Scot- IF FM, this may not work, but Quell (Vanquish if Pacific Rim) with fast water delivery and K17 sprinklers, does a great job with unheated storage. \ And let's face it, since the advent of ESFR, do most of us even remember how to do IRAS? So I think you're spot-on with pushing for ceiling only solution to the problem, what owner wants IRAS today when they don't need them? Ok, in unheated Quell situations, the owner that doesn't want a storage tank due to the large water demands :) The water supply is usually what we see switching Quell opportunities back to roof/rack combos. If you can get that with the flow from the city, and you can't get the large supply (usually around 2500 gpm) Quell supply, then the water supply improvement (tank and pump, even if a break tank) are the deal breaking $.
Some of this is more general than the instant project. George L. Church, Jr., CET Rowe Sprinkler Systems, Inc. I hedge because the client is trying to downgrade to Class III. The fact is that the average commodity by weight is 60% PE, and now they are out looking for some water-soaked wood pallets to change the weight % category. Further to this client, they are in cold country, where it freezes in winter. They don't want to heat their 300k sq. ft warehouse...so the dry-systems. I begged them to go with FM approved ceiling-only large orifice sprinklers. I have given them the reasons, including that the owner will be able to re-lease the building easier than if there were in-racks left behind in their warehouse, when this client leaves in 5 years time. Best I can do, is admit my mistakes, document the uptakes, and learn from the forum. Thank you all for your wisdom.
