Hi guys,

I haven't been reading this board in months, but the news report on
Esperanza drew me back here.

Oak:

So, after selling 30 units in 3 weeks they got another 40 units in 7
months? No wonder they closed the sales office. Weren't covering the
rent.

Hope you guys took my advice opened up that line of credit back in
April:

Seems odd that they are so against state assistance into managing the

Ever the optimist Oak. Metro's whole purpose of the fabricated
birthday party to coincide with the opening of the sales office was
to let the people clamoring to get into the Esperanza drop their
deposits down. Three weeks later people who wanted a spot have gotten
it, and the sales staff is going to have to work a lot harder to
sell the other 87% of the units. There is no sense of urgency for a
buyer, and prospective buyers can now wait until people are actually
in boardwalk amenities have opened before they tie up their cash
with a down payment.

Even Westminster claimed 50% were sold in the first month:

I'd be willing to bet more money was made selling the rusted steel
from C8 than these 30 units. I'd hate to be MetroHomes when their

preconstruction occupancy of 13%.

Figure $500 a month goes towards taxes, if the property is owned free
clear that's $2400 per month going to the owner or $28,800 a year.
What was the original price, $600,000? 4.8% return. You can get 4.8%
on a one year CD, and not have to worry about a bank teller throwing
a party in your CD.

If the owner has a mortgage, he can borrow $400,000 at 6% for $2400 a
month. He'd still have to come up with a $200,000 down payment to
make up the difference. (BTW, at the original $3800 rent he could
have borrowed $550,000, which is probably what the amount financed
actually is.)

The financials not working aside, who would want to start a lease

Maureen,

Ever thought of podcasting? You basically have all the infrastructure
in place, its simply a matter of submitting your streams to iTunes or
podcastalley.

http://www.apple.com/itunes/store/podcaststechspecs.html

The good part is you're not subject to the FCC. Also, you can edit
your show, aren't bound to set timelines, and can do it during a more
convenient time. The bad part is you can't really take call-ins
unless they're prearranged.

 Whatever happened to Asbury Radio?
Well I thought you'd never ask, Allen.
The weekly show was like doing a feature article a week and so took
considerable time from my revenue producing work. For most of the
past 6.5 years my freelance work suffered and so did my bank account.
Just prior to the first FCC visit to WYGG, I took an office job. My
boss allows me to work four weekdays and Saturday, affording me one
weekday to do my freelancing. It's working out quite well. The same
cannot be said for the show, which hasn't aired since Nov. 16th.
This letter, below, that I sent to Sen. Menendez on March 20th,
will explain the current status. I recently got a response from Cong.
Frank Pallone to a similar fax I sent him, on Feb. 12th. He said his
office had asked the FCC's enforcement bureau to look into it. If I
don't hear anything by April 8th, I should give him another call.
This isn't satisfactory since the station's temporary permit expires
April 7th. Pallone had no response to that information.
I know you've been critical of my show in the past, Allen, but I
would hope that you and other critics could still appreciate the
importance of this threat to free speech - and no, I still don't know
who is behind this.

 March 20, 2007

Re. FCC Intervention in WYGG 88.1FM

 Dear Senator Menendez:

I have had a radio show, Asbury Radio (previously Restore by the
Shore and Restore Radio), on WYGG 88.1 FM, which would've been on the
air 7 years this June. The station is a low-band, minority owned
arrangement that broadcasts largely in Haitian Creole. (Abner Luima
bought and held the license until recently.)

In mid-November Steven Desena, a field engineer with the FCC based
on Varick St., in NY, claimed to be driving by our studios at 601
Bangs Ave., in Asbury Park. Mr. Desena gained entrance to the
building and examined the antenna without WYGG present. DeSena phoned
the station manager, Jean Guy Henry, and pretended to be a cable
installer who needed the transmitter turned down to work on the roof.
He then summoned Henry to the roof and brow beat Henry to try to get
him to turn off the transmitter. Eventually, according to Henry,
Desena turned off the transmission himself, which I’m told is a
violation of FCC rules. The station remained off the air from just
before Thanksgiving until February of 2007.

Desena told Henry he’d have to move the station, which he did
during January. The station was relocated to a house owned by and
adjacent to the French Haitian church at 414 Asbury Ave. The FCC
granted a temporary permit to allow the station back up on the air,
but that permission expires in early April. The management gradually
reintroduced programming to the station, with the exception of my
show. Henry told me in March that he’s afraid that my show is the
real target of the FCC’s attentions. (Desena visited again at the
new location on Jan. 28th.) This makes three or four visits to a 100-
watt station in roughly two months. Despite this, there is no record
on the FCC's web pages for listing Notices of Apparent Violation.
On a recent visit, Desena reportedly asked specifically about my
talk show and, granted this is second hand, told Henry that it may be
the public’s right to talk about this stuff but they (?) don’t
like it.

Desena told Henry that all guests have to sign in, have to be
listed prior to show time as well, with their topics and how long
they intend to be on. Is this really Federal FCC Regulation? I can
clearly see where such rules would have a possibly chilling effect on
free speech.

My second question is: Can you find out who or what formed the
initial catalyst for Desena’s visit in November?

By the way, it may mean nothing, but my last show to air over WYGG
was about the awakening potential of voters from Asbury Park’s West
Side. Naturally, this protracted situation has only given fuel to
speculation. Other subjects covered on my show have been random
violence against Latino workers, Eminent Domain, Abolition of the
Death Penalty, environmental and tenants' rights, etc.
Again, if you could confirm these FCC requirements; and if you
could find out the reason for the FCC’s spontaneous visit and
termination of the signal, I would be most grateful.

 Best regards,
Maureen Nevin, Host - Asbury Radio

Buy hold More like set up a line of credit while you still have
equity on paper appraisers who don't notice the for sale signs.
As Menendez said today, We have tsunami of foreclosures on the
horizon.

I honestly think things are going to get worse before they get
better. No way Amboy National can have both Dwek Kara default and
still be solvent. You can only keep a tourniquet on a limb for so
long before the head turns blue from lack of blood.

Well gee, that means two of the 7 people in this picture
(http://tinyurl.com/ysu9o8) are insolvent. And according to this
interview (http://tinyurl.com/27kttd) they are fully committed to
financing all 157 units. Oops, there goes $85 mm in easy money to
Asbury Park. But of course there are tons of banks, right?

Wrong! What happens with all these smaller banks failing is
the Japanization of the American economy. Japan has had zero
interest rates for the last 15 years and the banks have all merged
into about 3 or 4 super-banks. Can you imagine getting a 30 year
mortgage at 2% in Japan? Well, you can't, because there is no profit
margin for the banks, so they have all stopped issuing mortgages. If
you want a house of your own, you better bring your checkbook to the
closing.

This is where that extra line of credit you got back in April 2007
comes in handy. In the land of the blind, the one eyed man is king.
You've got that powder dry for when AsburyPartner's funding dries up,
and can take the whole ball of wax off their hands for a few thousand
dollars to help them pay to move their $%!t back to Lakewood and fold
the business into Chapter 7. Then we can spend the next 6 years
arguing about how YOU are going to save the city, and how YOU will
bring badly needed receivables, err ratables, to the city, and how
all of us will become filthy rich because of you because you will
create a nationwide housing bubble just like the previous guys did.
Of course in a few years that energy and enthusiasm will turn into
contempt as we realize you don't know what you're doing either. But,
because you are buying at the bottom, you'll be able to sell it to
someone else at top dollar IF you realize your limits before the
market turns again.

The circle of life continues. And that ladies and gentlemen is how
you too can become a vulture investor.

[AsburyPark] condo projects on hold across the country

2006-08-15 Thread jerseyjohn99

From coast to coast, developers are nixing or delaying condominium
projects as home sales decelerate, construction costs soar and lenders
start to balk at financing units that might not sell. What's making it
worse is the glut of high-priced condos and too few people who can
afford them.

[AsburyPark] MTV's 25th Birthday

Today is MTV's 25th birthday. Their first video was Video killed
the radio star by the Buggles. In a moment of boredom today, I
decided to tweak the lyrics to reflect Asbury Park's musical
heritage. Enjoy!

Fishman killed fun in Asbury Park

I saw you on the Carousel in Seventy Two
Lying awake intent at tuning in on you.
If I was young it didn't stop you coming through.

Oh-a oh

He took the credit for your second symphony.
Rewritten by Cookman Av and housing bubbly,
and now I understand the problems you can see.

Oh-a oh
Can't bring my children
Oh-a oh
What do I tell them?

Fishman killed fun in Asbury Park.
Fishman killed fun in Asbury Park.
Condos came and broke your heart.

Oh-a-a-a oh

And now we meet in an abandoned waterfront studio.
We hear the sales pitch and it seems so long ago.
And you remember the revenue projections used to go.

Oh-a oh
You were the first one.
Oh-a oh
You were the last one.

Fishman killed fun in Asbury Park.
Fishman killed fun in Asbury Park.
In my mind and in my car, we can't rewind we've gone too far
Oh-a-aho oh,
Oh-a-aho oh

Fishman killed fun in Asbury Park.
Fishman killed fun in Asbury Park.

In my mind and in my car, we can't rewind we've gone too far.
Condos came and broke your heart, put the blame on greedy heart.

You are the Jersey Shore.

New Jersey's Higher Education funding was cut $250 million this month.
Rutgers alone was forced to cut 800 courses, 600 staff 150 faculty
members.

When the rest of us are told to toughen it out, it's nice to see a

SHOULD have tourist dollars propping up the economy doesn't have to
make any tough decisions.

Enjoy your tax cut. I've got to go make my house look like a dump

Gee, I wish Keady or Ms. Keady was still active on this board.

Wal-Mart became the largest company in America by hiring the otherwise

To employ a worker in Germany, a company has to basically guarantee
that worker a meaningful job for life, a pension, and medical care. It
comes out to roughly $40.00 per worker per hour. What's the last
innovation that has come out of Europe? Volvo? Nestles?

Shopping at Wal-Mart is basically a zero-sum game. You get a low

2006-07-28 Thread jerseyjohn99
Lighty,

I respectfully disagree. Last year I brought my 3 kids to the arcade
on Asbury's boardwalk a dozen or so times, because I thought it was a
fun, safe place to play. Now, when they want to go to the Arcade, I'll
take them to the Freehold Mall, where they can run around and be kids,
and I don't have to witness the same BS I saw on the Asbury boardwalk,
where kids hustle other kids for money.

The last time I was at the Asbury beach was during the Guitarbeque
weekend. The repeated incidents my kids had to walk through from
Second Ave beach to Bradley Park I hope no family has to go through
again. From the dope dealers, to the whores, to the general dirtbag
hustler throwing the F bomb like its going out of style. As much as I
thought Asbury Park would be for family entertainment, I hate to say
it, but I will never again bring my kids to Asbury Park. The city can
have its baby parade. Hell, Fishman can bring Elmo into Convention
Hall. My kids will be forbidden to go there.

The city made their choice. They do not want family entertainment. As
a person looking for family entertainmnet, I respect the city's
wishes, and will never again subject my kids to the harassment they
had to go through.

[AsburyPark] Re: Parking Space's

2006-07-13 Thread jerseyjohn99
Let's see. On a certain property on the waterfront where 138 units are
to be built, the original valuation came in at $175,000, or $1,268 per
unit. Figure a housing unit is the size of approximately 20 cars,
you're looking at $63.40 for the space. Of course, that's based on
prime oceanfront real-estate. 6 blocks away, you have to chop off at
least 75% of that value. So, based on Redevelopment Math, we're
talking $15.85.

Besides, no one wants to park there anyway, and it will bring badly
needed ratables.

[AsburyPark] Nashville band gets Asbury Park...

2006-06-05 Thread jerseyjohn99
Allen's post about the carousel reminded me of this video:

http://music.yahoo.com/video/default.asp?vid=2171595

I've recently become a fan of country music. A Nashville band
called Rascal Flatts shot a video for their song Feels Like
Today in Asbury Park last year. Notice the touches this band added
to the decrepit landscape: namely a carousel a guy walking around
taking pictures.

It's amazing how little Duh Partners care about Asbury's legacy. The
fifth summer season they've had control of the boardwalk, and all we
get is an arcade a few beer joints. And yet, they plan to sell
condos to a year round community. Do they honestly believe people
will drop a half million dollars so they can go get tuned up at Deep
Blue Atomic Cadillac Ranch? Yeah, that's a great place to take the
grandkids!

Oak: what would it take to get a permit from Duh Partners to sell
photos of lovers as they stroll the boardwalk? I think we may have
found our next million!

[AsburyPark] Re: CNN Money - New home sales stay strong

2006-05-29 Thread jerseyjohn99
The way I understand the PILOT agreement, the tax assessment changes
with every resale. For example, if an original owner buys at $400k and
sells 3 years later for $500k, the new assessment is based on the
$500k figure.

This works in reverse as well, and in a declining condo market, you
could have residents who are locked in at an assessed value of $300k
or $350k. When the agreement was put into place, I brought up the
hypothetical of a husband selling to a wife for a below-market rate.
I'm sure there will be a few of these going on as well.

Since the city's costs will be fixed, the revenue from the waterfront
will decline in a declining Condo market, and every asset has been
sold, the only way to bridge a budget gap is to increase the taxes on
the non-abated property in town.

Just more to my original point: To get prices similar to Spring Lake
will take much more than buying property waiting. Prices in Bradley
Beach are closer to Asbury's than Spring Lake, while Deal's are much
higher. Could this be related to the tax rates the true costs of
ownership in these towns?

--- In AsburyPark@yahoogroups.com, dfsavgny [EMAIL PROTECTED] wrote:

I assume you are saying that when the abatement burns off the prices
of the condos will decline? It is important that the sales price is
used as the basis of taxes. A condo selling for $500 K will be
assessed at $500K. Not so with a non-abated home. However, all of
that may go out the window with an expected revaluation. The taxes
in AP are relatively high for the qulaity of life. However, one
could get in here at one time for a good price. Not so with Spring
Lake. Buying righthere the upside was much greater than neighboring
 towns. That's why I bought.

Asbury Park tax rate (equalized): 1.674%
Spring Lake tax rate (equalized): 0.607%

Don't forget that it costs nearly 3X more for the privilege of owning
that same Victorian in Asbury Park.

Now consider the fact that the waterfront abatement is tied to actual
sales prices in the secondary market. In a down real estate market
it's a pretty good bet you'll be paying a HIGHER tax rate in 10 years
as you bear the municipal burden for the buyers who get the condos at
fire-sale prices along the way.

You might want to start thinking of your house as more of a work of
art than an investment.

State's foreclosure activity is rising
Higher payments on risky adjustable-rate loans cited as factor
BY GREGORY J. WILCOX, Staff Writer

Foreclosure activity in California and other Western housing markets
is on the increase in part because high-risk adjustable-rate loans
are beginning to reset to fully amortized payment schedules, a
property tracker said Monday.

During the year's first three months, all types of foreclosure
activity in California jumped an annual 33.6 percent, to 28,550
incidents, said Sacramento-based Foreclosures.com.

Notices of defaults, one of three indicators tracked and the first
step in the foreclosure process, increased 36.5 percent, to 20,515
incidents.

And the number of real estate-owned properties, the final step in
the process and notification that there is a new owner, increased 27
percent, to 1,41l.

I think it's all the washing of the market, said company President
Alexis McGee.

And activity was expected to pick up since levels sank to record
lows as the market peaked. Now home sales are softening,
appreciation is not as robust as a year ago, interest rates are
rising and inventory is building.

McGee also said the creative adjustable loans that helped buyers
jump into high-priced markets such as Southern California will
continue to impact foreclosure activity as the market continues its
shake-out.

I don't see those low numbers coming back, she said.

Analysts have noted that of the six Southern California counties,
San Diego is the furthest along in the cycle. McGee said that in
recent years more than half of home purchases were financed with
interest-only adjustable loans or option adjustables with very low
teaser rates.

A recent study by Christopher L. Cagan, director of research and
analytics at First American Real Estate Solutions in Santa Ana,
found that most of the trouble should come from teaser-rate loans
that will reset in 2007 and 2008.

The people who bought in '03 or '04 tend to have equity so they can
usually work something out. Next year and the year after next is
when things will get sticky, Cagan said.

Someone who paid about $500,000 for a home in the San Fernando
Valley last year and got a teaser rate of 1 percent would have
initially paid $1,608 a month. If that loan resets next year at 6.5
percent, the payment soars 96.5 percent, to $3,160.

Buyers with hybrid loans are not at as much risk.

If prices are going up 20 percent a year everyone is a genius and
mistakes are forgiven. The problem is when prices level off, Cagan
said.

Homeowners who bought near the peak face the most risk and the
economic fallout will be limited.

It will not break the economy, Cagan said.

The Foreclosures.com analysis also showed that:

Nevada foreclosure activity has more than doubled this year to 4,544
incidents versus the 2005 final quarter. The problem there is
speculation, with 25 percent of new home sales going to out-of-state
investors.

Colorado has a 50 percent increase in new foreclosures in this
year's first three months compared with the final three months of
last year. And they are up an annual 96 percent.

The first 10 or so people to speak as I recall announced

or
Trenton. They all spoke about how CAFRA should ditch the whole
plan
because Tillie and other such stupid buildings weren't being
saved,
and talked about history and character, blah balh blah.

Some of them even had the nerve to speak on behalf of the People
of
Asbury Park while they were holding maps to show them how to get
 here.

Really galling was that after lining up to speak first, they all
left. Not one of them stayed to hear what anyone from Asbury Park
 had to say.

I was livid. Here there were real stakeholders (residents and
businesses) in the audience who wanted their City moving forward
for
the first time in 30 years, and a bunch of outsiders with maps
show
up to try and stop it in the name of their poreservation hobbie.

Those are the folks I was refering to.

 they're

  That's really not that bad.

If you believe the AP's analysis (which I am not saying is not

only gets 5%) and the schools (0) that lose out. Now it may seem
that AP was smarter because it is not losing the tax revenue,
however, these abatements last 10 years (they have a life of 16
years from approval so to get the full 10 years the units have to
be
built by the 6th year). If Abbott funding lasts that long maybe no
problem, but if it doesn't there could be trouble. I assume the
people buying those units will not be burdening the school system
during the abatement period if they listen to Fishman and keep
their
kids home. If they did but were not paying then I would have a
problem since I am paying and not using. The abatements only go to

[AsburyPark] Re: Springwood - I need your help

2006-03-23 Thread jerseyjohn99
It sounds like a good idea, and in a perfect world it makes a lot of
sense.

But lets be realistic here. This city has not been able to get its
house in order, and this Council has consistently used City owned
property to rearrange the deck chairs on the economic Titanic.
Nothing they have done in 5 years has shown they have the ability to
successfully redevelop anything. Why don't they start small see if
they have the wherewithal to put an actual plan together to make
Springwood a viable destination where there is none, rather than
giving them more prime property to shove Condos on? Maybe this is
the perfect opportunity to get some volunteers from New Brunswick's
DevCo to offer opinions, since they seem to have a knack for putting
unwanted property back onto the taxrolls getting it to thrive.

Property will always become available. Heck, once all the year-round
families are forced out the city can choose any one of the grammar
schools to put the new muni complex on.

--- In AsburyPark@yahoogroups.com, bluebishop82 [EMAIL PROTECTED]
wrote:

Since this was just brought up in a previous post and I wanted to
gauge your opinions anyway, please let me know your thoughts.

In the Springwood Avenue Advisory Committee we are obviously
considering many options. Let me be clear that right now there is
mixed use of everything being considered: Stores, housing, rec,
etc.

One idea in the mix is to build a new state of the art municipal
complex on Springwood to house City Hall, Police Department and
Fire
 Department.

The experience Cookman has shown is that it is still very
difficult
to bring people to AP to shop because of the the safety factor
(even
though it is safe as anywhere else. I had 2 calls this week from
Monmouth people as to whether it was safe to come to my office).

If we are still trying to convince them that Downtown is safe, we
are light years from convincing them shopping on Springwood is
safe.

It seems to me that putting the Municipal complex on Springwood
would not only make it feel safer due to the police being there,
but
it will create automatic foot traffic of hundreds of people a day
down there between workers and people doing business with the
City.
It can be an instant anchor for whatever stores we can build there
 near it.

It will also open up 3 blocks of prime main street that the City
is
on now to be developed (stores, parking garage, walkway to
downtown,
 etc).

What are your thoughts in this regard?

 Thanks

[AsburyPark] Re: 2nd Ave Property - Eminent Domain

2006-03-20 Thread jerseyjohn99
This story, if true, makes my stomach churn. Where is the
constitutional principle of just compensation that the pro-ED
people seem to focus on? These people are being bankrupted by the
redeveloper.

This story needs bigger national attention. At the very least, the
mortgage company, or even the Mortgage Bankers Association, should
be made aware that their investment in Asbury Park is being
threatened. Imagine the loss to all residents and to the new units
if major banks refuse to lend in Asbury because of the predatory
practices of the developer. Although, that would be an interesting
battle to have a major corporation with deep pockets fighting this.

Does anyone have any markers to call in at 60 Minutes?

I found this column about an Asbury family on an eminant domain
 website.

Does anyone know the Orlando family and know if these numbers are
 correct?

The guy who wrote the column is a land use lawyer who represents
 condemnees.

 Here is his column:

Eminent Domain in Asbury Park: An offer you can refuse

The dictionary defines goniff as a Yiddish word for a ¡§thief.¡¨
Having received an offer for their property from Asbury Partners
LLC, the designated developer for the Asbury Park beachfront,
Thomas
and Donna Orlando now know the meaning of that term.

The Orlandos purchased a fully renovated three-family house
located
two blocks from the beach for $575,000 in September 2004. In
December 2005, the Orlandos received the offer and appraisal from
Asbury Partners in the amount of $330,000, premised on the
appraisal
of Donald Moliver. This offer is significantly less than the first
 mortgage on the property.

Under normal circumstances, we would expect Mr. Moliver and Asbury
Partners would consider the sale of the subject property and the
fact that the beachfront real estate has increased since 2004, not
only in Asbury Park but in New Jersey in general. Therefore, a
reasonable starting point would be at least ten percent over the
 purchase price or approximately $630,000.

Under normal circumstances, a homeowner would not need a lawyer in
an eminent domain action of this sort, because a recent arms-
length
sale of the subject property is the best evidence of value. But
this
transaction, like others we¡¦ve seen in Long Branch and Asbury
Park,
is driven by greed. The developers are dictating the terms, and
their objective is to buy the property as cheaply as possible. The
municipality is complicit in this arrangement as they will
institute
eminent domain proceedings to acquire the owner¡¦s site, absent an
agreement with the owner. This scenario, while outrageous, is by
no
means unusual where the unholy alliance is at work., i.e.
developers
 and compliant politicians.

The settled rule in New Jersey and other states is that any
increase
or decrease of the market value of the property acquired or caused
by the project of the condemning authority should be factored out
of
the market value determination. See the following cases:
 „X Jersey City Redevlopment Agency v. Kugler, 58 N.J. 374, 379
(1971);
„X Housing Authority, Atlantic City v. Atlantic City Expo., 62
N.J.
 322 (1973)
„X Jersey City Redevlopment Agency v. Mack Properties Co. No. 3,
280
 N.J. Super. 553, 568-69 (App. Div. 1995);
„X State, Dept. of Environmental Protection v. S. Nalbone Trucking
 Co., Inc., 128 N.J. Super. 370, 377 (App. Div. 1974);
 „X United States v. Miller, 317 U.S. 369, 375, 87 L.Ed. 251, 63 S.
 Ct. 276 (1943).

The Moliver appraisal perverts this rule by claiming that all
market
increases are attributable to projects of the City of Asbury Park
and Asbury Partners LLC. This position is unsupported by the
reality
of prior abortive redevelopment efforts undertaken by Asbury Park.
The entire beachfront has been blighted since January 1984. The
initial redevelopment efforts by Carabetta and Vaccaro were
stopped
as a result of Carabetta¡¦s bankruptcy in 1992.

Asbury Partners LLC, using money from M.D. Sass Company, purchased
Carabetta¡¦s rights in the bankruptcy proceeding and paid the City
of
Asbury Park $6.5M for tax liens on the properties. These funds
were
desperately needed by the City of Asbury Park to stave off its own
pending insolvency. For these payments Asbury Partners took over
Carabetta¡¦s project and developed a new plan. Carabetta, it
should
be noted, never completed anything. He left a rusting structural
steel monument at Ocean Avenue and Second Street for the last
fifteen years. Asbury Partners LLC also have not completed
anything,
although they have grandiose plans. Where then is the enhancement
to
the real estate market which they claim in Moliver¡¦s appraisal to
be
 attributed to their project?

It¡¦s not there. Rather, value in the market in Monmouth County in
 general and in beachfront

Asbury Park (03-06-2006) - A source in the Board of Education
administrative offices has reported that Susan Maynard faxed a
letter to the office late this afternoon requesting that her
nominating petition for this April's School Board election be
withdrawn.

Maynard, a current school board member was one of seven
candidates - including current School Board President Robert
DiSanto - who were running for three full three-year terms on the
nine member school board. Maynard had filed her nominating petition
last Monday less than five minutes before the deadline.

Last year Maynard's husband James Maynard, along with Mamie Moore,
filed and won a law suit against the school board striking down one
provision of the board policy on public participation at school
board meetings. The lawsuit was the culmination of James Maynards'
years-long attempt to get someone to listen to his claims that
DiSanto was unfit to be the school board president after being
appointed President two years ago when the board could not reach its
own decision on who would be elected president. Later DiSanto was
elected president by a near-unanimous vote of his fellow board
members.

Susan Maynard has often been involved in shouting matches with
members of the public particularly when the issue at hand is DiSanto
or gay or lesbian issues. At one meeting Maynard stormed out of a
board meeting when she became too upset with comments from a member
of the public.

Maybe Nancy can publish the enemies list and everyone can see what

[AsburyPark] Re: New Brunswick

2006-02-28 Thread jerseyjohn99
I was screaming about New Brunswick DevCo 3 years ago.

New Brunswick's Redevelopment Worked.
Camden's Redevelopment Failed.

Both have Multinational Corporations based in the city (JNJ CPB).
Both have Major Universities. (Rutgers)
Both have Major Medical Centers (UMDNJ Cooper)
One has a DevCo.
One entrusted the city government to handle redevelopment.

The parallels between New Brunswick Asbury Park are not that far
off. New Brunswick was DEAD in the late 80s/early 90s. Rutgers was a
suitcase school, emptying out on weekends. Of the 30-odd thousand
students, 80% of them lived within 20 miles of campus. The only
thing open on George Street was pawn shops bars. Driving down
George Street during the day, you were solicited for crack. At
night, you were solicited for sex in between gunshots.

Today you can walk from College Avenue to Douglass Campus and pass
young affluent professionals transplanted from Hoboken and a booming
retail community built up to service them. These aren't college
kids. These aren't JNJ employees. The college kids can't afford the
restaurants shops, and the JNJ employees have on-site restaurants
 amenity services.

The parking decks aren't filled with college kids, who can park
anywhere they want on campus on weekends. They aren't filled with
JNJ employees who have an underground deck between George Albany
and free use of the Hyatt deck. The decks are filled with people who
drop a few hundred dollars on a weekend night and go home, not
burdening New Brunswick's schools, utilities, or social services.

Yes, but there were MANY conflicting interests, and they were able
to hammer out a beautiful redevelopment, housing density, commercial

It may have been coincidental that the redevelopment worked, but I

Of course, 15 years from now Terry Weldon may be hailed as a

ASBURY PARK — Fire officials evacuated their more than a century-
old
three-story firehouse today after the state Public Employees
Occupational Safety Health came in to investigate a sagging
second
 floor.

The city had been evaluating a 3-inch dip in the floor in the bunk
room and reached out Monday for Michael Jahn, the city
construction
official. An employee had complained to PEOSH, which brought that
 agency to the firehouse.

Fire Director John Murphy said the Fort Monmouth Fire Department
was
helping to shore up the floor but predicted the firefighters - a
full-time paid work force - will be out of the building for at
least
a week because of the eminent hazard.

The decision to evacuate was made at 12:30 p.m., he said. A
structural engineer was being brought in to evaluate the entire
 building.

The firehouse switchboard will remain operational between 3 and 4
p.m. today and then the county emergency switchboard will take
over,
 Murphy said.

The city's public works yard on Main street could become the
temporary home of the firefighters, who also run the city's
 emergency response system.

City Manager Terence Reidy said Monday that some of the beams
under
the second floor are sagging and are being shored up. City
officials
have said for nearly a decade that the department needs a new
firehouse because of the condition of the old one.

Mr. Lamle, however, suggested that some of the criticism comes from

Was he looking in the mirror when he made this statement?

Flashback, June 2001:
http://tinyurl.com/dlyhb

I wouldn't be surprised if Lamle Sass were looking at exit
strategies right now. They have gone through a complete business
cycle with all of the easy money (subdevelopers) made and no revenue
generated from the Oceanfront for the foreseeable future.

With an inverted yield curve, defaults surging, and personal
spending exceeding income, happy days will be here again soon
enough for the vultures. They are going to have plenty more
opportunities to make fast bucks in other distressed property,
especially when they put the Miracle of Asbury Park fable on their
resume. Having the Oceanfront liability off their back frees them up
to screw up some other town.

I'll say by April Fool's Day they announce they're out.

Any facade of a lack of marketing skills is just that. How can
someone who appears so incompetent be so successful?

Sass/Lamle are NOT knights in shining armor. They are vulture
investors. They've built billion dollar fortunes by finding a
dollars worth of assets selling for 10 cents, then selling that
asset for 40 cents as fast as possible. 4 times your money in 5
years isn't bad for anyone. Using conservative leverage that's 20
times your money in 5 years.

Knowing what the Waterfront is worth and wanting what the Waterfront
is worth are two different arguments. In an unfavorable business
climate with only another 2X upside in the next 20 years, some risks
aren't worth taking. They'll cash out go look for another Asbury
Park circa 2001.

I hope council recognizes the vultures position, and milks them for
everything before they go.

[AsburyPark] Re: mortgage /or tax foreclosed property

2006-02-17 Thread jerseyjohn99
BB,

I'm confused. Let's say a farmer in Marlboro wants to monetize his
apple orchard to cover his estate taxes for his children. How does
selling it to a developer to build 5,000 sq ft McMansions benefit a
younger family trying to buy their first home?

One of my childhood friends is a farmer's daughter down in Vineland.
He's forced to sell his 140 acre homestead to developers building an
age-restricted community. I told him about the Monmouth County Open
Space program. He would love to keep it open space, even at a
discount, but Cumberland County has no such program and he doesn't
want a distress sale of the farm after he's gone.

I'd love to see an end to towns selling their COAH credits, and remove
age-restricted developments from qualifying for those credits. That
would do more to providing affordable housing than limiting the Open
Spaces program.

Good luck in your pursuit! It would be nice to have another honest guy
in county government.

Gotta disagree with you there dfs. Italians are portrayed as
criminals and terrorists far more than blacks, Latinos, or Arabs
combined.

Zogby did a survey a few years ago, asking teens how they perceived
ethnicity in movies/television.

http://www.zogby.com/news/ReadNews.dbm?ID=348

When asked to identify the role a person of a particular ethnic or
racial background would be most likely to play in a movie or on
television, teen agers cited familiar stereotypes:

Italian Americans - 44% Crime bosses/Gang members; 34% restaurant
workers
Arab Americans - 49% Vendors/Convenience store clerks; 34%
Terrorists
African Americans - 32% Athletes; 31% Gang members; 11% Police
officers
Hispanic Americans - 27% Gang members; 17% Factory workers
Irish Americans - 26% Drunkards; 15% Police officers; 11% Factory
workers
Jewish Americans - 22% Doctors/Lawyers; 10% Teachers
Asian Americans and Polish Americans - expected to have more varied
roles, races least apt to fit one stereotype

I watched the cartoon Shark Tale with my kids, and I was more
horrified at the Italian stereotypes than any episode of Sopranos.
For me, the worst part of Sopranos is how they butcher the beautiful
Italian language. Everytime I hear gabba-goo or stu-gatz I think
of my illiterate grandmother, not third generation Americans who are
trying to maintain a semblance of their heritage.

2006-01-28 Thread jerseyjohn99
From Kate Mellina's column in the Coaster (August 23, 2001):

http://tinyurl.com/dhmcr

The hard facts about Convention Hall are these: The city is taking
a financial beating on the building, where utilities alone cost
$150,000 a year. Like most facilities of its type, it was built to
attract out-of-town visitors who would then support neighboring
businesses and hotels. It was never intended to be a money maker,
and it is now considered too small for many modern conventions and
events.

With Convention Hall's standard user fee of $10,000 + 20% of sales,
it only takes 8 Moscow Circus performances or 3 Bruce shows to hit
that overhead. Also keep in mind, the city never had the benefit of
alcohol sales in Convention Hall. Fishman does. Beware of a wealthy
man crying poverty.

Larry Fishman knew it was never intended to be a money maker and
knew EXACTLY what he was getting when he put his autograph on the
deed. He chose to take the deal. Now he should honor his part of the
contract.

DEFAULT NOW

nothing. Right now that's the maximum loss. Wow, if we could only
get half the maximum gain, that would be great, right? Well, looky
here. Along comes a lawyer willing to give you half of the maximum
gain. Well, actually not GIVE. He's going to try his hardest to get
you half of the maximum gain. Let me explain. If you give him
$100,000, he will try to give you $200,000. Put another way, the
maximum gain becomes $100,000 ($200,000 minus the $100,000 you gave
him). Your maximum loss is $100,000. (You give him the money and the
lawsuit is thrown out of court.) Actually, when you factor in taxes,
your maximum loss is closer to $113,000, but let's just keep it
simple.

Which begs the question: if you are looking to give $100,000 to get
$100,000, why do you need a middleman?

Please BB, humor me and explain how a $100,000 transfer payment to
you will allow you to suck the US Government dry of $88 million.
Considering the total amount given to NJ in 2005 is $21.7 million
and Monmouth County's share of that is $734,235, you've either found
the plans to a printing press or the Master Developer has shown you
new ways of getting golden eggs from geese.

I wonder what the lost revenue from the Waterfront Tax Abatement
scheme has been year to date. I'm guessing it's probably closer to
what Cain Able are seeking from the Homeland Security piggy bank
than what Asbury Park is expecting to receive from the Homeland
Security piggy bank.

[AsburyPark] Re: Big Announcement at AP City Hall

2005-09-22 Thread jerseyjohn99
Okay, fine. $88 mm across the state. Are you saying this lawsuit is
so that the 11th District gets the whole $88 mm, and the rest of the
state can just pray Al Qaeda doesn't use Newark Airport again as a
launching pad? Since Cain Abel feel towns like Manalapan are
getting too much, I'm curious what they feel is the 11th
District's fair share for protecting the homeland? I really don't
feel like doing the calculations for every municipality in NJ, so
I'll just focus on the money denied to Asbury Park.

The Democrats posing as Republican candidates in the 11th District
argue Manalapan doesn't deserve such a large amount. I'd counter
that the municipalities in the 11th District are too incompetent to
put a Grant Proposal together.

The State's HS money was allocated according to specific grant
requests made by the municipalities. For example, Manalapan is using
their $187,337 to allow FEMA to create and train Community Emergency
Response Teams, or CERTS for short. Each CERT member is trained on
disaster preparedness, basic disaster medical operations, fire
safety, light search and rescue, and other essential topics. In the
event of an emergency, CERT members can provide immediate assistance
to victims, assist in organizing spontaneous volunteers at a
disaster site and provide critical support to first responders. In
light of recent news events, I'd argue every town should have a team
of CERTs ready to react when disaster strikes.

I'll make you a deal. Asbury Park applied for a grant through the
state's HS fund. What exactly was it for, and how would it have been
used to protect AP citizens from Al Qaeda? You prove to me that
Asbury Park's grant request was to address a legitimate HS issue
denied, and on the day after Election Day I will gladly cut a check
DIRECTLY to the City of Asbury Park equal to my family's cut of the
$187,337 given to Manalapan. I don't want to hear about Wall
protecting their rich guy airport or NJNG using government subsidies
to pay for insurance on their headquarters. I want to know what
exactly Asbury Park applied for and was denied.

You are talking in vague generalizations. Well, heck. I could make a
case that my house is relevant to Homeland Security, and I require
$200,000 to protect it. That's about as ridiculous as Al Qaeda
storming the shores of Asbury Park in a D-day style landing.

There is a process to receive funds from the state's grant. I'm asking
you, before you go around with hat in hand, to provide ACTUAL
DOCUMENTED PROOF that Asbury Park applied for a legitimate grant and
was denied.

Or you could just resort to calling me a brick wall. i've been called

Simply speechless!

I'm glad I didn't take off a half day's work to see the spectacle of
a lawyer suing to cut more pork off of a useless bureaucracy that's
quickly bleeding the government coffers dry. I'll gladly give back
my family's share of the $187,000 given to my town if they agree
that I AM NOT a threat to the nation and agree to stop the damn
random searches of me, my wife, and my kids.

You're right. This is not a partisan event. When the government is
handing out money like a degenerate gambler on a bender, it's every
persons God-given right to hold their hand out and loot or carry
away as much as they possibly can.

I'm ashamed BB. How you can call yourself the Conservative Voice of

Hello folks. I'll fill you in on the Big Announcement at City Hall
this morning. That press conference was followed up by a similar
 one in Trenton.

You can probably catch it on News 12 New Jersey tonight and in
most
of the State's papers tomorrow. There was a great deal of press at
 both conferences.

Here is the deal, but I want you to know first this is not a
partisan event; I'm hoping it becomes multi-partisan so everyone
of
every political persuasion and independents will want to involve
 themselves in it:

New Jersey gives out Homeland Security money to the various towns
in
New Jersey. Obviously they are supposed to spread it out according
to need. There is millions of dollars at issue.

Asbury Park applied for a mere $200,000.00 of these funds. After
all, our entire eastern border is one of America's vulnerable
spots
(the ocean) and our police force is currently understaffed. We
are
subject to storms and flooding. As we all know from the past
weeks,
local government must be prepared to deal with calamities because
the Federal government is not the first responder to disasters. We
 are.

Of course you can guess how much Asbury Park was awarded: $0.00.
Not even a phone call was made to tell us either.

The situation gets worse. The 11th Legislative District is 25
towns
from Atlantic Highlands down to Brielle, almost all of them on the
Shore. Well, those towns together were awarded $0.00 in Homeland
 Security Funds.

Just north of us in the 12th District, check out some of these
numbers: Freehold was awarded $157,000.00; Manalapan was awarded
$187,000; Marlboro was awarded $196,000. I'm not begrudging these
towns getting the money, but it makes no sense that the Shore
towns
 get nothing.

Why did this happen? I have to talk about parties here for a
moment, but I promise I will get right off it because I won't let
this get partisan. The Democrats have the Governor's chair and
the
legislature. If you look at what happened statewide: 90% OF THE
MONEY WENT TO DEMOCRAT DISTRICTS; 10% TO REPUBLICAN DISTRICTS
The 11th is a Republican District so Asbury Park and the other 24
towns got $0.00 (Freehold Manalapan and Marlboro are in the
Democrat
 controlled 12th).

The Press Conferences I had today in AP and Trenton was attended
by
the AP Fire and Police Departments as well as Democrat and
Republican elected officials from around the 11th District. Here
is
 the plan:

I am suing the Governor and the Attorney General seeking an
injunction from turning over the money, to give all the towns a
chance to have the funds reallocated.

I am going to employ the services of Drinker, Biddle and Reath,
one
of New Jersey's top law firms regarding public financing (they
successfully sued a prior administration over a funding issue and
 prevailed).

As all of you know, Justice is open to the public like the Ritz
Carlton is open to the public. It costs money. The last time
Drinker Biddle sued the state the fees were approximately
$100,000.00. Therefore, that is my fundraising target.

The purpose of both press conferences today was to request
donations
for this lawsuit. I am seeking the help of people of all
political
persuasions to donate, as this is not a partisan endeavor. If you
think AP should share in the Homeland Security money, then I hope
you will donate. I realize Asbury Park has several Katrina
fundraising efforts going on now, but I hope you will make some
allowance for your own Homeland Security needs by donating to this
 fund.

If you wish to donate, call my offices at 732-869-1500.

Thank you in advance for your cooperation.

an international border

Someone who has left his or her homeland because of fear of
persecution.

One of the six legal immigrant categories, refugees are aliens who
are unable to remain in their country of origin due to persecution
or a well-founded fear of persecution based on race, religion,
nationality, membership in a particular social group, or political
opinion. Refugees are subject to ceilings by geographic area set
annually by the President in consultation with Congress. They are
eligible for lawful permanent resident status after one year of
continuous presence in the United States. Refugees differ from
asylees in that people outside the United States apply for refugee
status, but people already in the United States...

Here we go with the revisionism again.

Duany had his meetings in April 2002. The Plan was adopted October
2002.

The Plan calls for a Hotel to be constructed in the Entertainment
District opposite the Casino, at the western edge of the
forecourt. The Plan also permits the Berkeley Empress to stay.

I don't know what the capacity for the existing hotels are, but why
would a THIRD hotel be proposed by the Developer unless he expected
demand to exceed the supply of existing hotel rooms?

Once again, who has a bigger stake in being correct, Duany or
Fishman?

Hmmm...if only we had a way to understand what members of City
Council were thinking back in May 2002, after they heard Duany the
consultant, but before they negotiated the Plan: (cue dreamy harp

[AsburyPark] The Pony Debate: Redux

2005-08-18 Thread jerseyjohn99
I'm a very big College Football fan, (Upstream Red Team to anyone
else who is) and TiVo every mention of College Football.

On Monday, there was a show on the Travel Channel called College
Football Towns where they profiled Athens, GA. Did you know, both
REM the B52s were discovered in the same Athens bar??? Neither did
I, but the next time my Knights face the Georgia Bulldogs, I'll make
sure I get a picture of me in front of the bar where both REM the
B52s were discovered. Actually, because I am a fountain of useless
knowledge, whenever I'm in Atlanta I'll remember there is a bar
where both REM the B52s were discovered.

As a matter of fact, I'm willing to bet the next time any of us are
in Atlanta, (which is 70 miles away, according to the show) if we
ask 10 30-something locals on the streets where REM
was discovered, at least 1 of them would be able to give us the
best way to get to that unnamed bar in Athens.

Picture yourself on the streets of NYC. Not 5th Ave, but around 20th
and First. If you asked 10 40-something locals Excuse me, can you
tell me where Bruce Springsteen plays? How many would tell you to
go to the Stone Pony? How about 40-something locals on Market Street
in Philly?

Would you concede that there ARE some European tourists wandering
around NYC Philly looking to find Bruce shrines?

And that, ladies gentlemen, is why the Pony should stay exactly
where it is, and go on serving $4 bottles, $20 Tshirts, $9 thongs,
and charge a $5 fee to use the MAC machine.

[AsburyPark] Re: The Pony Debate: Redux

2005-08-18 Thread jerseyjohn99
A conversation in 2040:
Grandpa, why is the NJ Music Hall of Fame on Exit 116 of the
Parkway?

Well, Exit 116 is only 16 miles away from the Parkway Exit to
Asbury Park, where Bruce Springsteen had his big break. And as a
matter of fact, there are plenty of things to do on Exit 116. Why,
you can visit the Vietnam Veteran Memorial, where your great grandpa
gave his life for a meaningless war in the '60s.

Lighty, don't give up the good fight. I'm actually involved with an
organization looking to relocate the College Football Hall of Fame
to New Brunswick from South Bend, IN. (Did you know, the first
college football game was held in New Brunswick, between Rutgers
Princeton?) The State wants to put it on a Turnpike Rest Stop. The
committee has agreed that the CFHOF is better off starving in South
Bend than thriving on Exit 8A. But, then again, some people are more
concerned about how they can get ahead than what their grandkids
would want when their grandparents are worm food.

Actually the museum that we are looking at the closest for a model
for the
New Jersey Music Hall of Fame is the Georgia Music Hall of Fame.
That
museum has had tremendous success in building up the state's
musical
 heritage to a larger audience.

Of course, the way things are going with Asbury Park not wanting
tourism, I
guess we may be forced to look elsewhere for a home. It's a shame
because
Asbury Park shouldn't seek to be the next Bradley Beach - it
should be
seeking more. It has too much going for it to settle into the
next little
family town on the Jersey Shore...

One more note of just how much success Belmar is having with their
move to
residential. The town council voted to have our parking meters
run from
May to the end of September. Why is this important? Because for
decades
those meters were ONLY used during the summer. The town is
struggling to
find ways to make up for lost tourist revenue...

[AsburyPark] Re: Ocean City!

2005-08-17 Thread jerseyjohn99
Dear North Jersey natives:

Please stay out of Ocean City! There is nothing to see or do there,
and as someone mentioned, it's a ghost town.

Thank you,

JerseyJohn

but seriously, Ocean City was my family's Hyannisport/Kennebunkport
for about 70 years. Had a nice sized house on 12th Wesley. It was
sold in the early '90s, and is now the proud site of a 16 unit condo
complex. Hurts to even think about how much each of those places are
going for.

In regards to year round residential. Ocean City DOES have year
round residents, they just live in Somers Point during the winter. I
have a cousin who is 31, lives in SP and operates a Jet Ski rental
biz out of a trailer on the Bay in OC. He works from May-September
grosses $200k. The scary thing is there are 5 other rental places on
that strip.

OC is perfectly happy being a summer destination, and paying for the
vital necessaties through Property Taxes cops who obviously get
paid commissions for every ticket they write or car they tow. And
yes, OC has a school system is the regional system for all of
Southern Cape May County.

From the 9th St Bridge to the Parkway is 5 minutes
Parkway to the Expressway is 15 minutes (assuming AC is closed that
day)
Expressway to Route 42 is 45 minutes
Route 42 to the Walt Whitman is 25 minutes (assuming they've stopped
construction on the day you come, and the obligatory 18 wheeler
doesn't Jackknife that day)
WW to downtown Philly is 10 minutes

100 minutes without traffic. Of course to get this perfect storm
of a commute, you leave your house at 2am. In which case add a half
hour for all the sobriety checks you'll hit along the way.

The only mass transit option is the Shoobie Bus (Ocean City to
Philly). It takes 2 hours 13 minutes. You have your choice of four
departures: 6:46am, 11am, 4pm, or 7pm.

[AsburyPark] Re: New poll for AsburyPark

2005-08-17 Thread jerseyjohn99
Well, NJ Transit seems to think I'm short by 33 minutes Yahoo is
off by 58 minutes. Considering they have a financial interest in
posting accurate times, I have less of a financial interest in
posting an accurate time, and a company based out of California
offering a free service has absolutely no financial interest in
posting an accurate time, which of the three of us would you guess
is most accurate?

http://www.njtransit.com/pdf/bus/T0551.pdf

Let's look at another example:

It's interesting how NJ transit budgets 11 minutes to go from West
34th to 10th Haven, but Yahoo Maps says you can go those 3 miles
in 4 minutes. Now, do you think people in Ocean City are that slow
boarding buses, or just maybe there are a few traffic lights between
those 24 blocks?

Having driven from Ocean City to see more than my fair share of
Phillies losses in my days, I stand by my original estimate.

[AsburyPark] Re: from todays NY Post

2005-08-17 Thread jerseyjohn99
Good question, and I'll try to give my interpretation.

When discussing religion, I'm Catholic and my wife kids are
Jewish. (darn, I gave away the answer to the psychic waitresses). I
consider religious beliefs an adjective, not a noun. So I don't
consider myself A Catholic. (heck...neither do most Catholics).

I'd probably be offended if someone referred to my kids as Jews,
but honestly religion rarely comes up in polite conversation.

Next time I'm with my in-laws want to bring up a sore subject that
will offend all involved, I'll keep this one in mind.

Maybe someone on the board can help me out with this. Serious
question and I'm trying to learn.

Why is it that to say He is a Jew is considered insensitive or
insulting, but to say He is Jewish is OK. I must say for other
religions it is the opposite. If someone said of me He is a
Catholic I'd be OK with that because I am. If someone said of
me He
is Catholic-ish I might be insulted, like they are insinuating
I'm
 not really one.

I once heard someone on TV talk about this. It was either Robert
Klein
or Ed Koch. They wanted to start a movement to get rid of
the Jewish
word because he was proud to be called Jew.

Any thoughts to educate me on why the word Jew is derogatory but
 Jewish is not?

I hope no one finds the very subject off limits. After all, I
worship
a Jew (or should I say Jewish guy?).

Sorry BB, you lose.

Under the international messageboard agreement created in 1990 known

[AsburyPark] Re: THE STONE PONY NEEDS A REAL CONCERT PROMOTER....

I will make one point now based upon your post though. Assuming
your Liberty Bell scenario, where the Pony doesn't make a profit
but
draws tourists to the town, who then will own and operate a
business
that loses money for the purpose of bringing in tourists so others
can make money? You, Mr. Rockefeller?

If I had the financial strength to buy the Pony, it's liquor
license, and it's legacy back in 1999 for the asking price of
$400,000, Dominic would have had a bidding war on his hands. If I
remember correctly, since that deal was signed in Feb '99, Bruce has
had 3 world tours, 5 annual series of Holiday concerts in Asbury, 2
new studio albums, 2 concert DVDs, 2 Live Albums, and a Compilations
album. Would you agree that SOME people came to Asbury Park to see
the Pony because of Bruce? You think all these people would have
flocked to Ole's instead?

Using the Liberty Bell example, again, I can list dozens of
businesses that draw tourists to towns that aren't getting their
fair cut of the pie. With apologies to a respected poster on this
board, I believe there is an author's restored house in Asbury Park
that fits this category.

Did you ever buy a piece of art, or even better, get an autograph of
someone you admired? Did you do this because you expected it to go
up in value? I have autographs of about 50 baseball players from a
trip to Hank Aaron's enshrinement in Cooperstown in the early 80s,
and I could care less what they are worth. (Hmmm..I even remember
fondly the day my Dad drove me 8 hours up into Nowhere, NY.
Wow...nice racket Cooperstown has going). To me my autographs are a
connection to the past, a reminder that I met Joe DiMaggio Ted
Williams, who both retired 20 years before I was born, and got a
smile from them. They are not for sale. They are scribblings on
cardboard to some people on this board, they are goldmines to some
others on this board, but they are mementoes of MY childhood, not
theirs.

Also, considering Werner's post, wherein the new plan is
concededly
residential and not for tourists (absolutely correct, and the
point
most lost on people like Save Tillie, etc.), your concern for
attracting tourists is misplaced. Our concern is a year-round
economy supported by Monmouth County towns (a population larger
and
 wealthier than Boston).

And yet Boston has denied the Red Sox plans 5 years ago of tearing
down Fenway Park rebuilding a modern 60,000 baseball stadium. What
the heck are those Bostonians thinking??? They'd increase ratables
by 50% just from shoving more people in their to watch the Red Sox
lose. Just because we are larger wealthier, doesn't necessarily
make us smarter. History will judge that.

The Pony can stay or go and it won't make a bit of difference to
the
 redevelopment of Asbury Park.

I disagree about the bit of difference. The Pony staying means the
difference between the other businesses surviving or ridiculously
thriving. You grew up in Asbury Park, so you probably know who
Arthur Pryor was. I have no freaking clue who he is, and if you told
me he was Richard's dad, I'd believe you. You take away that
bandshell, and Arthur Pryor fades away with the memories of the
Greatest Generation Trivial Pursuit players.

I remember the day an Asbury Park Historian (who certifies these
people anyways?) who also runs a law practice told me the story of
the Mayfair being torn down. I think the Mayfair would have an
easier job of seperating this tourist from his suburban cash than an
antique shop or an ethnic restaurant.

You take away the Pony, and my kids (who in all likelihood will
think Bruce is a dork just because their dad listens to him) have
absolutely no reason to visit Asbury Park instead of Bradley Beach
in 20 years. There's no hope of any amusements aside from an arcade,
so the City has already lost the under 16 crowd. This Redevelopment
is sacrifiicing Asbury's future revenue streams in return for a
quick fix solution to make the town not appear empty.

There I said it. The Pony doesn't matter. Ok, please make a
single
file line to beat me up. Don't all pile on at once.

It's called an opinion, and personally I respect it, even if I
disagree with it.

the loss to keep it open for sentimental reasons, it makes no
sense
for that owner to keep it. Business is business. Tillie is dead

No, Tillie is dead because the landowner has a lower tax obligation
on an empty lot than he has on land with improvements. Economics
rule.

As far as who should own the Pony if it was the Liberty Bell? You
know the answer to that: it becomes a Common Good. (Please note, I
didn't say Public Good, which would be the beaches, sidewalks,
and Cobrahead lights). I don't really feel like blowing the dust
off my Macro books to cite theories, but the typical response in
handling a Common Good is to set up a private foundation such as a
Homeowners Association, Merchant's Guild, National Trust, or any
other 501(c)4 organization to be the caretaker for the Common Good.
Do a little research on Lucy the Margate Elephant, for an example
of Save CRUMMYOLDBUILDING that works when you have a local
government that realizes they are merely custodians of the City's
treasures for the next generation.

If you feel the Pony is better off dead than saved if not
profitable, do you feel the same regarding Convention Hall? Please
give me an example of a similar venue anywhere in NJ that is in
private hands? Apparently Asbury Partners is going to disprove
economic theories that have been around since Titus held his first
Gladiator Games in the Colosseum around AD 80. If I was a betting
man, my money would be on the dead guys. Heck, I AM a betting
man...anyone wanna lay odds?

As for all your Bruce facts, you forgot one: Bruce was never,
ever
a booked act at the Pony. Not once. Not in the 70's, 80's or
90's.
The first time his name ever graced the marquee was in 2001 for a
 benefit show.

I sure hope the Rock and Roll Hall of Fame doesn't find out about
that little tid-bit. I always correct people when they claim the
Pony launched Bruce or vice versa.

Technically, he was launched at the old YMCA in Freehold, but
we'll just build up these Asbury Park myths get tourists spending
here before the Freehold Center Partnership figures out how to
market him.

Does the Liberty Bell make a good profit in Philly? Does a zebra

its maintenance? What a ridiculous question. My kids aren't exactly
covering their fair share of the mortgage or their food bills, but
I'm not throwing them out on the street because I'd make a better
profit renting their rooms out as a brothel.

If you get a chance, take a look at the Visitor Books a lot of

[AsburyPark] The Pony With The Golden Egg

2005-08-11 Thread jerseyjohn99
One day a countryman going to the nest of his pony found there an egg
all yellow and glittering. When he took it up it was as heavy as
lead and he was going to throw it away, because he thought a trick
had been played on him.

But he took it home on second thoughts, and soon found that it was an
egg of pure gold.

Every morning the same thing occurred, and he grew rich by selling
his eggs. As he grew rich he grew greedy; and thinking to get at once
all the gold the pony could give, he killed it and opened it only to
find nothing.

Greed oft o'er reaches itself.
