I think I passed your home, yesterday.  Saw a cottage all overgrown
with ivy or some kind of creepy vine.  Library Park looks a mess
without the debris.  Sorry you have to live so close to that eyesore.
Doesn't even look like a park.  So sad.  I also noticed the parking
situation.  It doesn't make Asbury Park look visitor friendly.
Better pay if you intend on visiting here.  In that one regard,
it cancels how sincere the ruling council is.

The fights' all gone out of me.  Most of the time I just read
the Group to get a feel for what's going on.  The Press doesn't
write us up well at all.  I noticed too that just like Katrina,
AP bussed the poor out.  Unlike New Orleans, the bullet missed
AP, unlike North Jersey, where all of the rivers crested and evacuations are 
continuing today.  I don't know if fighting
City Hall is worth it.  As the Bible says, the poor you will
have with you always.  I'll close with that.

Hi Sharon. Yeah, my place is the mustard colored one. The abandoned apt. 
building is both an eyesore and people use the area behind it to go to the 
bathroom and do drugs/drug deals.
That cottage is a nightmare. It's currently home to a family of feral cats and 
kittens. It's been that way for years. About once a month, the lady who owns it 
stops by and does the worst job of cleanup around the property imaginable. I 
don't understand how it could sit there like that for years without the city 
taking action.

Good advice! You can be friends with the city of Asbury Park on facebook, and 
the mayor posts messages. People then have been commenting on the mayor's 
posts- most have been very negative obviously. We live in a country that is not 
Iraq- we can question our leaders. Not all of us have the inclination or the 
time to be local politicians, but if we live here we can say something and we 
can vote. We need to hold our leaders accountable.

Ok. The comparison to Iraq was out there...

AP, like many other towns, STATE and COUNTY roads were and some still are 
screwed up. And I've been from AC up to Newark the past few days.

The uturn ramps weren't cleaned up at all til this am or yesterday pm. 

35 was and still is screwed up in some spots.

The SP copter flew over a few times yesterday.

I had to drive to newark the other night as someone gave me 4 tix to the devil 
game. Mass transit (my first choice) would of been $88 for 4 people round trip 
from Long Branch.

Driving w/parking @ $15 was about $33.

There's a whole issue there. So what happens? Almost everyone going to the Pru 
Center (first time there) drove. I couldn't get off 18 to get ot the parkway 
via hope road - so headed up 18 to the turnpike and it was a smooh ride 
-arrived about the same time the train would of. Just pissed I drove.

Should it cost so much to use mass transit and keep cars off the road?

No train/game package. Go figure.

here's another problem, while no one was prepared (except deal)many residents 
aren't prepared either.

1. Have not one, but two snow shovels. Good chance one may break.

2. Jsut because you live in an apartment and park your in the street doesn't 
mean you don't need a snow shovel.

3. Most of us are really unprepared - as our own cars can't drive in  snow 
(none in this deep snow). If you drive even in a bit of snow - have a shovel, 
gloves and a flashlight in your car. A couple pieces of carpet help as well. 
And if some asshole stops to help you, don't curse him out.

In a city such as AP, maybe a good move would be to utilize the parking garage 
or other public lots as a staging area for homes with no driveways or multi 
family units that don't have sufficent parking - like many are lacking.

Another move if you don't have a driveway - take the car off the street and 
move it up to the lawn as a temporary measure. And when you shovel, thy to 
throw the snow on your yard not the street.

Easy to say I know.

And don't forget - like Bloomy wondered - was it a general work slowdown - 
given all these budget cuts and layoff proposals.

And for companies that made the employees come to work on a state declared 
emergency - nice. Telecommute if you can. Somehow we manage to do it with India.

And finally, kiss a latino.

They were they only ones out shoveling all our store parking lots all hours of 
the night.

Ok, I have to say again. Yes, this is not Iraq, nor are we trapped in a mine or 
suffering after Hurricane Katrina BUT just because our situation is not a 
million other horrible situations that are obviously much worse is irrelevant. 
The issue is simple. There is no comparing it to any other disaster or other 
situation. We had a snow storm. We live in a state that gets snow storms 
periodically. We have a right to ask why our town cannot handle snow removal 
without thinking Well, I wonder why my street is a mess four days after a 
storm, but I shouldn't complain because at least I am not in a refugee camp in 
central Africa. I drove today. AP is MUCH worse than any place else I drove. I 
walked around with the dog a bit too and it was FREAKING INSANE. People walking 
like zombies down the center of streets that are still snow covered on day 4. 
Come on. Yes, this is not the black plague or a nuclear disaster, but that 
doesn't mean we shouldn't complain about why our town can't seem to remove 
snow. If we were hit by a giant tidal wave, I wouldn't ask the mayor why my 
street was a mess, but this is snow. And snow that was from a storm that was 
predicted DAYS in advance. Why was there no plan? Where were the plows? 

I have an idea. People at the Jersey shore think we don't get snow. So, when we 
do, it is a big shock. So, here is my advice. The next time the Weather channel 
says that we may get a big snow storm, get the powers that be together in a 
room and come up with an action plan before the first flake. And don't treat 
the residents of AP like they don't matter.

Dave - the snow removal response sucked. It borders on criminal. I don't know 
who is to blame but the results are unacceptable. You and I in the private 
sector measure things that way. The results. Late to the game. Not only AP and 
other Shore towns, but NYC as well. Disgraceful and as I said, bordering on 
criminal.

Thanks, Mario!  It just seem to me, the link you provided really
echos a symptom of society today.  Some individuals take license in
denigrating others, to get the victims' ire up!

Yes, it has been quiet here.  And so what?  Everything we agreed/disagreed with 
on how the redevelopment has gone, promises made
then broken and were going to be broken anyway...First the Palace, just for 
starters, the Charms building, the gutting of the Casino, leaving it almost a 
useless shell, by so-called developers for lack of a better word.  Residents 
show up to question, just what the h...@* is going on on the West Side with the 
mountains of dust and refuse, plus the total disrespect of the residents and 
few businesses that rely on the same residents to make their living, IN said 
area.

Is it me?  I don't think so.  In a City with the worst schools in the State, 
where the cost to dis-educate children of color goes unchallenged, you have to 
ask, what's wrong with this picture?

Since the City doesn't control the education system here, nor for that matter, 
the Board of Ed., it's no wonder, what passes for an education is a system of 
unending and systemic failure!  I have no
degree in Education, but I'll bet I'd be a hell of a better tutor than
SOME certified teachers!  My success in being a coach for 10 or more years have 
resulted in every girl I coached is an educated professional, whether they 
became a physician, lawyer, advertising exec or a CPA.  Trust me, the little 
girls I was privileged to coach
became just some of those professions.  Most of them are on my Facebook Page, 
along with Pop Warner photos and a lot of good memories.

When you tell a kid over and over that they can become ANYTHING they want and 
there's a world out there, bigger than Monmouth County, you have a formula for 
success! Why?  Because I said so, echoing my good,
Catholic Mother!  I used to think that anyone could teach.  Not so in todays' 
society and I don't think an educator can be paid enough for
the crucifixions they go through, daily!  

I've never met Oakdorf personally, but by his nurturing and education of his 
kids in the what ifs and the why fors, I'd say he's an excellent example for 
his children.  He uses good old fashioned common sense coupled with parental 
love and genuinely likes his kids, so now, I'll get down off my soap box and 
hope I haven't stepped on any toes!

Very nice place, I walked by it and explored the lobby. The train station and 
everything in Dresden was fabulous. The level of attention to detail in the 
architecture is amazing.

NJ seems like a wreck after seeing this.

I notice there's been no significant activity on here in almost a week. My 
questions are unanswered. I don't understand the mentality. Everyone seems to 
have an opinion but no one has any facts?

Teddy's comments were very interesting, he was apparently involved in the 80s, 
Would you post some more of your recollections? You commented that I share 
Werner's concerns about lighting. Is he still here? Seems to be the resident 
expert.

The basics of good planning and design are obvious if you know the subject. How 
can the members of this board come to any conclusions about the redevelopment 
without the needed knowledge base?

Nope.


It's not shangri-La. It's Asbury. Always was, always will be in some 
weird form.

As far as looking beyond that - sure. It's a place they saw as a dump, 
now they see it a BIT better then that. Still problems. They see it. 
They see it for what it is and was. And they both read Helen's book 
Asbury Park Glory days, read all my clippings of old articles and more.

They avoid certain areas, go to others and see it for what it is.

No one on this board has the answers you're looking for.

You know what they say about people doing/saying/writing the same things over 
and over expecting different results but getting the same results...

Its the same questions from you, over and over, and the same responses from 
everyone over and over again

I honestly don't mind, but at what point will you finally realize no one here 
has the answers you are looking for, and furthermore, wouldn't you want to hear 
it straight from the horses mouth instead of 2nd or 3rd hand?

It's not shangri-La. It's Asbury. Always was, always will be in some 
weird form.

As far as looking beyond that - sure. It's a place they saw as a dump, 
now they see it a BIT better then that. Still problems. They see it. 
They see it for what it is and was. And they both read Helen's book 
Asbury Park Glory days, read all my clippings of old articles and more.

They avoid certain areas, go to others and see it for what it is.

Laugh all you want. 

They work in the city. Their friends work in the city. Their friends live in 
the city. Their friends SPEND MONEY in the city (more then they earn...).

I spend money in the city. I spend money watching my kids earn their money 
sometimes...

I took a couple friends out other night - to AP. We went to Taka. Only my 
second time there ( I have to admit, I have another sushi place I frequent). We 
had fun there. I spent money there. We parked in the free parking. 

We waited for an hour for our table -  by spending money at rafferty's.

Oh, I point this out because at 7 pm on a saturday night in downtown AP, 
apparently lots of other people were spending money in AP-  eating drinking and 
I guess having fun and still saying loudly - I can't believe all the 
people...someday...

I know it was a saturday night and the rest of the week might be dead - but 
there were lots of people from all walks of life in AP pissing away cash.

For some measure, I'd call that progress-  like it or not. That wasn't 
happening 5, 10, 15, 20, 25 or even 30 years ago. 

Income from parking meters. Income from beach revenues. 

Or you may say something like after getting -- for years a baby is born and 
you give it life-  feed it, raise it  and nuture it until it matures.

And yea I told my kids to read. Read a history book. Maybe Helen owes my kid a 
few $ for every customer she told to pick up a copy of Helen's book.

I have to go cook now. It's that time.

First off, have fun in Dresden. It's one of my favorite cities in Europe. I 
spent quite a bit of time there.
My feelings about AP do in fact include missing some of the deteriorating 
buildings, mainly because I'm a photographer and decay can look beautiful if 
you know how to shoot it.
I will always miss the AP I grew up spending time in. It breaks me heart to 
think about what it was like here in the 1960's, and to this day I still think 
the current boardwalk pavilions have zero character and are more strip mall 
then anything. Generic, boring architecture.
On the other hand, I still love the city and I see it's potential. I love our 
music scene big time.

I was hoping to get the local take on things since most active posters

Thanks, Is Terry a participant here? I don't find him in the members list. 
Phoning won't be practical until after the new year, when I'm back in the US.

I was hoping to get the local take on things since most active posters 
seem/claim to know what's going on. At least several were quick to be defensive 
in the past.

I'm surprised that the only answers are 'buy my book', 'read the paper', and 
'talk to Terry'.

Does anyone here have some current facts instead of opinions or pointing at

OK - 'Industrial park' was a bit harsh - not baiting, however the area  
shows very little thought to commonly accepted design practices. The lighting 
is  horrible, nicely implemented fixtures mixed with floodlights, that belong 
in an  industrial park. Uncontrolled glare is everywhere.
 
I think this has been Warner's sentiments on more than a few  occasions

Nope.


It's not shangri-La. It's Asbury. Always was, always will be in some weird form.

As far as looking beyond that - sure. It's a place they saw as a dump, now they 
see it a BIT better then that. Still problems. They see it. They see it for 
what it is and was. And they both read Helen's book Asbury Park Glory days, 
read all my clippings of old articles and more.

They avoid certain areas, go to others and see it for what it is.

I got interested in AP in 2008 after reading the PR about how the ENTIRE 
boardwalk would be redeveloped by these new guys Madison Asbury.

Went to visit and there were signs of activity but it was not what was 
advertised. Joined this group to get some facts, voiced some criticisms and was 
beaten up by virtually eveyone.

Well, a few more visits and there was still no progress with this 
'redevelopemnt'. Came back twice this year hoping for the best but there is 
still no progress. That's 3 years since the big PR announcement. And from what 
I read 10 years of redevelopment efforts this time around.

Why is nothing happening? Why are nonperforming developers not kicked out? Why 
is the area allowed to look like a perpetual industrial park?
And now the westside is apparently being bulldozed over.

Could someone just explain what is going on?

So, there is no safety valve in the contracts? That would be a huge oversight 
on the part of the town since they are supposed to be looking out for the 
publics interests. Sorry to hear that...

The 'good stuff' you mention, while nice, is really not what I was asking 
about. The purpose of handing over redevelopment rights is that actual 
construction take place in a timely manner to create tax revenue and economic 
sustainability. The struggling folks you cite are struggling in large part from 
lack of development.

OK - 'Industrial park' was a bit harsh - not baiting, however the area shows

industrial park. Uncontrolled glare is everywhere. I saw lots filled with 
construction materials in prime locations, broken fences, torn up sidewalks. 
And that abandoned foundation certainly makes a statement.along with the 
merry go round building.

Just so you know I have enjoyed myself at the various venues, but that's not 
what redevelopment is all about. Having fun does not indicate a success in 
redevelopment.

What is the net change in tax revenue from hard assets compared to say 5 years 
ago? Offset that with the increased cost of government and where is AP? As I 
read it there was to be $1B in investment by now along the beachfront alone.

Numerous complaints have been publicized from residents of the westside  
regarding mountains of dirt, construction materials, impeding access to 
businesses. The area is described as a 'redevelopment zone'. It's not being 
bulldozed over? What are the boundaries of that zone?

What I would like to find out specifically is what is the status of the 
beachfront? It's reported that there is a default/bankruptcy involved.

construction take place in a timely manner to create tax revenue and economic 
sustainability. The struggling folks you cite are struggling in large part from 
lack of development.

OK - 'Industrial park' was a bit harsh - not baiting, however the area shows 
very little thought to commonly accepted design practices. The lighting is 
horrible, nicely implemented fixtures mixed with floodlights, that belong in an 
industrial park. Uncontrolled glare is everywhere. I saw lots filled with 
construction materials in prime locations, broken fences, torn up sidewalks. 
And that abandoned foundation certainly makes a statement.along with the 
merry go round building.

Just so you know I have enjoyed myself at the various venues, but that's not 
what redevelopment is all about. Having fun does not indicate a success in 
redevelopment.

What is the net change in tax revenue from hard assets compared to say 5 years 
ago? Offset that with the increased cost of government and where is AP? As I 
read it there was to be $1B in investment by now along the beachfront alone.

Numerous complaints have been publicized from residents of the westside  
regarding mountains of dirt, construction materials, impeding access to 
businesses. The area is described as a 'redevelopment zone'. It's not being 
bulldozed over? What are the boundaries of that zone?

What I would like to find out specifically is what is the status of the 
beachfront? It's reported that there is a default/bankruptcy involved.

How you measuring progress?

I see progress as I have two kids now employed by an AP merchant.

For me, that's progress - I'm not handing out gas money or clothing $ to them. 
Progress. 

Next summer, my 12 year kid and me will be celebrating my 50th and her 21st... 
We're going to have a drink or two to celebrate. It was just yesterday she was 
climbing around some haunted buildings. 

I was lucky then it was cheap entertainment. I was more scared then they were.

Among those who couldn't cut it were many coming from the private sector  
via various well-meaning fast-track credentialing programs.
 
I don't know the answer for troubled school systems. I followed  Michelle 
Rhee closely as she tried to reform the D.C. system.   She recently 
resigned, apparently because her job security was threatened  after the mayoral 
election there.  
 
PBS's NewsHour devoted considerable coverage to both Rhee and to those who  
tried to rebuild and reform New Orleans' system after Katrina.

The titles for the reports prior to her resignation are revealing:  Part 1:

I think the word support is key:

Can the sewerage plant support the effluent from 3,000 units?

Can the streets support the one and/or two-car traffic from those who live in 
the condos? 


And, if they are all weekenders, how will that traffic affect the quality of 
life for those who live in Asbury Park year-round?

Would Kingsley evolve into a Cross-Bronx Expressway-like divider, making a new 
distinction between east and west?

Another thing that needs to be considered, and I know Oak has mentioned this 
before

If there were to be 3000 condos built, who is to say 2500 of those units 
wouldn't be bought as 2nd Homes for Summer usage . We see this a lot as it is 
with the single family homes. Condos would be more appealing for this due to 
maintence and such.

 That would end up hurting our waterfront business' in the winter months. Where 
as if you have a 60/40 mix of rental/condo, you're practically ensuring year 
round residency, thus providing ample bodies in and out of the waterfront 
stores/restaurants

Traffic to me isn't a concern, we live in a city, that means, noise, traffic, a 
lot of people etc

And lastly, any condo/apt buildings that are built better come with a large 
parking garage under it, or we'll have serious parking issues

I don't think you could assume that 2nd Homes would mean a major decline in 
winter business.  I originally bought my condo for summer use, but find I use 
it year round and found I love the winter at the beach.

I'm not assuming a major decline, I'm assuming no growth. Its no secret the 
business' suffer in the winter months, if they didn't they would be open 7days 
a week instead of 4days

Just because you and I love the beach in the winter, doesn't mean everyone else 
will

I've watched this happen before in North Carolina, and its one of the reasons 
there are so many rentals in Pier Village (and surrounding buildings)

Not to mention I see it every winter with my neighbors on 5th Ave, since I end 
up shoveling their sidewalks/driveways (you're welcome guys and gals)

Now I'm not saying this would happen to EVERY condo purchased, but it would 
happen, and having an even number of rentals to condos would help combat that

 dining would be real nice touch.
 
 As for dan's Asbury Ave problem - Sunset's an exit as is heading north along 
 Ocean Ave into Allenhurst. The Ocean and Allenhurst pd are more then happy to 
 welcome anyone leaving AP.
 
 Once springwood ave is cleaned up - that's short way out to 35 - as is 4th 
 ave.
 
 Even AP ave is getting somewhat cleaner looking. Still needs a good scrubbing.
 
 AP is one of only a few towns in NJ that are continuing to develop - with a 
 way

schools. And the latter will only happen is when you get more of a mix of 
families in AP to be involved with the school and their children's education. 
So if you build a lot of condos, you will depend upon weekenders not 
necessarily summer people. I am a weekender. A lot of us that own houses here 
are. We don;t work nearby and so we can't live here full time.

Winter business is tough for any business in a beach town, even including those 
towns near AP. Forget about LBI, that just closes after the season. There has 
been a whole change in retailing over the decades (malls, etc.). Restaurants 
can do well in AP even in the winter. What AP does have going in its favor is 
the continuing urbanization. In 1900 only 19% of the world's population lived 
in cities. By 1950, 29% did. Most demographics think it crossed the 50% mark in 
2007.

Empty nesters and others are flocking to the cities for the excitement, 
entertainment, dining, etc. So the way i see it is for AP to market itself to 
that draw. Keep marketing as a city, urban setting that happens to be by the 
beach. A unique situation. Add the entertainment and dining (which is already 
here). Manhattan is too far and too big for some. AP can fill a big void for 
people within a certain radius.

The gay community has done most of the work and that will and should continue 
to be a draw for gays and straights alike. The key is to continue to make AP a 
clean and SAFE place.

I think MM is nuts for not rebuilding the Casino as a multi-use 
banquet/wedding/dining/entertainment facility if they can get there hands on 
the money. I see the entertainment section by the Casino with a hotel being 
more successful and quicker than they probably do (but is not my money). The 
amount of people we've had here in one of the worse economic recessions is 
remarkable.

To be honest, I don't even know where 3000 condos would go, how many are in 
Wesley Grove?

I don't mind my commute into JC, and a lot of people I work with live in 
Interlaken, Bradley etc

The schools are a major issue for me though, once my fiance and I get to that 
point in our lives, ill be a weekender very quickly, I refuse to pay for 
private schools, and there's not a shot in hell my kids would go to our school 
system in its current 
conditions

I know quite a few families who have passed on AP strictly because of the 
schools (they were ok with the crime) but the schools were a deal sealer

I live here year round and I have a child who is a toddler. I work in NYC 3 
days a week, and at home 2 days. Commuting into the city is horrible and the 
schools are a huge deterrent. So is the crime -- once you have kids, things 
change in that regard as well. I would like to move, to be honest, but I am 
waiting for the market to get a bit better first. There are MANY things I love 
about AP, but for new families to move in, the negatives still outweigh the 
positives at this point. I think rentals would be better, to attract the 
younger 20 somethings first who want to live somehwere cool with an awesome 
music scene and stuff to do. Then when enough of those 20 somethings stay and 
have children, the schools will change... Like Hoboken!

That's what happens time and time again. Park Slope, Hoboken, parts of Philly, 
soon Billyburg.

By the time you will be able to attract a young suburban couple with children 
to move here full time it will be too expensive for them to buy. Pioneers will 
do it.

It is a chicken and egg thing like I said. Tommy DeSeno outlined it here a 
couple of years ago. AP schools became defacto segregated. If the grammar 
schools get turned around the high school will follow. But AP schools share the 
same socio-economic problems as most urban schools in poor neighborhoods. How 
do you fix it? Short of gentrification which really does not solve the problem 
for those who move out to another non-gentrifying area, no one has seem to come 
up to the answer. So I see AP for some years as not being a full time family 
place. Solve the school equation and you have it licked.

But you know, as long as the schools are made safe, they would be okay. I 
assume there are a lot of dedicated teachers. My neice just started teaching at 
Hope and she is excellent and a former NYC teacher who taught in similar 
neighborhoods. My daughter teaches in Brooklyn (special ed) and her students 
are mainly immigrant children. I see the tide turning already with many 
immigrants going to AP schools in uniforms.  

And if we are honest with ourselves, a lot of it is just WHITE FEAR. And I am 
no one to talk because my kids went to catholic schools while even living in a 
white middle class neighborhood. But me and my wife went to catholic grammar 
and high schools and so did our kids.

As a relatively new resident to AP (one of those who bought into Wesley Grove 
in 
2009), I'm not sure how much new residential construction the town can support 
right now.  I think the biggest challenge and most important thing that needs 
to 
be done is to make our retail and commercial sectors viable - not just in a 
non-conformist manner like the TriCity News continually advocates, but with 
an 
eye towards providing goods and services that benefit all residents.  The key 
to 
growing any city is making the infrastucture viable.

We've got a significant number of restaurants in operation (most of which are 
pretty good), but we need more businesses that reach beyond select niches and 
appeal to a broader range of customers and residents. The schools need help, 
there is still a significant issue of homelessness and crime, kids need more 
activities to get them off the streets, and we need to do a better job of 
making 
this one community.  Above all else, we have to find a way of attracting jobs 
and new businesses to the community.

The quality of life issues you mentioned will never change until they knock 
down the projects and replace it with new affordable housing, just like Newark 
did in 2008, it reduced crime in that area, homelessness, unemployment and the 
kids actually attended and did well in school. So many cities across the nation 
have modeled renovation after Corey Bookers plan with excellent results, 
Memphis being the latest to do so

Those issues tend to bring out my conservative side. I don't have all the 
answers, but putting stipulations on welfare, such a kids grades meeting 
certain requirements, drug testing etc may be a good start. Maybe require 
parents to volunteer certain amount of hours at the schools too

Those are tough issues with no black and white answers

They should also add a stipulation that if the kids get in trouble (not sure 
how many strikes to give), that the whole family is forced to leave their 
subsidized housing.  Let the parents take responsibility for raising their kids.

For those of us who have kids, but would never send their kids to AP schools, I 
think it is wrong to assume that is based on any kind of white fear. I would 
not send my daughter to the AP schools bc they stink. Plain and simple. (The 
Hope Academy is not ranked very well either.) If I stay here, I will send her 
to the Ranney School bc I want her to go to an Ivy League school or MIT (if she 
so chooses), not a local community college.  I have talked with other parents 
of all colors and no one with means will send their kids to the AP schools 
whatever race, or will for early years and then they are out. I hope my 
daughter is smart and I want her to be challenged, and I don't think she would 
be in the public schools here where a huge percentage of the students do not 
even test as proficient in core subjects!

 couple of years ago. AP schools became defacto segregated. If the grammar 
 schools get turned around the high school will follow. But AP schools share 
 the same socio-economic problems as most urban schools in poor neighborhoods.

All said and good. Lots of new people realizing AP is a great stop. Now they 
just more of a choice in places to stay for a long weekend.

Don't forget those numbers were supported somewhat so by the weather - more or 
less no weekend rainouts and record temps help alot for those - hey lets go to 
the beach today people. 

A good measure is seasonal beach tags - that shows alot.

Sure there are plenty of retailers to pick from - now it's a matter of placing 
them - downsizing others and creating spaces.

inventory / prices vs the rest of the state.

The current economy is probably one the BEST things that could of ever happened 
to AP - now.

Bankruptcy, foreclosures and development dreams and scams do wonders for those 
in the market to buy at the right time.

The govt creates wealth by permitting courts and accountants to use the magic 
eraser - so many many people et screwed  - while new  poeple get in.

Weath often gets tied to simply timing   - planned or luck.

Usually luck - regardless of what people lead you to believe.

One last thing...there has been alot of talk abiout the original redevelopment 
plan and its call for 3000 condos.  Many wanted more of an entertainment focus 
for the boardwalk and I agree.  It looks like MM also agrees when you consider 
the NJ State Hall of Fame, their support of the NJ MOMA in the heating plant, 
etc.  Gotta believe entertainment is great for MM...people come for a Saturday 
night show gotta eat and drink and maybe even shop before and after it...

I doubt, and have doubted for years, the ability of AP to support an additional 
3,000 condos. Entertainment and retail is the way to go. Maybe we can support 
half that amount of condos. I bought close enough to the beach to walk but far 
enough away to not be bothered when I don;t want to be. The only problem is I 
am on Asbury Ave which to visitors is the only way in and out of here. The 
noise and traffic at night when an event is over is bothersome. Need police 
direction and such to work on that.

Depends. Depends on where you price it, amenities etc. Need a better mix of 
apartments, condos, hotels etc - and then your mix of retail.

A well thought mix from starter units on up and you build a community, a 
destination a city - or the new lifestyle center. cookman ave is slowly 
redeveloping itself - slowly but an evolving lifestyle center - without BN, PF 
Changs, Jonny Rockets and the Gap.

Hopefully more office space comes to town, more day traffic - medical, high 
tech, design etc.

Before they finish repaving Lake Ave into a super highway - would of been nice 
to see all of lake ave redesigned. sure you need parking, but making it 
narrower or adding a median or rethinking the curb lines with bump outs - or 
lakeside dining would be real nice touch.

As for dan's Asbury Ave problem - Sunset's an exit as is heading north along 
Ocean Ave into Allenhurst. The Ocean and Allenhurst pd are more then happy to 
welcome anyone leaving AP.

Once springwood ave is cleaned up - that's short way out to 35 - as is 4th ave.

Even AP ave is getting somewhat cleaner looking. Still needs a good scrubbing.

AP is one of only a few towns in NJ that are continuing to develop - with a way 
to go.

willing to pay the entire year's rent for a shot at the 3-month summer season.  
MM will have its pick of the litter this year and can say no to businesses 
who don't have the right plan.  Good Bye Corazza, Good-bye Biggies 
Clams...Metro grill will gladly move into your old space.
-At this rate there will be plans for the 4th avenue pavillion as well as the 
Sunset Ave pavillion before too long.
-I only wish Live Nation would start bringing in the acts they promised...

lots of breakins (car and home) and to be alert, report suspicious activity 
etc...

The only way it ends is for everyone to call the cops when they see anything 
AND for the cops to give people a hard time. When the area gets too hot, the 
bad guys will go elsewhere. We also need landlords and such to want to bring 
there places up to code and rent to people who are not junkies and dealers.. 
And they need to break up the school system and integrate with Ocean or another 
wealthier school district. Really section 8 should be broken up state-widec 
and spread out everywhere. As long as we keep our poor segregated, poverty 
begets more poverty and it really doesn't change.

Your point about landlords hits the nail on the head:  
We need an ordinance that holds absentee landlords responsible for the habitual 
criminal behavior of their tenants.  You think these landlords don't know that 
they're renting to criminal deadbeats?  If the market for that kind of lousy 
tenant dried up, the bad tenants would need to find somewhere else to live.

Good tenant = Good neighbor.
Bad tenant = Bad neighbor.

Landlords are running a business, and they should be held responsible for the 
detriment that their business places on the surrounding community.

1. As for Section 8 Landlords - (or any landlords) - since I am one in Ocean 
Twp, I had regular tenants for 17-20 years - until I wound up with 4 dead 
beats at one time. I slowly accepted Section 8 or Housing Voucher tenants. 
Out of my 7, 5 are covered by the state/county. I guess I am lucky AND I am 
concerned about my neighbors - I have all good tenants - no police calls etc 
- they pick up their garbage and bug me if something is wrong.

2. Section 8 housing should be having TWO inspections - one from the program 
and one from the towen when they issue a CO. Section 8 housing is supposed to 
get inspected EVERY YEAR - prior to a lease being renewed by the program. They 
are supposed to abide by the HQS (Housing Quality Standards) see my site:

These are HUD standards.

3. Ocean Twp - we already have a very integrated school district and we ain't 
gettin any funding from the state. I told one of the admin we SHOULD become an 
ABBOTT District. I'll stop the rant now - we pay about 93% of our school budget 
vs AP residents paying 6% of the operating budget for their school system.

4. CAMERAS. not on tough spots - but scattered around town.

5. Now with my 2 kids both working on the BW I reminded them NOT to leave 
alone. They had a buddy system or the PD was around to watch them get back to 
their cars since they try to park WEST of Kingsley or pay for the lots. They PD 
has been been good

6. CODE ENFORCEMENT - start by eliminating hazards like the empty building on 
8th and Kingsley - half boarded, half open windows - same on 1st. 2nd, 4th and 
haul all the building materials out west there is no immediate need.

Over a year agp I started one of the larger TENANT SCREENING SERVICES for SMALL 
LANDLORDS in a partnership arrangement with TransUnion's SmartMove -

There's a few thousand small landlords using it now.

The problem is you know have many landlords that are landlords by default - 
they got stuck with a house and can't get out or the banks are running them. 

Then you have the tru hardcore landlord who doesn't care other then the rent.

Section 8 landlords can evict for non-compliance with the program (any landlord 
can) - nuisance tenants, drugs etc...

Cost you $37 to file in Monmouth county on your own. But if it's an LLC - you 
need a lawyer. That whole system is screwed up and protect the lawyers. And the 
tenant can get a free lawyer, you can't.

And honestly, not to be a downer, not I am so over this place right now. I have 
been here 5 1/2 years and yeah, some things have gotten better and I do like 
the music scene, beach etc., but I have kid now and I am so sick of 
reading/hearing about about the violence every freaken day. I am still in the 
position where my house has lost so much value that to get out of it, I would 
owe the bank too much to make it worth it to me to sell... So frustrated! I 
have had enough.

fly, has been nothing short of the best security we've had

No one comes within 10ft of me or my girlfriend when we walk him, and no one 
approaches our house when he's outside

Ha! We have an alarm system, security lights, and my dog is 1/2 American 
Bulldog so he looks like a big, white pit bull :) He does really bark to when 
someone comes to our door and is intimidating in that way- so we do have that 
part covered!

Although FYI- pit bulls scare people but they are bred, ironically, to be super 
human friendly, so they make crappy guard dogs. Rotties are better :)

Whenever my husband wants to walk around at night I always say take the dog! 
I for sure feel better when I am with him. He is very friendly, but I wouldn't 
say never hurt a fly when it comes to my dog. I think if someone tried to 
attack/hurt us, he would fight to the death.

the average person thinks they're people killers

Although if someone attacked me or my girlfriend in front of my dog, said 
attacker would be missing a limb or two, he's protective of his pack

Whenever my husband wants to walk around at night I always say take the dog! 
I for sure feel better when I am with him. He is very friendly, but I wouldn't 
say never hurt a fly when it comes to my dog. I think if someone tried to 
attack/hurt us, he would fight to the death.

When you get to you're late 40's, those instructions are hard to read - 
especially at night.

Although our dog LOOKS like a pit, we believe he is an American Bulldog (mixed 
with something else non-bully) and they're a little different from an APBT. 
Hobie barks ferociously when anyone approaches the house (like a good guard 
dog), even if I am there. I actually have to put him in the bathroom when 
guests come because he scares the crap out of people (then he calms down after 
a couple of minutes and I let him out). If he were out, and I was there, he 
would just sniff them until he decided they were ok and that's that. We've 
never had an actual aggression problem with this dog, he doesn't need a muzzle 
at the vet/groomer, and he generally likes everyone he meets. It is just the 
look of him, and his confidence and barking that is scary, but  that is what 
makes him a good guard dog.  If someone tried breaking in my house, they would 
be confronted with a 70+ lb white pit looking thing barking very ferociously 
and I think that would keep them out!

One of my friends works at the Stone Pony. The other night, his car was broken 
into while parked in a nice, brightly lit parking lot. His rear windshield was 
smashed, and his GPS stolen.
Forget the cameras. It's never going to happen. I rallied hard for them years

I'm sorry Mark, you are right I was being a bit snarky. Though I
actually think a discussion on gay marriage is pertinent to ap. 

Like Mario, I have tried to get discussions going on other topics at
the other list and have wondered why no one heads over there. I have
posted this before, but I simply see this as a community, not a news
or events board. Though those posts are great as well. The people here
learn from one another and have gotten to know one another, its
natural for people to head in off ap topics, particularly during a
season when there is something so important going on that affects not
only ap, but the whole world.

Regardless of the original intention of the list, it is made up of
human beings, not machines. relationships have been created, lessons
learned etc. There is beauty in freedom and the evolution of the list,
even if it is a pain in the ass sometimes. I think that the people who
do a majority of the posting enjoy the various conversations seeing as
they continue to engage and be engaged. 

And once again, I find it curious, that the people who seem to loathe
the off topic posts the most are the ones who seem the least involved.
When posts go off into directions that I am not interested in or are
over my head, I simply skim past. But obviously others are enjoying
them and learning from them. It is not my place to attempt to silence
them or chide their discussion.

It would make more sense to me to change the description of the list
than to force conformity to a set of rules. Forcing conformity would
be like squeezing a growing child into clothes he/she has outgrown. 

Maybe after the election people will calm down and be more likely to
explore the other list. But, I warn you, if that were to happen this
list would not be nearly as fun to browse!

look if it is still there - group? I think the maps and info should be

available and visible at the beach badge stationsor put a big visitors

kiosk in the middle of the BW.

I never see any other type of public transportatiom there; just the
trams on the boardwalk.  We go there the 2nd week of June, yearly, for

 Wildwood still has them... They say, Watch the tram car, please! 
 Always fun to hear and watch.  They have their own lane.  About the 
 size of that useless extra lane on ocean ave.  The tram wouldnt have to 
 run ON the boardwalk, just near it... bump those angled parking lanes 
 out 8 feet and move that lane all the way to the east of ocean ave, and 
 there is your tram car lane.

I am glad you enjoyed your visit to AP and saw some of what we think 
is great about this city.  I do think you missed the most important 
part of the redevelopement of AP...and that is the downtown.  We have 
a vibrant downtown...great shops...great restaurant...and a warm and 
friendly atmosphere. So please come back again and see downtown which 
will be the real reason AP gets back on the map.

   I do think you missed the most important
part of the redevelopment of AP...and that is the downtown. We have
a vibrant downtown...great shops...great restaurant...and a warm and
friendly atmosphere. So please come back again and see downtown which
will be the real reason AP gets back on the map.


I do plan to come back.

But here is where the parking problem smacks you in the face.  Once we 
got one of the free hotel parking spaces, we didn't want to leave it. We 
didn't want to get stuck in a metered space and be ticketed, or have to 
feed it all weekend.

Is there some kind of shuttle between the beachfront and downtown?  From 
the front of the hotel, there is a long park and some vacant lots - it 
makes the rest of AP seem far away and disconnected.  No visual cue 
about which street to walk up to find the main street of downtown, or 
how far away it might be.

I'm sure you must have taxis, but I didn't see one, and the hotel is too 
disorganized to offer the level of service where they would recommend 
visiting downtown and get you a cab.

We had followed Google map directions to get to the hotel, and they did 
took us down Asbury Ave, not Cookman.  We didn't see Cookman until we 
were on the way out of town.

I see your point about wanting a farmer's market closer to the rest of 
the folk that *live* in AP - those are the people that will sustain a 
market year-round. How about someone starting a market kiosk in the 
beachfront area? Put it in one of those shipping containers everyone 
seems to love or hate.  Orient it toward providing fresh fruit and veg 
to non-cooking visitors for snacking and beach eating. Sell hummus and 
dip, cheese, crusty bread, etc.  We need something to offset all those 
fried clam strips and ice cream drinks. :-)

Well parking will be a problem but the metered spaces are only one
block up from the ocean. You could have left your car anywhere else
for free.

Sometimes there is for special occassions. Something to work on for
every weekend next year (hear that Tom G). But it is a short walk.

We are a work in progress. But we hear you. You mention no place to
rent a bike. There is a new and great bike store on the boardwalk that
rents bikes. You must have missed it (5th Av Pavillion).

The BCH ownership/mgt doesn't seem serious to me. I assume over the
next few years we will have serious hoteliers but then again, we'd
have to tweak the plan to allow it. We need some boutique hotels
interspersed throughout the city. Try a BB (Mikell's Big House).

Hi Tracey.glad you thinking of returning to town.
 
FYIthere is a very small farmer's market on the west side of main 
street around sunset ave. 

Also the walk from the Berkeley to Cookman is managablethe 
downtown business owners should drop a basic map in the 2 hotels and

Wildwood still has them... They say, Watch the tram car, please! 
Always fun to hear and watch.  They have their own lane.  About the 
size of that useless extra lane on ocean ave.  The tram wouldnt have to 
run ON the boardwalk, just near it... bump those angled parking lanes 
out 8 feet and move that lane all the way to the east of ocean ave, and 
there is your tram car lane.

directing people to the downtown and signage on main street... 
downtown is an easy walk down kingsly to cookman... where you can get

Aha!  That BW bike shop also rents?  I must have asked the wrong person 
- I was told they *sold* bikes. Makes more sense. Added that to my notes 
for next time. I should have asked that nice man that checks beach tags.

We didn't know the parking meters were only for a block - we could see 
them stretching along that park on Sunset. And we didn't know there was 
a downtown only a short walk away.

Most of our problems would have been solved by a little information.  A 
town map would be an excellent idea, especially if you can get the 
hotels to leave it in rooms and lobbies.  A Visitor's Guide to Asbury 
Park.

We will also plan to eat at The Adriatic - thanks for the info!

poor service, both at the cafe and the hotel, have been echoed

$139 a night, even for a Double Queen, strikes me as exorbitant, but 
I haven't booked a hotel in a long time. If you found it to be a good 
value, that's cool. I see you were put off by some of the decor and 
lack of service - which is, again, discussed in the above thread. 
Wobbly pool railings is a safety issue and I'm surprised they haven't 
been cited for it. Maybe because it's not on a porch. (search the 
archives if you want the backstory).

Love your phrase the dissonance of dysfunction visible beneath a 
veneer of newness. If you truly are a newbie, that speaks volumes.

I see you're happy about the farmer's market in the carousel house. 
I'll chalk that up to your obvious bias toward produce. ;) The town 
could definitely use a farmer's market, but I'd argue closer to the 
west side of town so everyone can take advantage of it. 

I overheard people complaining to cops, who shrugged - city offices 
are not open on weekends. Bad move for a city trying to revive 
tourism.

Again, volumes from a newbie. Your worries are all sound. I'd only 
disagree with your faith in condos. Keep posting!
