Things have gotten more complex today making it virtually impossible

Perhaps if enyone with knowledge of the subject were to post a larger
 combined summary could be created.

I'll start with mentioning MDSASS, APartners, Metro, Paramount, Smoked
Fish, MMno idea what $$ or percentages are involved.

No Replies - Someone must have some info ?

I'll try starting this again.

- Asbury Partners - $21M initial investment

- Paramount Homes

- Madison Marquette
== Asbury Partners

- Metro Homes

- Westminster Communities
== Madison Marquette (buyout)

- Asbury/Madison LLC

- Stone Pony ???
== Asbury/Madison LLC ???

Don't look now, but one of the funds Anselm of Madison Marquette told

See 'Alpha' Bets Turn Sour.
Apparently, PERS, the Pennsylvania State Employees Retirement System
used a strategy called, portable alpha to finance investments of $9.2
billion in hedge-funds. Now PERS could be forced to make cash payments
of $2.5 billion or more to Wall St. trading partners, according to the
 Journal.
Last month Anselm and I argued over whether Capital Guidance is a
hedge fund or not. At that time I was concerned that MM's investments
here could be in trouble if Capital Guidance were a hedge fund and
found its credit lines had dried up, since hedge funds are highly
leveraged. Anselm insists Capital Guidance isn't a hedge fund. But the
 PERS situation is another matter.
PERS may have to liquidate some of its investments to shore up its
losses. Let's hope Capital Guidance has them locked in for couple of
 years.
Anyone want ot venture forth on this one?

Because AP is non-partisan, the City Council members have 30 days from

If AP was a partisan town, the political party would put up 3 names
for the council to choose from. If the council didn't act in 30 days,
the party could fill the seat from the 3 names.

So it will be up to Kevin, Jimmy, John, Ed to determine if they want
to fill the seat or leave it vacant.

I say fill it to the rim with Amy Quinn or Michael Brim.

 How's that for poetry!

Or how about: Time to sail with Paul Vail.

Or maybe: Here we go with Mario!

Or: The future is heaven with Maureen Nevin!

Who are you folks interested in seeing take that seat?

Maybe if APartners/MM employed or looked to someone with extensive

would have a better product.

Artistic creativity is one thing..
Displaying a 'real view' backwards is another.

Never mind that the view is from a perspective from nowhere near

Friends of Asbury Park:

I sent the following memo to Mayor Sanders and my City Council
colleagues this morning. For those of you who have supported me over
the past three and a half years, I thank you and will be ever
grateful for that support. For those of you who at times disagreed
with my policy decisions, I also thank you, because I know that you
did so out of your love for Asbury Park, and I deeply respect that.
I look forward to serving all you in the remaining weeks of 2008.

I hope this finds you well and enjoying this beautiful day.

Mayor Sanders,

It has been my distinct pleasure to serve the City of Asbury Park and
its citizens for the past three and a half years. However, due to
increased personal and professional demands on my time, I will be
stepping down from my position on City Council effective December 31,
2008.

I look forward to participating in my two remaining City Council
meetings on December 3, 2008 and December 17, 2008. Beyond these, I
wish you, Deputy Mayor Bruno, Councilman Johnson, Councilman
Loffredo, City Manager Reidy and all the City employees the best of
luck as you continue the important and exciting work of revitalizing
our wonderful community.

I hope this finds you well.

[AsburyPark] Rockwell/AsburyPark/Xanadu

2008-12-04 Thread wernerapnj

While doing some research I came across a page of comments about the
new Xanadu complex being built in the Meadow Lands.

Designed by the Rockwell Group, the same architect engaged for our
beachfront who is responsible for the 'Containers'

I thought the following comment was rather connected.

Posted by mcjasper on 09/11/08 at 11:54AM

I am a recent graduate from Manhattan College and while driving down
to my parents house at the shore many weekends would drive past the
mall. I must say as a civil engineer, if I were the engineer of this
building I would take a wet noodle and beat the architect. How any
architect could think this is a good look is beyond me. It would have
looked ugly in the 1970's when these colors were in style. Thank God I
decided to move out of NJ and now live in Tampa, FL. Now I will not
have to deal with an ugly mess called a mall like all you northern
Jersey folk. P.S. stop coming down to the shore and cluttering up my
beaches!!!

http://blog.nj.com/jerseyblogs/2008/04/xanadu_too_ugly_for_the_meadow.html

I continue to be concerned about the direction of architecture chosen
for the beachfront and think that the Rockwell Group is an
inappropriate match for the job at hand.

Most times the authority you disagree with is one, corrupt, two,

I agree! If you meter the oceanfront, meter ALL of the commercial
downtown, like it used to be! Asbury Park, is BACK and the City is
missing out on revenue, experiencing a budget shortfall and this is
one way of alleviating the debt. What are the City fathers and the

As in the cases I mentioned yesterday, some munis are selling

are bumps for a share of overtime fines. So if AP had 1200 spaces
along the ocean, that would amount to about $37 millon paid upfront

The parking spaces on the street are an asset.

When the esperana was being sold, they were giving one spot.
Additional spot was I think about $30k. I think dan came up with an

So how about it - should the city look into leasing the rights to

Oceanfront spots higher then downtown and main (if it all)..

We New Jerseyans have thick skin about most offenses to the Garden State.
(Just to be clear: It doesn't smell like garbage, I don't find it ironic that
our state nickname invokes beauty and if New Jersey is the armpit of America,
our glob of a country sure is horizontally inclined.)

We'll tolerate most barbs, but don't you dare demean Bruce Springsteen,
because The Boss is ours. He's stitched himself into the fabric of New Jersey,
and by this point he's as culturally ingrained as diners, Tony Soprano and the
neon lights on the boardwalk's tilt-a-whirls down the shore.

It doesn't matter that Springsteen became rock and roll's future by yearning
to leave New Jersey and find himself on the open road, to quit the boardwalk
scene and pull out of a town full of losers, because even though he left...
well, he never really did. He still plays rollicking shows in Giants Stadium
on every tour and, with the E Street Band, awes crowds with rumbling sets
that include the same hits from those iconic 1970s albums.

The state's true poet laureate is now a revered social critic, and his music
reflects his age and political activism-and from a selfish standpoint, it's
simply not as fun to blast the new stuff and sing along even though you can't
hear your own voice, because it's not that type of music anymore. There are
no more Thunder Roads for Springsteen to find, only 41 shots for him to riff
on.

Except, that is, for about one month every year, when radio stations hide
Born in the U.S.A. or The Rising and pull out a dusty track that hasn't been
played in 11 months.

Roy Bittan starts by tickling the piano to conjure bells, and the crowd
roars in hysterical approval. Clarence Clemons does his best impersonation of
Santa Claus and then, beautifully, Springsteen comes in with the simple words
we've all memorized on the notes we all know are coming, yet somehow feel fresh

every year: You better watch out/You better not cry/Better not pout/I'm
telling you why.

Then it's the crowd's turn, a reincarnation of the call-and-response
Springsteen uses in all of his live shows now. It doesn't matter if you're in
the
car alone or if you're surrounded by thousands at the Stone Pony in Asbury
Park; you yell, Santa Claus is coming to town! as loud, as hoarsely and with
as
much holiday fervor as you can. Max Weinberg ratchets up the percussion,
Miami Steve croons in the background, Clarence solos on the sax-it's familiar,
but invigorating.

It's the best Christmas song of all time, because it captures the spirit of
the holiday season. Find the bells and let loose. Embrace the company of
others. And for goodness sake, fuhgeddabout the Jersey sneer, and be thankful
the
state is, indeed, not a glorified parking lot.

We have, after all, given even the naughtiest of you the gift of Springsteen.

[AsburyPark] Re: Thick-Skinned in Asbury Park?

2008-12-04 Thread sandpiper15
Mario,

Neither Cohen nor Springsteen ever refer to Asbury Park as a town of losers.
Obviously
he's referring to the lyric from Thunder Road, which never specifies a
particular town.
(though given its references to dusty beach roads and windblown hair [hard to
imagine on
snail paced Ocean Avenue], it's likely he had some town in southern Ocean
County in
mind.) Cohen, like Springsteen, is using it as a metaphor for any small town in
America
from which a young, creative person would want to escape. Yes, he specifies a
boardwalk
scene, but again, that could be Point, Seaside, Wildwood, whatever. He's
talking about the
shore in general, and you shouldn't take it as a slight. It's just a college
kid writing about
how everyone can get into Bruce's version of Santa Claus is Comin' to Town,
which is true
(until about the 10th time they play it ;).

As to what he meant by horizontally inclined, I guess he was imagining the US
as a person
lying on his stomach, arms (New England) outstretched. Of course, one then
wonders what
metaphor he'd use for the south of Texas.

The main thrust of his essay seems to be that

The sad fact is that it is virtually impossible to get a loan to do
almost anything at the current time for even the most creditworthy

Real Estate is on the lower end of the health spectrum at the moment.
I have no specific knowledge here but my guess is that this project
is going nowhere for a while until the health of the lending market
improves considerably.
So the update would be that it is in limbo for quite some time.

It's been a year, can't the City force them to remove what is there
if they are not going to use it? Or hire someone to remove it and
bill the owner. I would assume that if they can arrest someone for a
porch, they can have the owner (who is still in business) fined until
it's gone. The same thing with the Metropolitan, why is that hulk
still standing. I would have to assume they removed the good part,
because they were afraid that someone was going to force them to
restore it. If I remember correctly, the city sent an engineer over
who said it was unsafe, or that was the excuse anyway! Wouldn't the
remains qualify the same way?

[AsburyPark] Number of parking spots anyone?

2008-12-04 Thread dsher4
If someone knows the actual number of parking spots in town and the
number of spots in the lots that MM paved, i will take some time and
do a real world analysis with numbers and assumptions that i think
make sense.

2008-12-04 Thread MarioAPNJ
Ok. Cohen gets a pass because he's a college kid. The metaphor is, as you
say, obvious in the context of the song.

Not so obvious in the kid's paragraph where everything is literal not
fugurative:

It doesn't matter that Springsteen became rock and roll's future by
yearning to leave New Jersey and find himself on the open road, to quit the
boardwalk scene and pull out of a town full of losers, because even though he
left...
well, he never really did. He still plays rollicking shows in Giants Stadium
on every tour and, with the E Street Band, awes crowds with rumbling sets
that include the same hits from those iconic 1970s albums.

With some more experience, he'll learn to proofread for ambiguity and
possible misinterpretations.

Mario, Neither Cohen nor Springsteen ever refer to Asbury Park as a town of
losers. Obviously
he's referring to the lyric from Thunder Road, which never specifies a
particular town.
(though given its references to dusty beach roads and windblown hair [hard
to imagine on
snail paced Ocean Avenue], it's likely he had some town in southern Ocean
County in
mind.) Cohen, like Springsteen, is using it as a metaphor for any small town
in America
from which a young, creative person would want to escape. Yes, he specifies
a boardwalk
scene, but again, that could be Point, Seaside, Wildwood, whatever. He's
talking about the
shore in general, and you shouldn't take it as a slight. It's just a college
kid writing about
how everyone can get into Bruce's version of Santa Claus is Comin' to
Town, which is true
(until about the 10th time they play it ;).

As to what he meant by horizontally inclined, I guess he was imagining the
US as a person
lying on his stomach, arms (New England) outstretched. Of course, one then
wonders what
metaphor he'd use for the south of Texas.

The main thrust of his essay seems to be that

It would actually be better to include the Esperanza site in the

It could be finished as such rather easily forming the base of a

The City could exercise Eminent Domain, take the site, make it public

Good going.

I want a cut ):

The number, in talking to someone else again today, is $25k per spot
adjusted over the years. fines range from $12 to $36 for overtime
parking.

In your numbers, you should also account for:

the psossiblity that a spot can be used for MORE then 24 hours - car
turnover. This is why pay stations are better (for the spot owner) as
with a meter - you hunt for a meter with time vs a pay station is
related directly to your car (in this scenario even without stubs in
windshield).

Also, look at long branch - free parking at Pier V for two hours. And
they ticket and it's not well signed.

Once those spots are filled - valet from $10-$20 (mostly $10 this
year) and not sure what the garage rates were.

Also, the ESP would of had 200 public spots if I recall. needless to
say, there's room at N. Beach and Wesley until they sell some more
units...

Perhaps the ESP could be repurposed into being an urban paintball game, with a
special
area similar to Shoot the Geek in Pt. Pleasant, but in the AP version, the
geek could be
wearing a Dean Geibel mask.

From Duke University's The Sandbox - Recess
 at http://tinyurl.com/6m3ccxPosted: 12/4/08

We New Jerseyans have thick skin about most offenses to the Garden
State.
(Just to be clear: It doesn't smell like garbage, I don't find it
ironic that
our state nickname invokes beauty and if New Jersey is the armpit of
America,
our glob of a country sure is horizontally inclined.)

We'll tolerate most barbs, but don't you dare demean Bruce
Springsteen,
because The Boss is ours. He's stitched himself into the fabric of
New Jersey,
and by this point he's as culturally ingrained as diners, Tony
Soprano and the
neon lights on the boardwalk's tilt-a-whirls down the shore.

It doesn't matter that Springsteen became rock and roll's future by
 yearning
to leave New Jersey and find himself on the open road, to quit the
boardwalk
scene and pull out of a town full of losers, because even though he
 left...
well, he never really did. He still plays rollicking shows in Giants
 Stadium
on every tour and, with the E Street Band, awes crowds with rumbling
 sets
that include the same hits from those iconic 1970s albums.

The state's true poet laureate is now a revered social critic, and
his music
reflects his age and political activism-and from a selfish
standpoint, it's
simply not as fun to blast the new stuff and sing along even though
you can't
hear your own voice, because it's not that type of music anymore.
There are
no more Thunder Roads for Springsteen to find, only 41 shots for him
to riff
 on.

Except, that is, for about one month every year, when radio stations
 hide
Born in the U.S.A. or The Rising and pull out a dusty track that
hasn't been
 played in 11 months.

Roy Bittan starts by tickling the piano to conjure bells, and the
crowd
roars in hysterical approval. Clarence Clemons does his best
impersonation of
Santa Claus and then, beautifully, Springsteen comes in with the
simple words
we've all memorized on the notes we all know are coming, yet somehow
feel fresh
every year: You better watch out/You better not cry/Better not
pout/I'm
 telling you why.

Then it's the crowd's turn, a reincarnation of the call-and-response
Springsteen uses in all of his live shows now. It doesn't matter if
you're in the
car alone or if you're surrounded by thousands at the Stone Pony in
Asbury
Park; you yell, Santa Claus is coming to town! as loud, as
hoarsely and with as
much holiday fervor as you can. Max Weinberg ratchets up the
percussion,
Miami Steve croons in the background, Clarence solos on the
sax-it's familiar,
 but invigorating.

It's the best Christmas song of all time, because it captures the
spirit of
the holiday season. Find the bells and let loose. Embrace the
company of
others. And for goodness sake, fuhgeddabout the Jersey sneer, and
be thankful the
state is, indeed, not a glorified parking lot.

We have, after all, given even the naughtiest of you the gift of
Springsteen.

[AsburyPark] Re: BeachCam Status

2008-12-04 Thread dapawprint
I have been trying to post for many hours the great news that the
BeachCam has been operational since 3:20pm today. The camera has
been re-aligned and now has a terrific view. It may well be a new
camera.

I will not post the URL to the camera in this message as I suspect
that the URL is the reason that my posts are not making it to the
group.

Go to the City's webpage and click on City Cams, then BeachCam (you
may have to hold you Ctrl key down if you have a pop-up blocker on a
PC)

Enjoy - and thanks for that cam!

Glenn

My intent is not really to be critical, if I can help to get that
camera
operational and reliable - I am willing!

Your negativity is not welcome here, if you have nothing good to say
get out. You don't even live here and your post insults everyone who
 is optimistic about Asbury Park.

I really enjoy that camera, its fun, if you can't just enjoy it the
way it is don't look at it. Visitors keep coming to it and no one
else
 is complaining.

 LOL :-)
