2011 has become somewhat 
less negative, said Robert Shiller, one of the creators of the 
Case-Shiller index and a co-founder of MacroMarkets. Unfortunately, the
average projection is somewhat more negative for each of the following 
four years.

The glacial-paced growth is even more disappointing considering the 
record low mortgage rates, experts said. And no matter how much effort 
the government puts into correcting a problem, most of the experts said
a  solution should come from the market.

While 73 percent of those surveyed believed further government action is
highly likely, 57 percent said government action is undesirable and 
49 percent said it is unnecessary.

Has anybody noticed the new gang tags that have been appearing around 
the
   city recently? At Library Square Park, somebody spray painted MDP at 
   each
   of the trash containers at the 4 corners of the park.
   
What is MDP? MDP is short for Murder Dem Pussies
   
This same tag is spreading fast. There's a new Latin restaurant on Bond
   street that opened about a week ago, and somebody tagged it in the past 
   few
   days.
   
This is not good news, because it signifies a subset of a gang staking
   out territory.
   
If you observe anybody doing this, call the PD immediately.

   submit this is the best possible use for the site. I even still have some 
   rough sketches/plans saved... as time allows, I hope to be able to revive 
   and improve upon them, even if just as a personal venture. 
   
   Also, the Cookman Avenue closure proposal is ridiculous from a planning

In general, the proposal involves changes to allowed building heights 
and types of uses throughout the redevelopment area. Additionally - 
several specific issues were addressed... the Bradley Cove Townhome 
project, allowing the Stone Pony to be demolished, and closure of a 
portion of Cookman Ave, among others.

It is my understanding that the proposal will be posted on the City 
Website. I have the documents if anyone wants them before that.

I've notified Preservation NJ about the recent developments, and today they 
updated their listing for the Stone Pony (can be found on their website) and 
are monitoring the situation regarding the news of talk of possible relocation. 
 Every little bit helps, especially when it comes to spreading the word.
