Yes it would be good BUT I wonder if the council approved?  If I recall, the 
Esp could only use the boardwalk site for 1 year.  I have not heard on MM 
getting permission to use the site as a sales office

parking garage for use as a public commercial parking facility, 
while possibly selling the air rights for residential development in 
the future.  What happens to the parking requirements if 224 units 
are built on top?  Where will those 448 spaces be located?  Will the 
commercial spaces be reverted to the residential development or will 
448 additional residential spaces be placed on higher levels with 
the height of the building being raised while still keeping the 
public commercial spaces?

What I am saying is that many things are being considered that will be

I don't play 3 card monte. You switched the events. The first post
proffered a connection between Reagan and 9/11. You substituted Iraq
for Reagan. My post about a vacuum was a response to the first.

Having neither seen the movie or the documentary I don't know the
connection it alludes to. However, not totally ignorant of history, I
assume it refers to our arming of the mujahadeens and the Taliban in
Afghanistan against the Ruskies.

While not blaming US for 9/11, it is ignorant to believe that our
choices do not have consequences, many times unforeseen ones. Other
times, ones that should easily be foreseen, for instance, what would
occur once you dethroned Saddam.

Sufficient evidence of a connection between Iraq and 9/11 has not been
presented. Yet while not placing blame, it is only foolish to think
that our actions in the Mideast over the past 4 decades has not
contributed to the conditions that made 9/11 if not probable, at least

I saw the Documentary on the History Channel yesterday.  Really 
interesting.  Loved it.

I object to the movie's eventual tie-in to 9/11 (it's America's fault

still getting in in 15-20 minutes.

I;ve had people from JC/Hoboken looking for their weekend hangout.
Hob/JC is still a great choice for those working in those cities or
NYC.  Bring in  one or two high profile companies into AP or Neptune
where  2000  workers salaries are above 60k per year...

The fact remains that Paramount, Kush and Metro all agreed to pay the
price to play. Kush was in the right time, just came up with an ugly
design (to pack in the units to hopefully cover the playing costs) and
for some reason unknown... coudln't deliver units on schedule.

Absolutely, but what I am telling you is that it is the same credit
crisis. And it is not about selling out because even if the units in
the ESP sold out quickly, and 70 out of 224 ain't bad thus far, it is
doubtful that Dean could break even.

The costs in Hoboken and JC are just as high. Everyone is experiencing
the run up in costs. And those are union construction jobs. You know
what those costs are WITHOUT LAND? $700/sf hard and soft. Going up
everyday with the higher cost of financing.

Its Partners. Dean was stupid to agree to 7%. Paramount and Wesley
only had to give them 5%. Even that is bad. It is Partners because it

 Firstly, Trump puts in nothing but his name. It is the same credit 
crisis 
 in AP as in Hoboken and JC.
 
 What is the difference between Metro projects in AP, Hoboken and JC?

I respect that you make your money from real estate like I do. Can you
honestly make the assessment that Asbury Partners  and our deal with
them is helping the redevelopment in this city?

The faster that you and others come to the realization that they are a
hinderance and bring forebearance upon the city to do something about
it, the faster we will get where we want to be.

A couple of weeks ago I went to a function held by a client of mine,
the Durst Organization. They built 4 Times Square and are building the
2.1M sf Bank of America Tower on 6 Ave. I do all their work. A young
man who works for them came up to me and said he knew me from AP. He
nows works for Durst but used to work for Partners and heard me speak
at council meetings.

Now seeing what real development and developers are about he realizes
what I was saying at those meetings was true.

I do this for a living. I get paid a lot of money to do it. I hope
this all blows over. But I fear as I always have, that Partners is and
will continue to be an albatross around our necks. They and Aaron must
go or be put on a leash.

I don't necessarily disagree with you about Asbury Partners.  And I 
smiled when you wrote we have ourselves.  I completely agree.

Clearly the city and the council can no longer allow boardwalk 
redevelopment to run on autopilot.  Too many variables in the 
marketplace have changed.  The course needs adjusting.

A lot of dust needs to settle before new opportunities will be 
uncovered in the wreckage.  Sometime in January, I would like the 
council to give us a State of the Boardwalk Address to let us know 
where redevelopment stands and to show us where they plan to take 
the city from here.

Meanwhile, I hope you and other smart people like you will continue 
to speak your minds.  You've been making a strong case against 
Asbury Partners and I think more and more people are coming around 
to your point of view.

Being a member of the Asbury Park city council has to be one of the 
toughest jobs going.  Most of these guys have full time jobs and 
families to support on top of their council responsibilities.  They 
need all the help and support they can get.

In doing parking lots we figure about 325-350 sf per space to account
for lanes, etc.

Put a zero after that price for a space in Manhattan or hot places in
Brooklyn. The market rent for a transient parking garage almost
anywhere in Manhattan is $4,000-$6,000 per annum per space.

Where is that version Tom? Do you have a copy? Your answer sounds 
like it came from official lips.

Because what I am saying is that simple clarifications that are not 
substantive changes do not need go through further review. The 
acceptions/rejections of the planning board recommendations of 
course don't have to go back for review. It is also my belief that 
the June version (a Draft can't by definition be adopted) doesn't 
contain all of the changes accepted/rejected from the planning board 
review. 

 None of it is the plan.  Respectfully you are mixing up 
important 
 words and that makes it confusing to talk about.  There is only 
 one plan and that is the 1984 plan.  We are still using it.  It 
 was amended in 1989 and again in 1991.  The latest amendment 
 consists of the March draft and the June 5 ordinance, both of 
which 
 now are properly referred to as the June 5 2005 amendment. For 
 clarity we should call that other, unadopted document the June 5 
 draft.

Tom, it is not me that is mixing up words. They are all called 
plans. I didn't start this and I think I have been extremely clear. 
And in fact, I have been using VERSION to identify which PLAN is 
supposed to be the official one.

 Yours is one interpretation. Another is that if the origninal plan 
 says 10 and 16 stories and I later build 10 and 16 stories, I've 
 finished it no matter if I had to take a step back first or not. 

Tom, the original plan, if you mean 1984, was amended, then most 
recently by the new controls put into the March or June plan, which 
ever you prefer.The controls for the waterfront blocks including C-8 
are 3 stories on Ocean, 4 stories mid-block and 8 stories on 
Kingsley. That can only be overridden on C-8 if they are able to 
FINISH the project. Clearly, the clarification in the June version 
makes explicit what was implicit in March. Don't emulate Clinton. 
Youa re going argue what is means?


 It certainly could be your third yet unenumerated choice of a 
 clerical error.  The sanction you suggest may be excessive 
 considering there seems to be no harm done as far as I can tell.

It is simply a clerical error.  The Planning Board reviewed an 
amendment to the plan dated March 2002.  That is the official 
amendment that the Council voted on in June 2002.

There is a separate document dated June 2002.  It was not looked at 
by the planning board, nor did the City council ever vote on it. 

After the city got done selling its copies of the March amendment, 
apparantly the City clerk started using the copies of the June 
amendment, not realizing it was different.

The whole thing was meaningless until the DEP reviewed the June 
amendmnent to issue the permit to build on the beachfront, which of 
course is not the official amendment.

The March and June amendments are almost identical.  The DEP will 
simply reconsider the parts that are different, allow a period of 
public comment and the March amendment will be re-ratified by the 
council.

The whole thing is just a clerical error and really won't amount to 
a hill of beans in the long run.  C8 will be built to the 10 and 16 
story specs as outlined in the March amendment.
