There's all different arguments about the value of a business that

Yes, every guy that calls up wants a 10% return. So do I. Actaully, if 
you speak to some harcore investors, they will ask why do only want a 
10% return, what, you have no ambition...? But that was BEFORE the 
stock market tanked...

If someone likes parking lots and future fees, it's different thena 
guy buying a four family house.

Maybe there's a company that's more creative in parking management or 
promoting events. Events bring people to town. When people come to 
town, they park.

So if you owned a company that had the rights to say 1500 spaces 
around a facility that can hold a concert for 4,000 people every day, 
you might co-sponsor a show or maybe put on fireworks every week to 
bring people to your business - those 1500 spaces..

Unless you know how the other guy actaully counts his money, never 
assume what's right for them. They'll fool you.

yea.

The City should produce the RFP and see what becomes of it.

There's time and options.

The City can say look at how much money we took in without really 
implementing the sytem 100% and not having the full knowledge of how 
to implement the system and public outcry of having to fifty cents 
and hour to park. And we also backed down because the developer 
complained we were charging


Now take that parking revenue generated in a short time with a 
boardwalk only half open in the summer (closing in the summer at 9pm 
when most boardwalks are first getting running..) and run those 
numbers out

How much would you pay today for that anticipated income stream.

And add another factor in - $1.00 per  hour peak season, then .50 
hour all other times.

commercial property owners - like Partners has done successfully?

Has Partners paid all they taxes, fees and reimbursements related to 
the development effort?

Can the city start a hotel room tax or liquor tax? Do you really think 
will make a difference to the final bill? If so then the owners may hav 
to take the little bump..

So how do handle a budget on a city that cannot generate enough 
revenues to cover their operations. And don't forget, taxpayers also 
contribute little to a $100m school budget.

[AsburyPark] Ten Things About Last Night in AP

1. It was tough to fine parking at 8:30
2. See# 1. A reason to have the meters in force  - at least at NIGHT.
3. Bagpipes practicing in CH Aracde were deafening. Finally parked to
check out what the 100 gifts were aroiund 9pm. Roller Derby going on.
The really nice tree that was killed looled real good. But I don't get
WHY if you have all the people in once place - would you ahve the 100
gift idea shop CLOSED as was Baker Boys ( I thought it would be neat
to get a hot chocolate and cake after dinner at Kleins in Belmar..).
4. When you have a place and events going on, THATS when you should be
OPEN. Wehn we were on the boards, we OPEN when you had crowds of
peoplem not closed. Go figure.
5. Headed back over to the Watermark. Great crowd and really one of
the best, if not THE BEST spots on the jersey shore to relax - other
then martells or the chelsea in AC.
6. Even when the fire alarms went off last night at the Watermark - no
one moved. Ok. Think STUPID. NO ONE moved. MAtter of fact, someone
started dancing to the beat of the alarm and people were clapping.
Right before that, my wife wanted to know where all the exits were. Te
alarm went on and off a couple times then finally stopped. Only a
couple people went out on the deck (like us), the rest jsut sat
around. While no one wants to lose their seat - it could be a good way
to die had it been a real emergency. Better look like an asshole
running out the door.. and management maybe should of had everyone get
up and go. Maybe. I don't know.
7. See #1. The fire department and police. Police patrolling all
parked cars and FD at CH and wound up at watermark. THIS is a reason
why you need to charge for parking and COLLECT TAXES. It's not FREE.
8. Great hit drink experiment at W MArk they came up with. Made the
mrs happy...
9. Check out kleins in Belmar. Dinner for two during the week $40,
including a bottle of wine. 3 course meal. Sat night, wine bottle was
half price - so you pay about what u would in a liq store.
10. Best advice last night received. Table next to us 3 old people We
said they looked happy. It was one of the ladies 95th birthday and she
was munching on lobster on fries (no salt). I asked her how and she
said just go and have fun..

? what was the bagpipers for in CH last night?

the one thing that obsructs the Ocean view from the Watermark - the
street lights on the boardwalk

Drive down main st in Avon. While the idea was neat - the lights are
ugly and overpowering-  the globes blind you.

Drive down ocean ave through allenhurst. simple period lights.

Rt 33/corlies - they make the road wider, add lower street lightsing
of a period but the highway lighting remains. like that in lots pf
places. Should be one or the other. The technology is here.

Check out the edison style lights in the watermark along the wall. neat.

Enough rooms that owners want to buy more or add on... 

You can go to AC in the summer and not get a room or get one, but pay
out the nose or today, drive down Rt 30 toards the marina disrict -
and see rooms from abou $29 sun-thursday... or get free rooms in the
hotels or $79 rooms at the casinos...

I was in hollywood fl got a room via price at a hyatt place... via
priceline cheap.

YOu need a mix, a choice. The problem is, you need the land to build
it on. Would a 25 story hotel work? That's grand. Would a 100 room
family hotel work?

Right now having extra hotel rooms is not the problem. That's my
thoughts for what it's worth. Throw a holiday express or other simple
style hotel and you have alomst the whole shore to draw from - steps
to the beach...

destinations.

Imagine if there were hotels or motels for people to say at once they
came in for entertainment. Especially FREE entertainment combined with
the paid entertainement.

Which goes back to whoever posted about their weekend condo and coming
down for the weekend and going to dinner once...

While that is great and doesn't impact the  schools or real services
of everyday AP (therefore the taxes paid aren't used) - it doesn't
do much for the guy in town on a daily basisand an example of how
many condos will be used. But, someone can say that those part-timers
will spend MORE money when they are in town then those full0time
residents.

True to an extent.

You need BIG things like BIG entertainment and little things like 
regular free entertainment and something as simple as a plaque.

AP kept the morro around for a couple years then because people wanted 
to see it sitting there.

It's the season and real smart they can turn the arcade into a
shopping/entertainment center - in December.

And it should be good for downtown, who has to learn and take
advantage of the boardwalk draw and feed off of it.

That's FREE marketing for the downtown and the rest of the city.

Learn to capitalize on it.

A guy once had a pizzeria. He first complained that McDonalds moved
across the street (must of meant he was in a good spot, right). He
thought it would hurt his business.

In the long run, his business increased and he gained additional
parking from the lot and additional traffic

The Boardwalk is better. It's a phrase that can always be used.

Yes, at least from what I recall.

I don't know if it was better then 1900, or 1940. From what I read, 
probably not. But it's a phrase. My son is 15 now. To him, it's 
better and same for my daughter. It's better. Are the lights bright? 
Yes.

CH is open, has events, stores etc. Maybe not hundreds of events etc -
 but, it's open, the city isn't paying for it, people come there, it 
feels pretty safe and looks the best I've ever seen it growing up 
here, from what I can remember. 

The guys from GM, ford and Chrysler all flew in on private jets. Ok, 
PR blunder. MM thought they can get things done quicker in AP or 
maybe came up with other, cost effective ideas or got lost in the 
time warp of speed in Asbury or are positoning themseleves for other 
things. They HAD to get stuff open to generate income.

You don't realize all the showrooms that were once in AP.

But read this one. 


Money is only loaned to a man, William Crapo Durant once said. He 
comes into the world with nothing and he leaves with nothing. 

Billy Durant came into the world in Boston with not even a loan. 
Raised in Flint, Mich., he quit school at 17. By selling patent 
medicine, cigars, insurance and borrowing from friends, he scraped up 
enough to join a fellow clerk in buying out a carriage factory for 
$2,000. Through his prodigious energy and salesmanship (he could 
coax a bird out of a tree) the company acquired 14 plants by 1904. 
Durant's Blue Ribbon carriages became the Fords of a horse-drawn 
world. 

The company overinvested in bicycles, lost out. Unperturbed, Durant 
got control of the tottering Flint Wagon Works, sold $10,000,000 
worth of stock to exploit its rights to manufacture a horseless 
carriage, designed by David Buick. He made millions in a few years, 
laid grandiose plans to take over the lusty young auto industry. He 
almost did, by merging five companies—Henry Ford was the most 
important holdout—into General Motors. 

In the panic of 1910 Durant lost control of G.M. Unfazed, he started 
manufacturing a car called the Chevrolet. Quietly he bought back 40% 
of G.M.'s stock (with the help of the Du Ponts) and walked into a 
G.M. board meeting with his pockets bulging with stock certificates. 
Imperiously he announced: Gentlemen, I control this company. As 
Walter P. Chrysler later said: It was like Napoleon's return from 
Elba. 

In the post-World War I slump, G.M. stock slipped from $400 to $12. 
Durant spent an estimated $90,000,000 trying to bolster it before he 
finally lost control of G.M. for good. He founded Durant Motors, 
aiming to start a new G.M. But this time it was no go. He piled up 
another fortune by playing the stockmarket, but the 1929 crash 
virtually wiped him out. Later, he went into bankruptcy, listing $250 
(the clothes on his back) as his only assets. 

He still had his chipper spirits. But his Midas touch was gone. In 
1936 he turned up in Asbury Park, N.J. as a lunchroom and supermarket 
owner. He plugged a dandruff cure on the side, operated a bowling 
alley in Flint. He still talked grandly of making a pile. But it was 
too late. Last week, in his eight-room apartment in Manhattan, Billy 
Durant, 85, died. Of the millions he had been loaned he left 
nothing.

[AsburyPark] Why is it we miss a simple attraction to AP???

It was given to AP years ago and some creative historian may have already 
suggested, but I 
don't know

There isn't a Morro Castle display, memorial, replicas (in the works...), 
etc watch for them 
soon.

Would be interesting to have that some place on the boardwalk. The real history 
of AP's real 
glory days or gay days lay around just waiting for someone else to trip 
over them.

Not many towns have such documented history hidden away. 

Add to that AP's undocumented history...

One of the old laws was that intoxicating liquor couldn't be sold
within one mile of Wesley Lakein 1903.

They kind of keep with that now. It's hard to get intoxicated with
little drinks and high prices.

Friends, family, where you work

Sometimes those are the worst tenants.

Try there. This board. A sign out front works best depending where you 
are. Sometimes it's a bonus if you live there as well. Be competitive 
in your price and try to be more flexible then the next guy. Losing one 
or two months in rent isn't any fun.

Quick note:

Watermark very neat upstairs. Gret fireplace anc chairs.

Kind of tough with yet even smaller glass for those cosmos with 
belevedere coming in at $12.50. Maybe a 6oz glass. No food there from 
stellas, so we walked across to the stella's and had a pie and salad. 
Beer at Watermark $5.00 Had a good crowd eating there service from 
klitchen was a bit slow, but that can be expected. 

Just need bigger martini glasses or someone else to buy the drinks.

They way I read it, MM was looking at an 18% Internal Rate of Return 
(IRR). If you really understand the purpose of IRR, then you good for 
you.

This is the document. I'm curious to here your and other people with 
an underestanding of investments like this and what the MM Retail 
Enhancement Fund MIGHT be obiligated to do and if they have even 
tapped into the monies from this fund, or by reading the doc, it 
looks like MM had to put up $60m of their own money. $60m seems to be 
the number being thrown around.

It look like from the rad that Wells Fargo was also to be or was a 
contributor to this fund.

BK has a bit more to offer and alot more residents with disposable

Bring it back to AP, MM has a nice billboard when you come off the 
circle onto Asbury Ave - advertising their holiday bazar, live music 
etc.

AP needs more stores that the general population will want to shop in 
ADDITION to the boutiques already in town.

The largest landholder with the most experience and maybe the capital 
at this point in time - Madison M.

It maybe time to throw on the lingerie and do what you have to do to 
make them spend the money while they still have it.

Hate to see the honeymoon come to an end.

1) E-harmony sued so they HAVE to promote Gay match/date making.

2. In court today with my kid. forgot to get her provisonal lic 
switched over to 18 year old..

They cut out to Freehold closed circuit to talk to prisoners. This 
one was in jail for NOT paying her pervious fine of about $500...

a) SHE recevied a CREDIT of $50/day for BEING IN jail . She got 8 
days at $50/day = $400 CREDITED to her fine. 

Forget that fact that it costs the taxpayers to house the immate, let 
alone give them CREDIT for being IN jail. Wasn't there some point 
where the immate was to reimburse for the costs of the hotel?

The system. 

Why send people back for immigration when many (not all cases in WLB) 
were here for having no registration, insurance, nj licensce etc 
etc . and were paying their fines and rushing back to WORK.

People should really not bitch about being an American and having all 
the rights they do here. One guy in there did a flooring job for me. 
Good guy, works hard and I knew it took him twice to get to America 
because he WANTED to work. Everyone chuckled at his kansas driver's 
license...

I sat in court with my daughter today for around three hours. 

Two people collided.

One hit the other in the rear (with their car).

One was accused of drunk driving , refused Breath A, Blood test etc. 
The other driver who was hit, was also drunk, but not legally.

Everyone (all the witnesses) because they were injured...all 
had back or neck pains - but no one really had a driver's license.

The American Legal System. 

Because we are a free country and EVERYONE has a right.

Before all this bs, lagosta to me (and tommy) was Martell's arcade, then Bob

Sure the city over the years (not just since Partners or MM) had every huckster 
and REAL 
developers come to town only to walk away. They either were shook down so bad, 
realized that business had to be done a certain way or people had no f'in 
clue

So today you might have what the experienced over the years see - improvement 
in a 
certain way that we either like or hate.  How much improvement will you see 
by next 
summer?

List what you'd like to see

Let's start simple, like plant grass on all the vacant lots in the 
redevelopment zone. 
Nothing fancy. you don't eve have to plant it. Just throw the seeds down.

And on the budget - kind of hard to do a budget when you know off the start you 
have 
NO (not enough) money coming in and obligations up the rear...maybe the cty 
should 
auction off all their archives of old plans that were REAL for Cookman ave, the 
boardwalk... 

Maybe go plead to the feds that they need some of that $70 billon in loans for 
to cover 
mismangement and everything elseGM, FORD and CHRYSLER should  be one - 
American Motors (recal AMCand the gremlin?

soup...in Asbury,,,on the boardwalk...by the casino...

You see, it took me 25 years from the time I first had her on the boardwalk and 
the palace 
for her to finally get her it):

We can bitch and moan all we want but some people are risking their budgets to

something happen.

And in Stella on sunday afternoon while it was quiet, there was something 
unique there - 
parents with kidsin Asbury.

Consider this-  ..some of the national investors in the fund are

spaces ... now people will travel once again by automobiles to the

luxury of being entertained by the boardwalk, sand and water...

Very interesting (maybe boring for some), but from this read, $60m 
(that number again) seems that was MM.s money, then this pension 
system, Jan 2007, kicked in $125m (25%). Dan would be the best to 
comment I guess.

Some of their analyis on the economy and commercial vacancy rates from 
today's view, is off.

That coincides with numbers on the commercial side predicting higher 
vacany rates even on commercial spaces. Like MM, I have a client with a 
shopping center half full, current tenants in a panic. They are ready 
to offer one year free rent to get new business in and/or a piece of 
the business.

Very curious though on the terms of investments in the fund. There
could be a clause whereby the funds invested less fee are returned if
certain conditions are not met. If that is the case, then MM has to
have their own contingency plans. Hopefully, they won't pull it's
their fault... it didn't work. That one has been used before -
sometimes right, sometimes not.

If they don't have a plan for The Wesley end of town - the link
between Cookman and Boardwalk then what? Look at who else has invested
in their funds - where are they todaythemselves running for cover.
HOV can't move.

If you read that recommendation  to invest in the fund, MM was looking
at an IRR (Internal rate of return  - which I still have a hard time
understanding) is 18%.

In the end, it all depends. Everyone should be thakful they had great
weather this summer.

with a hammer in your hand...

1. HOw much is their cut of each sale to rent? How much per drink? Sell 
enough booze on the boardwalk and around town and you can do ok-  as 
long as you draw people in. MM has an incentive to bring people to 
their side of town - they have to empty everyone's wallet.

2. AS far as what they spent to buy Kush out, that could become a 
lingering qusstion. They have to sell those units or think about 
renting them out if they don't move more of them to acount for being 
the top bidder of Kush property by a pretty good number. Fromt he looks 
of it, Kush got out ok, but who knows?

No one really nows the real deal int he partnership.

ALl I know is if someone gives you money to invest, the goal is to 
provide a return. Otherwise, you're thinking like rest of america using 
credit cards and home equity-  it ain't my money so let's party.

Whose gonna bailout the city to cover for it all?

If the developer,whose using someone else's money is willing to pay for 
all that free stuff you propose, like lifeguards, gate guards, police, 
lighting, signage.

If a room can go for $150-$250 night...or a drink $11 (at least my blue 
was only $5)or dinner $30 plus appetizers, drinks, deserts etc or a 
knick knack old propeller decoration is $3,000...

BASED ON EXPERIENCE over the years on the boardwalk when things got 
depserate, FREE BEACHES did bring people in and helped the merchants 
out some BUT did nothing to help out the city. 

They still had to pay the bill.

So it's ok for an individual business owner or developer with debt free 
money to profit at the expense of the city?

I think asking everyone to contribute $1 or $2 isn't the worse thing in 
the world to help AP climb out of hibernation. 

If I (or anyone else) can for over money for booze, paying $1 for 
parking or another $5 on a room for $150 isn't the end of the world.

And the landlords of the city should just give free rent? Remember, the 
city is one giant landlord - collecting rent to cover and provide the 
essential services so that their residents (tenants) can propser.

And the problem created when FREE BEACHES took place...

The african americans and spanish came to town.

That was the unofficial problem created by free beaches.

Beach fees help the problem.

BUT, as a merchant who sold cheap beach buckets (or gave them away 
cause I hated to here someone say you ain't getting that, shutup...) 
or one who was taught early on that people with money to spend are 
good people... the more people with money to spend, the more you make.

That, I was taught not in college, but on the boardwalk from every old 
guy there was.

No reason to make it free.

$1.00 to park should be FREE, but to go pay at least $80 for a bite 
and a drink?

PRemium outlets wanted 8.00 to valet your car. and there were 
people who had their cars valet parked.

The merchants can always give a $1.00 off the final bill if they felt 
it really made a difference.

Good service, good food, drinks, weather or something else you offer 
brings people in if you don't have people want, they aren't 
coming in. Another fact of life in the business world.

The typical season was 110 days.

And with that, you hoped and prayed for nice weather. YOu were on 
your own with no backing.

Here's a major developer and retailer asking for and getting a break 
on .50 hour parking fees. 

How do you construct retail with NO parking. every major developer 
HAS to provide parking as per any town regulation. So ,many spots per 
1,000 sq ft so the developer gets to use city property for their 
benefit and gain (rent) while the city gets

It's not the city's responsbility to make money for the investor.

They bought CH. They bought the rights.

They bought the rights to make money. 

The city and developer(s) signed agreements.

more


The thinking is if they don't have to spend $2.00 to park for FOURM 
hours, maybe they'll spend that money in the bar...

Let MM run their lots as they want, even hanging FREE parking signs. 
The city should give them the permits for those lots AND TAX them 
acordingly - not as vacant land.

Let those free lots get filled then let whomever else wants, pay to 
park.
