[AsburyPark] Re: Another Whitewash
I agree that from an architectural standpoint painting brick is a terrible thing to do. However Asbury Lanes is making an effort to become more appealing from the street and is undergoing some long needed spruce up projects. It was never an architectural gem like the 5th Avenue Pavilion or Convention Hall... the bowling alley had a brick front much like you'd see on a suburban house... just a simple facade treatment, like the vinyl siding that adorned its upper half for many years. They're talking of painting some murals on it. --- In AsburyPark@yahoogroups.com, wernerapnj wrote: Ironic - shortly after my prior post regarding the defacing of our classic buildings I see a report about the Asbury Lanes... [AsburyPark] Re: Dog Park
The park as a space is a failure in current day Asbury Park. It's not a destination for anyone, it's an avoidance. The value of the park (or any park for that matter) is for the people who have the right to use it as a public space and with its current reputation, it's not very welcoming. Currently and for a long while it hasn't been a great space... when something doesn't work it needs to be fixed. The layout of the park wont change and the entire space is remaining as a park. So a part of the lawn won't be there... what part of the population will that upset? Now instead there will be a great reason for people to want to spend time there. Asbury Park is a great community for dogs and dog owners... being that not only the animals, but the people who own them, are an important part of the community they should absolutely have a right to the space. Progress and preservation don't need to always be enemies. The give and take here is fairly simple. Give the dogs and their owners a great public space and they'll give back to the community by making a space a wonderful place to spend time. The park's historical glory will only return when the people come to cherish the space again. --- In AsburyPark@yahoogroups.com, Robert Thoman byline4336@... wrote: Have you stopped and asked yourself WHY the sprinkler system hasn't worked in years, WHY the fountain is broken and has been used as an open air bathroom and garbage receptacle, WHY drugs are freely bought and sold in and around the park? [AsburyPark] Re: Vive
http://www.viveasburypark.com/ The height and density seem just about right for that lot size. They're different and a nice fresh design for Asbury in my opinion. Not sure how this project would violate the redevelopment plan guidelines, though I haven't seen the site plan as to how these are layed out on the site... street frontage or set back. From the rendering it appears there is some sort of set back from the street (with parking separating them)... but as someone who does renders there's no way to know if that's just a rendering technique to show the building, or the way it will actually be. --- In AsburyPark@yahoogroups.com, wernerapnj wernerapnj@... wrote: I just read an article regarding the development to be constructed at Asbury Ave and Kingsley St called Vive. [AsburyPark] Re: Wesley Grove
I wouldn't go as far as to say the design of the stump field will be the same. Just because the foundations are layed out a certain way doesn't mean the building that gets put up has to look or function the same way. The stumps site will almost certainly contain retail on Cookman (too lucrative a location now) and will likely have a different facade design then the current building. The diagonal street grids are a nightmare for planning and design, and those streets didn't do much in terms of pedestrial flow to the lake. If anything, they make the walk to the lake longer but taking you diagonally through the site. The layout now is no different than how the business district of Cookman Ave works, and much less confusion to car traffic and pedestrian flow. As many have said, Wesley Grove's biggest flaw is the lack of retail on Cookman. Sounds like this problem has been realized and will be addressed come time to start building again. I would safely assume at the time it was designed, they didn't feel they would be able to lease enough retail to fill out a block, so they designed without it. Much of Cookman (and the boardwalk) was still vacant at the time and it wouldn't have made sense for them to build retail they couldn't lease. They did place one small retail bay at the corner of Cookman and Heck. --- In AsburyPark@yahoogroups.com, wernerapnj wernerapnj@... wrote: Recall that there was a diagonal street across that block originally - The plan recommended that it be retained as a public / pedestrian thoroughfare to provide walkability between Cookman and Lake Ave and a neighborhood feel. The plan also specifies that a 'block-face' should incorporate differing architecture to alleviate visual monotony in favor of visual interest and better scale. Neither of those 2 important design criteria were met in the final product. Wesley Lake has been 'walled-off' by a building with homogeneous features. Typical of suburban development. An opportunity has been lost to use important character defining features of Asbury Park in favor of high density construction that is easy to build. The specs of the redevelopment plan were ignored. Note also that Phase 2 (the stump field) will be a replica of Phase 1. Werner Yahoo! [AsburyPark] Re: Wesley Grove
We all love to hate on developers but can we honestly blame them for wanting to maximize the amount they can build? At the time, the compromise to get rid of those streets wound up being a good one because it brought in more ratables than it would have otherwise. The superblock that was created to the north of Phase 1, on the other hand, is terrible planning. I recall that it was recently determined this needed to be broken up come time to develop it. Thankfully those in charge now realize what the right and wrong ways are. As for the stumps, it's almost a gaurantee that a new architect will be brought in to redesign the new building. The types of housing being designed in the early 2000's arent as marketable anymore. Couple that with the need for retail. While the footprint may or may not be the same (perhaps we'll see a similar concept of townhomes to the south, apartments to the north), the design (look, feel, and function) of the building will almost certainly be a different one. --- In AsburyPark@yahoogroups.com, wernerapnj wernerapnj@... wrote: Clearly the developers interests are to maximize unit count and develop a repetitive design that can be 'mass-produced' to reduce costs. Hence - the homogeneous facade and duplicated floor plans and site plans. As it is, the Lake Ave side has no interface with the street - all the units face interior court yards. The sidewalks are extremely narrow and the entire look and feel is one of a closed / private development instead of a vibrant part of the City streetscape that encourages outdoor activities and interfaces with the lake. [AsburyPark] Re: Housing authorities
Those will definitely be demolished. The building design is a typical example of the worst type of housing layout. The land is somewhat valuable because of its location near the train station. Would be great to see mixed income housing built there. Affordable, market rate, artist housing, etc. Tie it in with retail along Memorial/Springwood. [AsburyPark] Convention Hall
http://asburyparksun.com/historical-society-demands-answers-on-convention-hall-panel-theft/ Kudos to the AP Historical Society, the Asbury Park Sun, Tri City News, The Coaster, and the community for all that's being done. If MM let these panels get stolen then I hope the afforementioned organizations run those bastards out of town. Convention Hall may be owned by MM, but it belongs to the community and the people who cherish it for what it is... always has and always will. Madison Marquette has nowhere to hide here. When it comes to these panels, they're guilty until proven innocent in my book. They've got blood on their hands for waiting so long to put this information out there. If the panels were stolen in August 2011, why wait well over 6 months to get the word out? What repairs needed to be made to Convention Hall that required EVERY SINGLE PANEL to be removed at once, and not just put back on immediately? Not to mention more damage is being done as we speak with the structure exposed to the elements. I've lost all respect for them over this incident unless they come through and resolve this situation. They've got two options... get the panels back or have them precisely replicated out of COPPER. Otherwise, I'll live for the day when MM is run out of town. Yahoo! I think it's actually very likely this was an inside job too. Whether directly through MM or not. These panels were massive. So if they were all stolen, were they sitting in a truck somewhere and the truck got stolen? Or was each panel taken one at a time? And where were they being stored, and under whose watch? If these panels are gone for good, MM should be required to have them refabricated out of real copper. Not cheap green metal like the awful new carousel house roof. Check out the way Hoboken Terminal was restored and you'll see what I mean. Would like more information about this entire story go public. Where's the APP on this one? They're from the three sides of the buildings (north, south, and east). Each group of three windows would have been one panel. The north and south side each have 9 window bays, and I'm assuming the ocean side would have 10 bays (not commonly seen or photographed). Where were these panels stored when they were taken down? And why weren't they put back up when the work was done? They've been down for well over a year, maybe two (the article says MM claims they were stolen in late 2011), and I can't tell you the last time I've seen workers doing anything on that area of Convention Hall (or any part of CH for that matter). --- In AsburyPark@yahoogroups.com, Jenni jenni@... wrote: I'm wondering where they got the number 28 from? [AsburyPark] Re: Neglect
Sounds like you're talking about the red and black terrazzo flooring in the grand arcade. Terrazzo is a very durable and sustainable material. The cracking and sinking occurred almost definitely due to the fact the foundation is essentially on piles on sand. Very prone to settling. Instead of repairing the floors (which would have required actually removing and replacing a number of sections of the floor) they poured concrete on the cracks to level out the floor, likely just to remove tripping hazards. The job to repair and restore the floor should have been done when the building was mostly vacant, as it would be a major disturbance to the retail tenants currently in place. [AsburyPark] Re: To Band Shell,or Not to Band Shell, that.....
The only difference from the other demolished landmarks is that this is only a small element of the entire pavilion and not a threat to the entire building structurally. However, if the entire bandshell roof is removed completely and never rebuilt, then it can be counted as a major loss and possibly the first step in a complete removal of the bandshell several years down the road. All I know is if I were a new tenant (especially a restaurant) taking up space in the southern three bays of the pavilion, I would want that roof structure to look as it did. It should have been repaired from the get go, even if they were not going to completely finish the pavilion and reopen the bandshell just yet. They did exactly this with the Carousel House, Casino Arcade, and Steam Plant. [AsburyPark] Re: bamboozle.....
It's really unfortunate. One of my favorite styles of architecture, generally looked down upon by the masses (and to an extent, the architecture community). At least the restaurant portion has been revered by the masses. Usually takes 30 years for something to be considered classic. For example, in the 80's redevelopment plans the HoJo's building would have been completely torn down. Larger scale preservation efforts as a whole have only begun to trend more towards this style of architecture in the last decade or so. I do disagree with you on one thing, that the building can never return to being a landmark. The supports for the walkways still exist and it would be very feasable to reconstruct them. The canopy over the stage needs work, and new seating is obviously necessary, but other than that the building retains its same basic form. While in my opinion the original brickwork was better than what is there now, the 'stucco' isn't necessarily the worst thing in the world... if you look at some of the restorations of doo-wop hotels in the wildwoods, many of them are able to incorporate more modern day techniques and still keep a retro feel (the Empress has even done a nice job of this). The most important aspect of this building's architecture is its form. That all still exisits. Air conditioning units can be concealed with some creative design techniques... but that mustard color has to go. Yuck. --- In AsburyPark@yahoogroups.com, wernerapnj wernerapnj@... wrote: A 'nice' thought .. but unfortunately, completely unrealistic. The building has be remodeled and butchered up to such an extent that it will likely never be the landmark it deserves to be. All the concrete walkways/awnings have been removed... seating has been removed... air handling equipment has been installed... the bandstand roof is collapsing..etc. If there were any intent to preserve and restore the building as the redevelopment plan dictated ... it would have been done by now instead of the remodeling. [AsburyPark] Re: bamboozle.....
A new walkway could just be built on the existing supports. They wouldn't need reinforcing since they are constructed of reinforced concrete (reinforced with rebar). I believe the resurfacing that took place was for cosmetic reasons (this is frequently done, i.e. on highway overpasses), but the supports were never incapable of holding a structure. The walkway paths were taken down by Asbury Partners years ago (also off the Sunset Avenue Pavilion) but the supports remain. The simple way to explain the process: the walkways would be rebuilt with scaffolding being erected, formwork constructed, then rebar laid and concrete poured in place of the formwork. That was the method used for a section of walkway rebuilt by MM on Ocean Avenue, leading to the Supper Club. Since the supports for the walkway still remain, this is still absolutely feasable. --- In AsburyPark@yahoogroups.com, oakdorf oakdorf@... wrote: I don't think those supports were ever actually reinforced - just vg resurfacing. [AsburyPark] Re: Committee Meeting
The fact is the Palcace, Albion Hotel, Charms building, and many others that could have potentially been rehabilitated were torn down only to be still vacant lots. Though there are arguments as to whether or not these buildings were structurally sound, the fact is these buildings were still standing and even if they required major reconstruction or partial tear down/rebuild, the outcome would have been the same. Madison Marquette has always seemed to have the idea of moving the Stone Pony into the Casino. They almost tore down the WB but probably realized the land would sit vacant. These are thriving businesses that should be anchors of Ocean Ave. The Casino might sit in it's current state until MM goes ahead and builds a new Stone Pony on the east end. Or into the Heating Plant as also suggested by them. Both of which would leave Ocean Ave vacant and a landmark crushed. The NJ Museum of Contemporary Art wanted to lease the Heating Plant a couple of years ago as use for their main gallery but were foolishly turned down by MM. But the fact is the market will probably determine the time frame. The plan to build 28 townhomes at Kingsley and Asbury Ave seems like a good idea on paper... not sure if this also includes the Flamingo site. But at the same time, the Esperanza is still sitting vacant. At least a plan for this site would be nice. --- In AsburyPark@yahoogroups.com, fancypaaantz fancypaaantz@... wrote: Putting the specifics of the plan aside, which I have now reviewed, has anyone ever mentioned a time frame? Whether I agree with the specifics of of the plan or not (and I do not agree with a relocated Stone Pony), my bigger concern is this pattern of tearing stuff down and starting projects to either never finish them, or to have blocks of vacant luxury condos. For example, wasn't the Wonder Bar almost torn down? And thankfully it wasn't and it is a fun place, and the Yappy Hour I saw was super busy. That operating motel was torn down and nothing built there, right? From when I moved here in 2004, the stores on Kingsley have been vacant. It looked like not long before 2004 there was at least a little deli or something there. Will the Lanes be torn down only to have a vacant lot? At the very least, if people will go in and tear down and/or remove existing businesses, please make sure something viable will go in its place. Yahoo! [AsburyPark] Re: Reason for Cookman ave closure?
It's no question that the summer stage should move eventually (personally I hope sooner than later) and the rebuilt Casino Arena portion would make a great Stone Pony Theatre where large Stone Pony concerts could be held. But the original building should never be considered for relocation. My concern is that the wording in the report seems to state the Stone Pony in general should be moved. On page 13 of the summary, points four and five of the Committee's reccomendation: 4. The existing requirement that The Stone Pony remain in its present location should be removed. 5. The Stone Pony building is shown as a conditional building on the Development Control Plan, maximum building heights should be established for this area. This instantly sounds (at least to me) as if the building is not significant to warrant being incorporated into future development on the site, and should be removed from the plan. I'm just saying this as an outside observer (with the highest respect for all of the work that has gone into this). If the Stone Pony building itself is important, it should specifically be designated as a seperate entity from the Summer Stage so that there is no confusion as to what can happen to it down the road. --- In AsburyPark@yahoogroups.com, dfsavgny dfsavgny@... wrote: Well since the Pony and all that property is privately owned we (you, me, city) cant tell them what to do with it. I do not think its clear from the recommendations. And I think it was the concerns I had which is the incompatibility of intense entertainment and residential uses on the same site(s). The City learned its lesson as well on that with Cookman. That's why proper zoning specifies uses etc in certain areas. In the original plan, the southern end of Ocean Ave is supposed to be the heart of intense entertainment uses. In reality, those uses are allowed almost anywhere in the waterfront area under the current plan. So if we agree that the southern end and especially the end of Cookman and Asbury and Ocean is what I called ground zero, then you have to consider what's compatible and what's not. I voiced concern that if you wanted to have intense entertainment uses (like the Pony's Summer Stage) on Ocean Ave, how could you develop residences above these uses on the same blocks? And if you agreed then that would preclude (in my mind) residences on most, if not all of the blocks between Ocean and Kingsley. That of course was not going to be given up by the developer. And so keeping in mind that you can soundproof etc (expensive) I think we are recommending that the Pony building stay and be incorporated in developments (similar to what you suggest) but that the summer stage be moved to the demolished Casino site. What the committee is recommending is that entertainment uses become less intense along Ocean as you head north and to make the most intense uses be at Ground Zero. Reasonable I think. --- In AsburyPark@yahoogroups.com, arcman210 acme87rangers@ wrote: Is there a reason or clarification as to why the Stone Pony was viewed as removable from the site? As a planner/architect by profession, my personal opinion is that there is one major flaw in the Committee's report. I read over the entire report tonight and one thing that was not addressed is the chaning needs of a city that has grown since the redevelopment plan was drafted over a decade ago. No longer are tear downs necessary, the blight that plagued the city in the late 90s/early 2000s has all but dissappeared for most areas of the redevelopment zone. Nowhere is infill and rehab mentioned. It should be. Had it been implimented on existing structures 10 years ago, the beachfront would look like the downtown does. There was plenty of land for condos too, just like the developers desire. I'd also like to say the fact that the Stone Pony is being allowed to be threatened so easily is a joke. As some of you may remember, I originally joined this group years ago with an ambitious but perhaps unrealistic plan to incorporate the Stone Pony into a NJ music museum/hof and possible hotel. While just a vision of mine and perhaps pipe dream on my part (one that I'm sure is shared with countless others) I still submit this is the best possible use for the site. [AsburyPark] Re: Reason for Cookman ave closure?
To me the idea of an outdoor concert stage is bad for businees anyway... at least for the business of the venue itself. I've attended quite a few Stone Pony concerts at Watermark, Langosta, and the boardwalk benches. --- In AsburyPark@yahoogroups.com, dfsavgny dfsavgny@... wrote: I live at Asbury and Bond and hear nothing during the concerts. [AsburyPark] Re: Reason for Cookman ave closure?
I personally feel the outdoor stage should be eliminated very soon anyway. Those shows aren't true Stone Pony shows. They're parking lot shows next to the Stone Pony. The real Stone Pony shows are the ones that use the stage and the venue itself. There are ways to soundproof the venue and build around it. You can have a wedding with a band at the Berkeley (or many other hotels around the world) and the guests staying in the rooms will not be affected by the noise. Thanks for the info on the email and postal addresses for comments, much appreciated. As well as the work you've done. --- In AsburyPark@yahoogroups.com, dfsavgny dfsavgny@... wrote: Point taken. You know that the outdoor summer stage days are numbered when that can be developed with residences. That's a given no matter what the plan says short of it has to stay. You tell folks that they are moving next to an entertainment use, bar etc, and they say yeah okay and its another when they are there in their residence and start complaining about the noise. You see very few condos in the heart of times square. --- In AsburyPark@yahoogroups.com, arcman210 acme87rangers@ wrote: Any concert venue at the Casino would be in a newly built arena portion, which is to look and feel like the old. I'm sure we can all recall what happened when it was proposed to tear down the club in 2002: http://www.rollingstone.com/music/news/stone-pony-faces-demolition-20020111 My concerns are the same as yours. The wording in the recommendation is an open invitation to begin the process of abandoning the building and eventually losing it. Even says to be relocated from its second avenue location. The summer stage is in no way adjacent to second avenue. --- In AsburyPark@yahoogroups.com, wernerapnj wernerapnj@... wrote: I'm concerned by some misinterpretations that have cropped up in the discussion of the Stone Pony. As the Plan and Contract currently stand, the Stone Pony is flagged as a building to be retained on a Conditional basis. That being - it continues to remain open and used as an entertainment venue. As I recall (don't have the docs in front of me) the condition was also predicated on a 6 month window of disuse prior to allowing a demolition. Note that this refers only to the Stone Pony building itself not the adjacent outdoor spaces. Those were acquired by Asbury Partners and effectively integrated into the Pony operations but are not part of the parcel referred to in the current plan. The outdoor 'Stage' is and has always been zoned for Residential development so discussing that in the context of 'recommending' it be moved is meaningless. The Stone Pony Building however is another matter - the recommendation of the committee to remove its conditional status for preservation opens the door to its demolition. The value of a venue like the Pony is in its authenticity - it IS the Stone Pony in look and feel, I was the restoration consultant under Dominic Santana's ownership. (although I do not know what it looks like today). Also significant is the location at Ocean and Second - the experience of waiting in line to see a show, having the same view as prior generations, the photo opps, the traffic and street scene (having Ocean Ave one-way North would add to the experience i.e. The Circuit) The stone Pony is a significant destination and for entertainment and heritage tourism. Not expanding on that is very short sighted and is one of the intrinsic flaws of the Plan. Moving residential zoning off of that block to accommodate an expanded Stone Pony would be far more beneficial to Asbury Park. Werner Yahoo! [AsburyPark] Re: Committee Meeting
Hi all, I have not been an active part of this group in quite some time. There were more important things in my life that became a priority but one thing that never changed is my growing love for the reborn city of Asbury Park. But after reading over the proposal today I felt the need to jump back in the conversation. I even still have some rough sketches/plans saved... as time allows, I hope to be able to revive and improve upon them, even if just as a personal venture. Also, the Cookman Avenue closure proposal is ridiculous from a planning standpoint. --- In AsburyPark@yahoogroups.com, wernerapnj wernerapnj@... wrote: --- In AsburyPark@yahoogroups.com, fancypaaantz fancypaaantz@ wrote: I would love to attend these sort of things, but my employment/mom duties generally prohibit me from doing so. The reason its a cheap shot is because its an insult in which he is trying to get me to insult him back, to make me look like a fool. Madonna had no reason to bash Sarah Palin. Madonna's comments were not against a view of Palin's, they weren't critical of her views... they were just anti-Palin for being Republican. In other concerts, she placed the image of John McCain next to an image of Adolf Hitler. One of the most gutless insulting things I had ever read about an entertainer doing. It's hard to argue that the buildings don't belong, when the nature of the historic district he speaks of has no relevance on dictating what type of buildings are built in it. Convention Hall and the 5th Avenue Pavilion are two completely different types of architecture. They were built 35 years apart from one another... the shipping containers don't take away from one particular type of historic architecture... they add to the eclectic mix. If they were put in the center of Cape May, then I could see the argument. But there are all types of buildings from many different eras throughout Asbury... Yahoo! Just take a look at the rest of the building, not the south entrance to the arcade. Everything else is in worse shape than ever. And when the building sits there for an entire summer of beautiful weather, when plenty of work could be done, its just sad to see it continue to be neglected. One eighth of the building being restored isnt a restoration... its a patch job. Work has stopped, theres no doubt about it. Its not that they're working slow on it, its that they're not working on it at all... whats the status of the company doing the restoration? Did they go under? Or maybe they're not getting paid? [AsburyPark] Taking advantage of new outlets???
Doesn't seem to be the case so far. The new outlets in Tinton Falls website list accomodations and attractions in the area... mentions hotels and attractions in local towns from Red Bank to Avon to Wall to Asbury's next door neighbor Ocean Grove... but no mention of Asbury Park at all. Count Basie Theatre makes it (and even the State Theatre from 30 miles north in New Brunswick!), but not Convention Hall or the Stone Pony or anything! No Berkely or Empress hotels in the accomodations directory... complete disregard for anything Asbury. http://www.premiumoutlets.com/outlets/attractions.asp?id=78 Yahoo! [AsburyPark] This group is still way off topic
Would it be too much to ask that the political discussions please stop on this board? There is now a group devoted to AP politics... the discussions should be had over there now. I, and I'm sure many other people here are just sick of reading the political discussions here... we all dont agree on politics, no two people ever really do, but cant we all agree that this group is about Asbury Park??? Anyway, here's an article about Asbury Park for once... stores setting winter hours... parking might be suspended for the winter season... shore fitness is gone and the first ave pavilion will be opening soon... http://www.app.com/article/20081003/NEWS01/810030362/1004 Full text: Asbury Park shops set winter hours More than 25 shops, restaurants and night spots on the city's new boardwalk and beachfront are set to keep going into the fall and winter after agreeing with landlord Madison Marquette to be open from 11 a.m. to 7 p.m. Thursday through Monday, closing on Tuesday and Wednesday. Madison Marquette rebuilt the boardwalk this year with the intention of making the beachfront an attraction with enough venues and excitement to draw people into the winter as well. Courtney Johnson, director of marketing, said 27 of the businesses are going to stay open through the cooler weather with longer hours planned for the holiday season. That number includes the last of the new restaurants and businesses now set to open by the end of October in the First Avenue Pavilion, one of three that underwent significant renovation last spring and summer. The tenants were pretty relieved that the landlord actually kind of met us in the middle (on hours to be open), said Eddie Catalano, who owns Eddie Confetti ice cream near Convention Hall and is opening Boardwalk Bagels and a second ice cream store in a few weeks close to the Carousel at the city's south end. I think the winter schedule is going to be a good thing, said Steven Ranuro, whose father is a downtown developer, and whose family opened Biggie's Clam Bar in Convention Hall the past summer. This will give our customers a chance to feel that we're here, and it will build a foundation for this boardwalk to be year-round, Ranuro said. At the same time the boardwalk is going forward, several beachfront owners asked city officials Wednesday night if they could suspend the new paid parking that began in August on the waterfront. City Councilman Ed Johnson said the city is open to everyone's participation and said a parking subcommittee meeting was planned for Thursday to decide what to do. We are going to solve our current problems, not extend our problems, he said. Helen Doyle, project manager for McCloone's Supper Club and Salt Water Beach Cafe in the former Howard Johnson's building, praised the city's help in making the two McCloone restaurants a success so far. But she also asked that the city suspend the paid parking for the winter months because people are coming in with parking tickets that have transformed patrons into irate customers. I think our customers' patience is running out, Doyle said. Hopefully it will be decided no more metered parking on the boardwalk for the winter months. Paid parking is a source of revenue, along with beach fees and taxes, that allows the city to benefit from the waterfront's success. The city has collected about $43,000 since it began in mid-August, with the collection rate dropping off as expected after schools opened, Gregory Mayers, the city financial officer, said Thursday. When the city began enforcing paid parking with new pay stations in August, the posted signs explaining where people should pay (at machines at intersections) were not large or clear enough to alert the public that a new system was in place. The city has ordered new signs and is taking other steps to smooth out the parking. Marilyn Schlossbach, who has the new Langosta Lounge restaurant along with her husband's new surf shop in the Third Avenue Pavilion, said the people getting tickets has been tremendously negative for this city. Several other owners spoke at the City Council meeting and most offered to serve on a city parking committee. Courtney Johnson said Madison Marquette wants to keep the parking lots free for the winter. And, she said one tenant that won't be on the boardwalk for the winter is Shore Fitness, whose instructors were from Brooklyn and came to work at the Shore just for the summer. We've been showing the space, she said. There's a lot of interest. Yahoo! If you could do that, couldn't you also repopulate with more responsible people? Wouldn't that also mean enforcing management that doesn't tolerate illegal activity? I live right around the corner from that building. If properly taken care of, it wouldn't be so bad. It's run down currently, but a bit of TLC could make it into something nice. Wouldn't that be better then an empty lot? I'd rather see viable housing then a vacant lot. The vacant lots are kinda depressing. Its just not reasonable that a developer would be willing to spend so much money to rehabilitate such a large and run down structure... I would imagine the rooms are small and the layout is outdated. In most cases like this, its cheaper to knock it down and start from scratch. If you clear all of the people out, and rehabilitate it, and still sell it as affordable housing, the developer loses money, so why take on the project in the first place... the only way a rehab would work is if the rents are increased and the rooms turned into expensive units... and I cant imagine the building is suited for that. Elevators, corridor widths, ceiling heights, plumbing, electrical, fire protection, among countless other things would need to be replaced and retrofitted to meet codes and standards of luxury... it just wouldnt make sense to rehab this structure... So the choice really comes down to either leaving the building as use as a walk up street pharmacy or demolish it to improve the value and quality of life for properties surrounding it. Yahoo! This is as applicable for a city as it is for a business. And few places is it more needed than Asbury Park. So here's one that I believe would be to everyone's benefit. I was doing some research for a project on some small business websites and came across a list of the 100 best cities to launch a business in. That got me thinking why not us? We have lots of great loft-type space that could be restored/converted into smaller office space. We have a great downtown with fantastic restaurants and shops. We have the ocean and boardwalk. All we'd need is a start-up/small-business friendly political environment and a real commitment by our leadership to make attracting start-up businesses a real priority. I'm certainly not saying there's not a desire to have them come today, just not a focus and priority. I would love for the city to set a benchmark goal to make this list by 2010. That seems fast, but I really believe we're not that far away and a serious commitment could get us there. Any thoughts??? The city would greatly benefit from going in that direction. A good example is 601 Bangs Ave, which is a magnificent building that needs alot of help. The conditions inside are not good right now, but the office space itself is great. A renovation is all it needs. Large windows, high ceilings, great views of the city and ocean, and a great downtown location with parking. Unfortunately, those factors also make for great condos. A conversion is likely to happen sooner than later. Yahoo! There is no bar or restaurant in the hotel. That little blue bar could do more to attract business from the hotel. Like put an EAT HERE sign on the roof. Sometimes, you don't want boardwalk food. I bet they could do a breakfast business. And - there is a travel trailer next to a dumpster enclosure on the vacant lot next door at Sunset and Kingsley. Is there a story there? Why does someone live in a camper? A security guy? I'm a nosy sort of tourist. I look at stuff and wonder why it is. --Tracy The restaurant you speak of is The Adriatic. http://www.tripadvisor.com/Restaurant_Review-g29748-d968395-Reviews- The_Adriatic-Asbury_Park_New_Jersey.html I've never been there, I'm not one for seafood and its a seafood place, but its very popular among locals and is supposed to be very good from what I hear. I'm sure plenty from this group have eaten there and can tell you about it. Not sure what you meant by the trailer... I dont think I've seen it. Yahoo! The tram wouldnt have to run ON the boardwalk, just near it... bump those angled parking lanes out 8 feet and move that lane all the way to the east of ocean ave, and there is your tram car lane. It was dark, but I saw them.Stainless steel, which goes along with the modern design. Although weren't the ones on the 5th ave already painted orange? They painted the extension piece on top to match the orange a few weeks ago. I wonder if they painted the new railings on the 5th to match the orange? Seems odd that they would. I'll check it out in the light. I was able to check out the railings after lunch today... they look good. The ones on the 5th Avenue pavilion will definately be painted orange, theyre just unfinished metal, from the factory... those kind of railings are almost always painted. I believe the same kind of railings are on the 1st Avenue Pavilion... I recall in the renderings those were painted the same orange... I guess we'll see what happens with those. Yahoo! If yoy ran things right you coud probsbly keep a hotel fully booked with foreign Bruce tourists. That being said, I highly doubt people like that would come to Asbury to see a relocated Stone Pony in a building like the casino. A hotel/restaurant/museum on the Stone Pony block would be an absolute score... packed with tourists and music enthusiasts all year round. Yahoo! [AsburyPark] Steam plant...
I wish they would light the steam plant at night. Even if its not being renovated for a few years, just a couple of spotlights on the tower at night and maybe under the archways would be nice so that its visible in the night sky. A small temporary thing that would really make a dramatic appearance. Yahoo! Retreat would indicate going someplace away from where you live. Same with Nicholson (or does driving across the tracks count as retreating?) Also, apparently no one ever heard of Asbury Park until 1975, when Springsteen put it on the map. (Poor AP, languishing in obscurity for 100 years. ;) Dare I mention the album actually came out in '73?) The character and history of Asbury Park will be preserved.. it says on top of page 3. How can you preserve something you don't even know? (I AM stoked to see that jetty though. That must be one amazing set of rocks!) Something interesting on those plans in the brochure... check out the Fifth Avenue Pavilion. Look at the second floor plan that is showing Tim McLoone's Supper Club... its not actually the 2nd floor they are showing, its the basement. The reason behind this is absolutely because they do not want to show the 2nd floor of the pavilion because, well, it contains the bandshell. This means one of two things. 1) The bandshell has not been designed. 2) The area is being designed as something else that they do not want us to see right now. Its just something to think about, and I know there are some here who will think that is interesting. Yahoo! Easy to say... but why would they go through trouble to disguise a basement plan and cover it up as the second floor? Its would have been alot easier to just use the real second floor plan, even if the bandshell isnt designed yet... there is definately a second floor plan drawn up, and it would either say in the bandshell area: Designed by Others, or To Remain As Is... something along those lines. Unless they have something to hide, there really should be no reason why they would have to disguise a plan like that. Yahoo!
