[AsburyPark] Hot Gay Beach

2009-01-07 Thread justifiedright
I don't pick the ads that go on my website. Google puts them up there.

So I went on my website today, and I am advertising the Hot Gay Beach
in Asbury Park.

I'm not asking because I intend upon going, but I wasn't aware Asbury
Park has a Hot Gay Beach.

Is there one?

Should there be one?

I did a column a few years back saying Gays should not be segregated
nor segregate themselves on a beach. I received a good deal of
support from the Gay Community in AP.

Wondering about your feelings on the ad and the idea.

2009-01-07 Thread justifiedright
The ad is from a website called Philly to Asbury run by to guys
from Conover Agency to sell Real Estate.

Congrats to them. It's a good ad seeking a certain buyer. Pretty
smart.

As for whether there is a Gay Beach - let's call it sales puffery.

I hope they do well with the ad.

Then why did they block the Road Trip party on 5th ave beach from
the
 general public view

Like it's ok to have this gay event on the beach - but we might
offend people - alot of people.

Or make those that are wondering what the heck is going on stand
on
benches to peak over the blue wall...

menanwhile you can wind up on a nude beach in sandy hook and not

Didn't know the rates were private.

Remember I have two sites. Yours probably should on the Jersey

That one is growing. Blog Rank in New Jersey has been in the top

Now if I tell you that, it violates Google's Terms and Conditions.

Either that, you might go clicking away and blow my daily budget.

I spent 9 hours that past two days (that's why I'm back in the
office) going over ad spending, impressions, income etc, placement
 reports...

to see what works, what doesn't and how it may be improved.

Actually, the amount can vary based on whatever Google's up to.
But I
do have a cap on the per click and a cap on the daily spend. More
or
less, the rest is up to Google and when, how often etc.

Nice when it shows, someone sees it, DOESN'T click on it, but
remembers they saw it then comes directly to the site.

A quick look at your site and I DON'T want my ad appearing there
and
you shouldn't either - not really related to the content. My guess
it's picking up on the words Asbury Park..

If you look at your adsense reports (or have whomever is it doing
it
for you) show you some details.

Give me a call on my cell.

Thanks Mario for being specific in your illustration. We all wish DJ
and TCN luck, but it ain't a newspaper and the NYT story was
misleading. I have thought often about the relationship between the
web and print and whether publishers should make the print available
on the web for free. Some do and some don't. I pay for some and not
 (refuse) for others.

But I suspect that print may be in the same position of buggy whip
manufacturers. All of this could have been the substance of the NYT
story rather than the misleading success story of our local
Pennysaver.

The success of the newspaper and the nationwide attention that is
getting speaks for itself.

Difference being they aren't just repeating the story - they are
debating, and even extending it with all the interview requests for Dan.

I've received a few emails from people asking me why those on this
board have such a hostility toward TCN and seem determined to rain on a
very sunny day for the paper.

Good neighbors usually revel in one another's success.

Another theme was that the detractors on this board seem to be outside
of what other folks around the triCity region are saying about the
story.

That of course came as no surprise.

[AsburyPark] Re: Another POV: TCN - All Paper, No News

Thanks for the heads-up on the trademark application for the
word Plog.

I invented it and printed it years ago and have been using it ever
since.

I'm going to intervene in the application.

All Paper, No News 23 Dec 2008

 From http://tinyurl.com/7b6rol

People who are into journalism and newspapers and the web and the
death of
print have been all a-twitter over the NY Times story today about
the
triCityNews, a little alt-weekly in Monmouth County, New Jersey.

I spent a good bit of time in Monmouth County years ago, when I
was a
consultant and had a client there, but unfortunately my tenure in
the area predates
the triCityNews' era of journalistic service to the community. So
I was
interested to see what was so notable about this little paper.
The Times bemusedly profiles the little alt because, it claims,
the triCity
shuns the web. They quote Dan Jacobson, owner and publisher of
the paper, at
some length in the piece. I've concatenated all of Jacobson's
quotes in the
 article together here.
 [...]
In all of his quotes about the web and his business model and
other
newspapers and his big, beautiful full-page ads, Dan Jacobson
never once mentions
serving his community, researching a story, publishing
information of any
utility or value to his audience, or actually committing any act
of journalism.
That's not to say Jacobson doesn't value journalism. It's just
that it's
absolutely clear that his priority is his advertisers. Thus, I
submit that the
triCityNews, while certainly a paper, is likely not a newspaper.
I would ask
for clarification or rebuttal, or seek evidence to dispute this
conclusion by
looking in the paper itself, but that's not possible for those of
us not
physically located in its distribution area. I would invite Mr.
Jacobson to
respond in person here to this assertion, but I don't want him to
compromise his
apparent belief that the audience he serves doesn't not seek
clarification of
 information through the web.
I do, however, invite David Carr to explain his belief that this
constitutes
a ray of light in [his] e-mail [sic] inbox. I won't hold him
accountable
for the headline on the story; we all know to blame the editors
for that. But
even a lighthearted story should have at least its fundamental
assertions
 somewhat resemble the truth.
And, as a minor side note to Mr. Jacobson, whom I suspect may read
the
response on the web despite his contempt for our medium: The
word plog is
currently the subject of a trademark application by Amazon.com.
They are an online
concern that has apparently found a way to make money
merchandising products
online, even when they aren't making use of big, beautiful full-
page ads.
Just as someone will succeed in doing in Asbury Park, someday
soon.

Where's the link to the data that other small papers are doing fine?

From Recovering Journalist: Jumping to the Wrong Conclusion (a
professional POV) a Comment following it (Somewhat testy - lol):

New York Times media columnist David Carr, who is staking out a
position as
a staunch defender of the primacy of the traditional newspaper,
has come up
with a doozy: a small weekly community newspaper in New Jersey
that claims to
be thriving. In fact, Carr says, The TriCityNews of Monmouth
County is
prospering precisely because it aggressively ignores the Web.

Well, not precisely. In fact, probably not much at all.

The TriCityNews' owner and publisher, Dan Jacobson, is proud of
his
print-only stance, Carr reports. Why would I put anything on the
Web? Carr quotes
Jacobson as saying. I don't understand how putting content on the
Web would
do anything but help destroy our paper.

Carr and Jacobson have jumped to the wrong conclusion about what
makes the
TriCityNews a success. Indeed, many small community papers, with
and without
Web sites, are doing just fine, and will continue to do so even
as larger
 newspapers founder.

That has nothing to do with print, or the Web. It has everything
to do with
the fact that these little papers cover their communities
closelyâ€and have
little or no competition in doing so. Web or not, their readers
have almost no
 place else to go.

The well-publicized storm that's roiling the newspaper business
isn't really
affecting many of these smaller players. When we talk about
newspapers in
trouble these days, we're primarily talking about metro dailies,
which are being
pummeled on all sides by competition from national news sites,
bloggers,
craigslist, hyperlocal sites, Yelp, and others. There are
generally myriad other
ways to get most of what's in most dailies. Want international
news? It's
everywhere. National news? Ditto. Sports? Ditto, plus ESPN.
Entertainment news?
  Same thing.

The one franchise the big metros can still defend, usually, is
local newsâ€
and even there, they're probably spread too thin. In fact, they're
spread so
thin that they're often undercut by small community papers
like ... the
TriCityNews, which covers news and arts in the area around Asbury
Park like the dew,
as the saying used to go.

In fact, the TriCityNews has staked out an even narrower niche, as
an
alternative community weekly with an edge. (Its almost non-
existent Web site shows
a copy of the paper sitting atop a toilet.) So it's a little
offbeat, and
doubtless a nice alternative to Gannett's Asbury Park Press, its
nearest daily
competitor. And the Asbury Park Press is no slouch at local
coverage itself.

That unique local angle is what makes the TriCityNews a success,
whether or
not it has a Web site. (Ironically, because its alternative
audience probably
skews young, it may actually be limiting itself by not reaching
that audience
online.) Indeed, it's tiny (10,000 circulation), keeps its
editorial costs
low, offers affordable advertising and has annual revenue that's
probably a
rounding error for a paper like the Asbury Park Press. Comparing
its situation
to the problems of big dailies is really apples and oranges.

Long after metro dailies wither away, small community and
alternative papers
like the TriCityNews are likely to continue in print (and on the
Web),
because they're providing unique, focused content to their
narrowly defined
audiences (and advertisers). If there was a way to get the same
stuff from an
online (or print) competitor, these papers would face a lot of the
same structural
pressures as their larger cousins. And they're still feeling the
same pinch
from a lousy advertising economy, nonetheless. But their success
really
doesn't have anything to do with whether they're distributed in
pixels or dead
trees. It's the nature of their content that makes the
difference.

So contrary to what Carr and Jacobson believe, the secret to the
TriCityNews' success probably isn't that it fiercely eschews the
Web. It's that it's
 fiercely local.

Comments: Not so fast, gentleman. To call Tri-City a community
paper is an
error and doesn't do justice to community papers like the 2 River
Times and
The Hub which truly cover the community.

Mr. Jacobsons version of community coverage is to borrow stories
from these
papers, slam the local daily paper and other weeklies, and launch
personal
attacks on it s reviewer when there is a negative article about
one of his
 advertisers.
He doesn't cover meetings, thereby relying on second hand
accounts of what
went on in the tri-city towns and tends to beat the same old
dead horse
topics which are the only ones that he

That could be fun to watch: Tommy v. Amazon -- like David v.
Goliath. ;-)

BTW: Is that invention like the claim where you begin an article
with a
quote, accusing a Coaster columnist of stealing the device?

 ;-)

The two wouldn't really be the same. Amazon is apparantly trying to
make the word their own and be able to enforce it via trademark.

On the issue of Pivinski, I don't think there is a trademark
violation (there is another lawyer on this board who knows better
than me).

I don't think I could stop folks from quoting other folks.

It also has moved beyond accusation just from me. Both Pivinski
and his Editor freely admit he stole the style from me directly.

I made clear I wouldn't have cared if he were in another market, but
to steal it in the same market was really bad form.

What Pivinski did may or may not be actionable (I'm not looking into
it) but it does highlight his lack of courtesy, lack of creativity,
lack of style and lack of integrity. So too for Mike Booth who
won't edit him from doing it.

Have you seen Pivinski's last column? He cut and pasted so many
sources he ended up repeating the same information over and over.

He should really cite the source if he is going to use the content
of others.

Times Co. to borrow against building
By Richard Pérez-Peña Published: December 8, 2008

The New York Times Company plans to borrow up to $225 million
against its mid-Manhattan headquarters building, to ease a potential
cash flow squeeze as the company grapples with tighter credit and
shrinking profits.

The company has retained Cushman Wakefield, the real estate firm,
to act as its agent to secure financing, either in the form of a
mortgage or a sale-leaseback arrangement, said James Follo, the
Times Company's chief financial officer.

The Times Company owns 58 percent of the 52-story, 1.5 million-
square-foot tower on Eighth Avenue, which was designed by the
architect Renzo Piano, and completed last year. The developer Forest
City Ratner owns the rest of the building. The Times Company's
portion of the building is not currently mortgaged, and some
investors have complained that the company has too much of its
capital tied up in that real estate.

The company has two revolving lines of credit, each with a ceiling
of $400 million, roughly the amount outstanding on the two combined.
One of those lines is set to expire in May, and finding a
replacement would be difficult given the economic climate and the
company's worsening finances. Analysts have said for months that
selling or borrowing against assets would be the company's best
option for averting a cash flow problem next year.

Standard Poor's recently lowered its credit rating on the Times
Company below investment grade, and Moody's Investors Service has
said it was considering a similar move. Times Company stock, which
has lost more than half its value this year, closed on Friday at
$7.64, down 30 cents. More Articles in Business » A version of this
article appeared in print on December 8, 2008, on page B2 of the New
York edition.

[AsburyPark] Asbury Library -Springsteen Flap

2008-12-13 Thread justifiedright
This guy has some strong opinions about AP and the Library.

Werner what do you think?

http://tinyurl.com/565qdo

Here is his post cut and pasted:

Friday, December 12, 2008
Bruce Springsteen Special Collection
Today I was surprised, then alarmed, to discover that Asbury Park
Public Library holds an archival collection of over 10,000 Bruce
Springsteen related items, mostly printed materials, all of it
donated.

I learned from a newspaper article that the Friends of the Bruce
Springsteen Special Collection had to return 1000 items they had
removed for microfilming, for which they had received a grant. The
FBSSC (founded by Backstreet Magazine editors) was instrumental in
establishing the collection, claimed they owned this particular
material. Apparently, they do not. But they posted this on the FBSSC
website:
Over many recent months, The Friends of the Bruce Springsteen
Special Collection have grown increasingly concerned over conditions
at the Asbury Park Public Library, where the Collection is currently
housed. We've attempted to resolve these concerns, and while doing
so, felt it was in the best interests of the Collection for us to
retain possession of over a thousand documents taken from the
Library for microfilming, rather than return them to what may be an
unsuitable environment
I'm not really interested in Bruce Springsteen archival material,
but historical preservation does concern me. What I don't understand
is why any serious collector thought, in 2001, that Asbury Park
Public Library was a suitable repository for a Bruce Springsteen
Special Collection. APPL is an understaffed, underfunded municipal
library in a city that struggles to provide basic library services
to its own residents. The library is not even involved in any major
way in preserving the broader history of Asbury Park. Independent
historical societies private investment do most of that work.
Asbury Park has no museum dedicated to its history. The elected
government of Asbury Park has a shameful record of preserving
evidence of the city's true glory days from the late 19th Century
through the 1920's, can take small credit for any economic
resurgence. You have to go to Ocean Grove to get a sense of what
Asbury looked like 50 or 100 years ago.

I'm not blaming Asbury Park Public Library, but that city
institution its trustees are stuck with a job suited to the
library at Monmouth University or even Brookdale Community College.
APPL can record the fact of the archived material into their
computer catalogue system, but they are not equipped to store,
manage preserve a growing archive collection, or digitally scan
the material, or deal with donations from around the world, or
adequately service people wishing to access the material, in person
off site, for purposes of research. Mere sentiment or civic pride
about Bruce Springsteen Asbury Park are unacceptable rationales.
The collection has little real monetary value unless the library
broke it up sold it off, provided there were buyers. It is a
burden to the library. The Bruce Springsteen Special Collection
needs a better permanent home.

face and get rid of the water bottle.

Must have done OK though because they booked me again for Monday at
9:00 am. Heather asked me if I would come back next week to do
another spot on her show.

I drove in. After the show it took me 45 minutes of walking around
to remember where I parked. Lots of tall buildings in NYC and every
street looks the same to me.

I ended up at the wrong parking lot. That guy had mercy on me and
gave me directions to my lot.

Destroyed my shoes in the rain with the extra walking.

I'm a beach boy. Don't get that big city life. Unless I know where
the Ocean is I'm lost.

[AsburyPark] I'll Be On Fox Tomorrow

Not on the TV but their streaming Internet Show called the Strategy
Room.

When you go to their website www.FoxNews.com I think you have to
download a viewer first.

Strategy Room runs all day with different hosts in 2 hour segments.

I'll be on at 10:30 with host Heather Nauert and 3 other guests (one a
Democrat Strategist) to talk about the politics of the day.

Love my stuff or hate it I hope you wish me luck.

I've only had a camera pointed at me one other time and I appled up.

[AsburyPark] Asbury Park 14 Winston-Salem Yet to Score

2008-12-07 Thread justifiedright
Update: Blue Bishops advance at Pop Warner Super Bowl, 14-0
SARAH WEBSTER STAFF WRITER • December 7, 2008

LAKE BUENA VISTA, FLA — The Asbury Park Blue Bishops Junior Midget
team Sunday advanced to the second round of the Pop Warner Super
Bowl, beating Winston-Salem, N.C., 14-0, in an opening-round game at
the Disney Wide World of Sports complex here. The Blue Bishops now
move to the second round Wednesday when they will meet the Santa Ana
(Calif.) White Monarchs, a 26-0 first-round winner over the Holy
Cross (Tex.) Knights.

All the Asbury Park scoring came in the first half as two key punt
returns by Myles Martin set up the two Blue Bishop scores that
proved to be the difference.

The Blue Bishops took an 8-0 lead with 6:38 left in the second
quarter when Martin returned a punt 60 yards for a touchdown. Asbury
Park converted a two-point kick to take an 8-0 lead. In Pop Warner,
a successful PAT kick counts for two points while a run counts 1
extra point.

Later in the second quarter, Asbury Park added another score, taking
a 14-0 lead at half time. Tyrice Beverette ran 10 yards for the
touchdown. The extra-point kick was no good. The touchdown was set
up when Martin took another punt return 55 yards to the Winston-
Salem 20-yard line.

[AsburyPark] Why Not AP? Any Thoughts?

2008-12-06 Thread justifiedright
There is a bill running through both houses in Trenton.

It would give tax credits to businesses that give scholorships to
kids in Urban Enterprise Zones.

Great idea!

Then I looked at the bill.

OK for Camden, Elizabeth, Jersey City, Lakewood, Newark, Orange,
Paterson, and Trenton.

Why not AP? AP is an UEZ. Certainly has kids that could use
scholarships.

I'm perplexed.

Here's the bill:

I'll call your representatives to see what I can find out.

Just taking you all to task.

Elected officials aside, my sons and I were the only white family at
last year's championship game and we don't even live in Asbury.

I posted here about the Asbury/Howell Pop Warner game last month
which was labelled nationally as the game of the week.

I was happy for Asbury Park because they had a ton of people show
up. But as I looked across the field I noticed not one white person
showed up to support the kids.

So if anyone laments that the surrounding suburbs for some reason
don't know that Asbury Park is a place of such wonderful diversity,
blame the white liberals that live there.

The black people of Asbury certainly showed up for the kids.

Merry Christmas.

Mario drive down DeWitt Avenue Saturday night and take note of the
color of the faces.

Then go Downtown and take note of the color of the faces.

Asbury Park may have diversity but it sure as hell doesn't have
integration.

But you just tell yourself whatever you need to, so that you feel
better about yourself. You libs are good at that.

Segregation is the issue that's firing me up lately.

Asbury Park is segregated worse than I've ever seen it. Monmouth
County has segregationist policies and it shows.

New Jersey may as well be in the antebellum south it's so segregated.

So fuck off, latte sipping liberal in denial who dares question my
moral authority. Go pretend all is well as you drive past Asbury's
state sponsored segregated high school that you couldn't care less
about.

Go raise money to save Trees whales and polar bears like a 21st
Century liberal should.

I'll be at the game.

[AsburyPark] Re: Asbury Park's Parking Meters Worth $37 MILLION? - THE MATH

2008-12-03 Thread justifiedright
The investor would want a discount for present value.

They aren't going to give you 50 cents now for 50 cents they are
going to get from a meter 10 years from now, so you can invest it
and double the money.

They may as well invest it and double their money.

town's
ownership. So using those numbers an investor would be willing
to put
up 8.258 million to the town up front for the right to collect
1.344
million per year for 10 years. The investor gets a 10% return,
Asbury
get's a big up front payment to bridge a budget gap and the
meters
revert back to the town after year 10 so Asbury doesn't mortgage
its
  future earnings power.

  Dan S.

Your math only holds true for a short period (no reversionary
interest) and does not account for appreciation (increase in
parking
fees). What do you mean by return? IRR or return ON capital or cap
rate - a return OF and ON capital.

There is a difference between YIELD (Y) and CAP (R) rates. Because
R =
Y - Change in Value, if there is appreciation (increase in value as
there always is - and would be in this case IF the operator could
increase parking fees over the 10-year period), Y (yield, discount,
interest rate or IRR) is almost always higher than the R (cap
rate).

Thus, if the investor is looking for an IRR of 10%, the cap rate is
lower. I was going to reply to oaks post that I would think a cap
rate
of 6%-8% would be appropriate. Last year it was probably under 5%.

At 6%, the $1.344M would be worth $22.4M assuming the income stream
could be capitalized into perpetuity ($1.344/6%). Under something
like
Oak suggests (75-year term) direct capitalization would be more
appropriate than your discounting method, and even that does not
account for an increase in the income over the 10-years. (a CAP
rate
reflects the relationship between a SINGLE estimate of income and
value, while a YIELD rate is the relationship between a SERIES of
 incomes and value.)

The parking spaces in AP are very valuable but SHOULD not be
leased in
my opinion, unless on a short-term basis with kickers and sharing
of
 revenues.

Getting the money up front would only makes us blow it.

the
   meters

  mortgage
   its

 Dan S.

Your math only holds true for a short period (no reversionary
interest) and does not account for appreciation (increase in
   parking
fees). What do you mean by return? IRR or return ON capital
 or
  cap
rate - a return OF and ON capital.

There is a difference between YIELD (Y) and CAP (R) rates.
  Because
   R =
Y - Change in Value, if there is appreciation (increase in
 value
  as
there always is - and would be in this case IF the operator
 could
increase parking fees over the 10-year period), Y (yield,
  discount,
interest rate or IRR) is almost always higher than the R
(cap
   rate).

Thus, if the investor is looking for an IRR of 10%, the cap
 rate
  is
lower. I was going to reply to oaks post that I would think
a
  cap
   rate
of 6%-8% would be appropriate. Last year it was probably
under
  5%.

At 6%, the $1.344M would be worth $22.4M assuming the income
  stream
could be capitalized into perpetuity ($1.344/6%). Under
  something
   like
Oak suggests (75-year term) direct capitalization would be
more
appropriate than your discounting method, and even that does
 not
account for an increase in the income over the 10-years. (a
 CAP
   rate
reflects the relationship between a SINGLE estimate of
income
 and
value, while a YIELD rate is the relationship between a
SERIES
 of
incomes and value.)

The parking spaces in AP are very valuable but SHOULD not be
   leased in
my opinion, unless on a short-term basis with kickers and
  sharing
   of
revenues.

Getting the money up front would only makes us blow it.

I believe that shows that under the example we have been dealing
with today, the amount calculated for present value and rate of
return is off by a great deal if we are going to attract an investor
for a ten year period.

As the below number shows, he can throw it all in a nice safe CD and

2 plus 2 is still 4 no matter what you do or don't do for a living.

I've had to put together many deals involving the present value of
dollars received later (that's me sticking to the law as the other
Dan said - he just forgot to inquire what type of law).

It doesn't make a bit of difference what either of us do or how many
times we've done it.

2 plus 2 still has to equal 4.

You are not going to get an investor to hand you 8.3 million for the
right to (maybe) receive 13.3 million over 10 years, when he can
safely make the same money in a CD in the same period of time with
no risk and no administration costs.

In real world terms, Asbury Park would have to ask for a great deal
less than 8.3 million.

SO, it is a better stream of cash flows

exactly Dan's example. It is what you set up in your question.

No, I used what the other Dan S set up.

Here are his assumptions from his post number 43285:

The present value of that stream of free cash flows (assuming a 10
year deal with a 10% rate of return to the investor would be 8.258
million. After 10 years the meters would revert back to the town's
ownership. So using those numbers an investor would be willing to put
up 8.258 million to the town up front for the right to collect 1.344
million per year for 10 years.

That's when I questioned his calculation of present value.

You said it was already in there.

I believe his calculation to be off by a lot.

My proof is that the investor could put the 8.3 million in a CD at 5%
for the same 10 years and get to the same 13.4 million.

There is no way in the real world you can convince an investor that
the assumptions he used equates to a 10% rate of return.

I believe the problem is using 8.3 million as the present value.

Way too high.

Right back to my original point.

 $8.3M grows to $21M+ in 10 years at 10% (Dan's rate)

 What is the problem?

The problem is he claims they will see only 13.4 million, not the 21
million you bring up.

That's why I'm pointing out that his assumption of a 10% rate of
return is wrong.

Back to the beginning again: To get to a 10% rate of return, the
present value rate will have to be dropped considerably in his
assumptions.

Or sell it at 5% - but since that is what you can get in a CD, you
won't sell it to anyone.

One major mistake is being made in these calculations.

10% grows to 21.5 million if you never take the money out and you
leave it compounding for all ten years. My example has a payout
each and every year and that money does not get re-invested. It is
the difference between the return when DISTRIBUTED in a stream over
time versus when it is left alone for 10 years. The fact that you
have access to the cash in each and every year is different than the
 first example. Make Sense?

That means the 50 cents you realize in year 1 of the deal is worth 10x
more than the 50 cents you realize in year 10, because you can
re-invest it for an additional 10 years.

So if you took the 1.3 million and bought a CD each year at 5%, would
you make it up to the 21 million by the time you were done?

I think you might fall short.

Hurt your feelings? It wasn't about you.

I have a personal philosophy about conversations that I've posted here
before and I'll share with you now:

NO ONE is right about something because of who they are, what they do
or what they've read.

They are right because they are right, independent of the above.

Here's an example:

I have a cold.

I go see a doctor. He says I have a cold.

Is he right because of who he is, what he does or what he's read?

No. He's right because I do have a fucking cold.

If he said I didn't have one, he'd be wrong, regardless of who he is,
what he does or what he has read.

See what I mean? We are right or wrong because we are right or wrong,
having nothing to do with who we are, what we do or what we have read.

That's why I hate personalizing in these posts so much. Personalizing
in never relevant to an issue.

If you turn out to be right here disher, it's because your numbers are
right - not because you are who you are.

That said, I still don't think your numbers add up using the
assumptions you first posted.

Now we are getting somewhere.

That's what I just put in the last post. Even if you reinvested each

why I'm still disagreeing with you back to the starting line with your

Now as to this post here - where is this wonderful 10% investment
vehicle you are so easily slipping the money into each year?

I was using real world terms. The other Dan posted that the average
CD is 3.77.

If we are going to assume the easy availability of a 10% vehicle, then
revise my initial CD purchase from a 5 to a 10%.

Now your numbers fall really short.

Stick to real world terms - and your assumptions don't add up. You
won't get an investor interested using them.

been working at for 15 years.

The 10% assumption was an example, not a real world prospectus.

We could surely debate those issues, and i actually think the return
would have to be 15%+ to an investor. So that is a debateable topic,
how compound interest works is not.

 Kate Mellina stepped down?

Yes I recall that's how Ed got in.

I'm not sure what the law says with respect to timing though.

Just wondering aloud, I'm curious whether they can appoint if the
vacancy occurs within a certain amount of time before an election.

I'll check it out.

[AsburyPark] Re: Stepping Down from City Council

2008-12-02 Thread justifiedright
Here's what I found out:

Because AP is non-partisan, the City Council members have 30 days from
the resignation to fill the seat. If they don't fill the seat, it
stays vacant until May's election.

If AP was a partisan town, the political party would put up 3 names
for the council to choose from. If the council didn't act in 30 days,
the party could fill the seat from the 3 names.

So it will be up to Kevin, Jimmy, John, Ed to determine if they want
to fill the seat or leave it vacant.

I say fill it to the rim with Amy Quinn or Michael Brim.

How's that for poetry!

Or how about: Time to sail with Paul Vail.

Or maybe: Here we go with Mario!

Or: The future is heaven with Maureen Nevin!

Who are you folks interested in seeing take that seat?

What bait? Am I not allowed to offer my thoughts on the lighting
topic? If a person disagrees with the majority it's bait.

Perhaps you would more enjoy a discussion where every one agrees.

Besides, your entire post below is personalizing - it focuses on me
and not the issue.

Make conclusions about the issue - not about participants in the
discussion.

It's very easy to do that.

I'll just add that if a supposedly intelligent person can't address
the issue at hand - GLARE, in particular DISABILITY GLARE (look it

 - the individual is ignorant (look it up) of the subject.
 or
 - the individual chooses to ignore the issue just to argue.

By the way Jack I did read the Nat Geo you posted.

The following excerpt supports my position fully. Note the author
makes no qualification about opinion. He cites it as fact.

Good for him.

Here it is:

If humans were truly at home under the light of the moon and stars,
we would go in darkness happily, the midnight world as visible to us
as it is to the vast number of nocturnal species on this planet.
Instead, we are diurnal creatures, with eyes adapted to living in
the sun's light. This is a basic evolutionary fact, even though most
of us don't think of ourselves as diurnal beings any more than we
think of ourselves as primates or mammals or Earthlings.

Maybe there is no wrong or right here, just different opinions.
Personally, I greatly dislike the way the area in question is lit,
and I really dislike the
lighting near the Casino. People in Ocean Grove don't like it
either.
Did you even take a second to read the article I posted from
National Geographic?
I read every word of all of your posts, because I have an open
mind.
Do you have an open enough mind to consider the possibility that
other opinions are as
valuable as you think yours are?

2008-11-30 Thread justifiedright
Thank you Jack, and thanks for not seeing it as patronizing like
that other fellow, instead for seeing it as the true compliment to
you from me that it was.

It's much easier for me to say good point to your post ( or anyone
else's) about a stretched point I may have made, when the post I'm
conceding to isn't also filled with a bunch of negative conclusions
about me personally.

I think that is true of anyone.

Hopefully you've started a new trend - no conclusions about other
posters - just their arguements.

I hope I didn't talk you into a telescope to look at meteor
showers! Meteors are random in the sky and last for a split second,
so you really can't use the scope for that. Best just scanning with
your naked eye.

I don't think City light planning should include we amatuer
astronomers. If we had our way there'd be no electricity. It's the
nature of hobby to travel to seek out the dark skies (and part of
the fun).

--- In AsburyPark@yahoogroups.com, Jack Pitzer [EMAIL PROTECTED] wrote:

 Thanks.
I hope this doesn't ruin my attempt to do the right thing, but I
have one more thing to add.
Remember about a year ago, when I posted about buying a telescope?
Well, part of the reason why I chose to do so was because of you
Tommy, because I liked
 your posts about meteor showers.
So, I bought a telescope, and I love it.
At the time, I could take that telescope into the alley between my
home and then next, and
it became a sort of open air observatory.
Many months later, that observatory isn't very ideal.
 Why?
Because all the new lighting has created light pollution, and the
night sky above my apt. is
now filled with the ambient light bouncing off of the natural mist
that accompanies living
by the ocean, so in order to enjoy my telescope, I now need to
pack it up, and go
elsewhere, which kind've diminishes the joy I got from it.
This whole argument isn't really about too much lighting, it's
about appropriate lighting.
Couldn't the city, and MM done a better, more coordinated job by
installing lighting that
does the job without flooding the entire area with light spillage?
Couldn't the city and MM done a better job at creating a unified
lighting plan, one which
does the job, but still lets the night be the night?
Unfortunately, AP has been in a state of desperation for years, so
most of the solutions
here is to just throw assets and redevelopment activities out
there in a hurry, rather then
take the time to do it right, the first time.
